Nearly 3000 square feet of Caribbean open views, its pool and patio sitting sentinel right over the ocean, with amazing views of St. Barths, St. Kitts and St. Eustatia. Sea Watch has three bedrooms, three and a half baths, and is newly remodeled, inside and out. Private, private, private! Caribbean splendor describes Villa Sea Watch, enveloped by lush tropical gardens, plenty of private parking, and every room enjoys ocean views. Every bedroom is en suite and has its own private balcony over the sea.
If you do feel like tearing yourself away from this luxurious villa for happy hour, gorgeous Dawn Beach, is just a short walk away. It’s the five-star Westin Resort and Casino's beach bar and seaside pool, lined with tall palm trees on both sides. Gorgeous… and fun. A must see. Mr. Busby's Beach Bar and several other four star restaurants also nearby. Canoa on the pier is great as well.
After a day at the beach, the peace and serenity of Sea Watch are so very welcome. Party or relax in the sun’s rays and refresh yourself in the pool, perched on the cliff's edge. The full service wet bar is right next to the patio! Make yourself a frozen drink, turn on the stereo, sit on a lounge and relax. Enjoy outdoor dining with unbeatable ambiance. El fresco dining is easy, too, with our fully equipped gourmet kitchen. Or enjoy grilling fresh seafood or steaks on the patio with the spectacular views all around you, the sound of the surf and a summer breeze. If you are not into al fresco dining, the large formal dining room, sunny breakfast room also overlook the sea. All dining areas enjoy spectacular views. Afterwards, relax and enjoy the piece and thrill of stargazing. Shooting stars are common from Sea Watch's patio.
PRIVACY is provided by your own tropical gardens of palm trees, fig trees and bougainvillea, that envelop one side of the patio, and wrap around the rest of the villa. Tropical gardens and turquoise sea! Privacy is also due to the dead end road. Your unparalleled views are the turquoise sea, St. Barths and tropical paradise; the sounds are the lull of the surf and the sugarbirds in the morning. Morning and evening walks are lovely as well in our friendly neighborhood.
There are arge flat screen TV's in Living room and MBR, but there's no entertainment quite like star gazing on the ocean (which we are), watching shooting stars or the full moon over the water. There's cable, wifi, cell phone, high quality linens, beach towels, coolers for the beach, airport/car rental meeting with our local agent who will escort you to Sea Watch, give you keys and show you how everything works. There's a large full service wet bar in the living room right off the patio... how convenient! And guests leave leftover booze in the bar, as well as beer in the bar refrigerator. Make a drink and sit by, or in, the pool and watch St. Barths or the occasional dolphins. Our ocean-front, pool patio is a blast... or you could just relax with a book and listen to the surf.
We only charge our guests for the number of bedrooms used and/or number of people you have in your party. But the whole villa is yours, whether two people or six.

We first fell in love with Villa Sea Watch, in Dawn Beach Estates, in 1992, after falling in love with St. Maarten/St. Martin in 1983. We enjoy the privacy of the estates and Dawn Beach, only steps away. We have stayed on other parts of the island, but nothing beats the feel of community here, surrounded by mountains and turquoise ocean, and some of the best food anywhere! We truly enjoy great food and drink, and we can stay right in our own area, nestled between Dawn Beach and Oyster Pond with its lovely European looking marina, a short distance to French St. Martin. We absolutely LOVE romantic, fun, SXM!

Living luxury right over the ocean! A short walk to Dawn Beach and Westin Resort and Casino, and 4 & 5 star restaurants everywhere right in the neighborhood, yet peaceful and quiet, away from the noise. From Villa Sea Watch, you can walk to Dawn Beach, one of the most beautiful displays of turquoise water anywhere. Sleep or relax to the soothing sound of the surf. If you like snorkeling, Dawn Beach has a live coral reef! Busby's Beach Bar is the best, day or night, among other great restaurants, right on Oyster Bay. Walk to The Westin for happy hour, also right on the beach.
We have stayed in different villas and luxury resorts, but Villa Sea Watch is conveniently located to great food, beach, great beach bars and the best, tremendous views of St. Barth's, and the most incredible turquoise ocean. It feels like home. We wanted to be on the ocean, but not right on a beach, because we like more privacy. The villa sits atop lava rock, so it is protected, yet only a few feet from the ocean. Every room overlooks the sea. The pool hangs over the ocean's edge, and there is always a breeze. We eat and live on the patio! Of course, the pool and patio just happen to be a few steps away from the fully equipped wet bar! The people of St. Maarten are sweet and friendly, too.
This is in an elite, private, quiet gated community. People know each other and are friendly. This somewhat off-the-main path community has everything: glorious beach with a live coral reef, fantastic beach bars, Westin Resort within walking distance, which has a full service casino, and several restaurants. We can drive to 'the action' if we like; what's best is that we come home to a peaceful evening. The tropical gardens surround the villa and patio/pool. We enjoy peaceful nights sitting on the patio watching a magnificent sky loaded with stars we never get to see at home (and we live in the country!). We also have the most incredible photos of the full moon over the ocean. You can see St. Barths, St. Kitts, Nevis and Eustacia in the distance. Heavenly.
"Cherie, what a fab trip we had. The house was just as we remembered it to be (had been there last in 90's). Our friends truly loved it as much as we did. Hopefully we can return next year! We have some great photos as well as memories. Too bad we lost so much money at the Westin ;( Good fun!
We have rented many times with VRBO but this house had the most incredible views we have ever seen. Pictures are real and the house is beautiful. Clean, well stocked and everything you need for a comfortable stay. Communication between owner Cherie was open and immediate. Three bedrooms with three private baths all with an amazing view. Waking up to the sounds of the ocean lapping on the shore and the ocean view just a step away.....heaven! Each bedroom has a fabulous view. Beds comfortable and did I mention that the house was clean as a whistle? Two mid-week cleanings, use of washer and dryer and all the amenities. A little bit of a hairy ride to the house, car a must. This side of the island has rough tides, no swimming near the house but beautiful beaches a car ride away. Visit the French side too, we liked that side as well. Perfect place to relax with family or friends. Can't beat hanging out at the pool for a big slice of paradise. Helpful, courteous owners and staff. Good, safe, quiet location with restaurants nearby.
The Villa is absolutely lovely. Very clean, even the kitchen drawers were organized and clean.
We had the cleaning person come twice for clean towels and she was very friendly. We used the outside grill several nights and we have no complaints. One of the bedroom electric shades broke while we where there and I reported in the morning and it was fixed that afternoon.
Six adults stayed for a week and no one had a complaint.
A lot of fun.
1.We are frequent SXM travelers(two couples) and easily found our own way to the Villa although Cherie had offered to have someone meet us at the airport and guide us there.
Take the guide offer if you are new to SXM.There was a lovely welcome basket and refreshments in the fridge which allowed us to get settled the first evening without having to go out.
2. The Villa is extremely well laid out and we loved the views from all the different vantage points. In short, it’s very easy to live in and exceeded our expectations based on the VRBO photos. Everything worked and we found everything we needed .
Nothing broken – it was great having the plastic and melmac as we basically lived on the pool deck. Morning coffee at sunrise, lunch outside if we were around and of course cocktails in the late afternoon.
3. The only negative were the mosquitoes/no seeums which arrived around day four when the winds died. They were noticeable in the early morning and evenings. We used the smoke coils liberally but all managed to look like Canadians at the summer cottage by the weeks’ end. Normally we come in February and haven’t encountered mosquitoes before.
4. The views of St.Barts, St.Kitts and others from the pool deck were beautiful and surreal with the surf breaking below us in the foreground.
5. The service staff were punctual and we even gave the gardener a lift up to the security gate both days as nobody should have to walk up that hill after working all day. The landscaping is extremely well done and adds to the ambiance.
6. Surprise visit- the evening of day two, we heard something in the trees above the parking area and turned to see a monkey. We’ve seen them before up at the Tree Top Lounge area but never in settled areas. Later in the week, we crossed paths with two more ambling along the “bad road’ around 10 in the morning.
7. We have been all over the island before and when we discovered how comfortable we were at Sea Watch, decided that less was more for this holiday!. We did spend one full day at the beach in Anse Marcel (beautiful and great food for a beach side restaurant)
8. We bought fresh fish from the locals at the small roadside market in Orleans and ate at Canoa one night. We had plans for Spiga or somewhere in Grand Case and also Big Fish (for old time sake) but never made it. We did have lunch at Busby’s though, meeting many of the same staff from previous years.
9. To sum-up. Sea Watch was lovely and we enjoyed ourselves immensely!
My family stayed here over the 2016 holidays. It was PERFECT!! The view is almost indescribable and the house is set up to make your stay unforgettable. I can't say enough about the owners who were in constant contact with me before our trip wanting to ensure everything was in order when we got there. I will definitely stay here again when I go back.
Beautiful Dawn Beach short walk and Westin Resort and Casio, great beach bars and restaurants right in our area. Awesome! Beautiful Butterfly Farm nearby; Orient Beach nearby/nude optional, lots of great beach bars, Phillipsburg 10 min away with tons of shops, beach/boardwalk; Close to some of the best restaurants and beach bars.
