Overview

About the property

Villa, rates vary 3 to 5 Bedrooms, 3.5 to 5.5 Baths, (Sleeps 6-10)

Areca Peter Bay is named after the areca palm that produces seeds traditionally thought to have a calming effect when chewed. But you won't need to risk this traditional remedy for stress. Areca Peter Bay's privacy, its incredible 180 degree views of the Caribbean from St Thomas to Tortola and the many cays and small islands in between, its professional tropical landscaping, extensive outdoor living spaces and air conditioned interior luxury will calm even the most jangled nerves.

The villa is located in exclusive Upper Peter Bay and nestled between famous Trunk and Cinnamon Bay beaches. Areca villa guests have access to private Peter Bay beach, which is a few minutes drive or hillside walk down the private paved road. Parking is provided at the head of the beach walk.

The villa is unique in that it is situated on over 1 acre and is bordered by National Park to the east, and to the west, a long, gated, expertly landscaped drive provides complete privacy as well. It is truly a special and unique spot for your Caribbean dream vacation.

All five en suite king bedrooms can be rented together, or the Main House (3 bedrooms, 3.5 baths) can be rented alone. The Guest House is never rented separately from the Main House, so every group is assured of complete privacy and exclusive use of all exterior spaces.

Keywords: Private, Luxury Villa, 180 degree ocean view, private beach access, bordering National Park land

About Diana Hall

My husband and I completed construction on our Peter Bay Villa in 2009. This photo was taken early on during construction. My husband's law practice is on St Thomas where we live. I manage the villa--greeting each group of guests and orienting them to the villa and the area and continuing to be available throughout your stay if the need arises.

Diana Hall purchased this villa in 2009

Why Diana Hall chose St John

My husband and I built the villa on property in Peter Bay that has been in his family for several generations. We felt very blessed to have such a lovely spot to build on and put a lot of personal energy and creativity into building the home. We currently live on St Thomas but will eventually retire to St John.

What makes this villa unique

The outdoor living in such an incredible location coupled with all the indoor comforts make staying here peaceful and relaxing. Between the architecture, the landscaping, and the view, you never run out of beautiful things to look at. And the north shore beaches are minutes away!

Areca, beautiful home with an amazing view

  • 5 of 5

We stayed here last year with our daughter, son in law and 2 granddaughters. Decided to return for 2 weeks this year with friends. So much thought and care went into creating this gorgeous home. Our favorite part though is the panoramic view, breathtaking. We've stayed at other very nice villas on Peter Bay/St. John, but none had this view. Many of our meals were at the strategically placed outdoor table. Hope to return.

Lovely Villa over Peter Bay

  • 4 of 5

We stayed at Areca for one week in December 2016. The villa is very well equipped and worked well for our family group of 9. The view from the large wrap around terrace is spectacular and one can spend many hours just enjoying the scenery. The location is convenient for beach going with Trunk Bay just at the bottom of the hill. A few aspects of the villa could use some freshening up, the lounge chairs around the pool are looking tired, but in general the house is in great shape and we had no issues during our stay. Our host, Diana, was responsive and helpful throughout the booking process and during our time on St. John. I would recommend Areca to anyone looking to stay on the north shore of St. John.

Owner's Response: I'm so glad you enjoyed your stay, the setting, and the villa. Unfortunately, the replacement lounge cushions were on order but did not arrive in time for your group. Please check out our new photos! Hope to see you again. Best, Diana

Couldn't have Been Any Better

  • 5 of 5

I could not believe all the reviews since they were ALL great - but now I know. Areca is a beautiful place that is accurately portrayed in the description. House was immaculate and decorations and overall feel were very nice and comfortable. The kitchen was extremely well stocked with spices, sharp knives and many different types of pots and pans and utensils. And I cook a lot so this was very important to me! The pantry had extra paper products and towels and various other items. The house was also very baby friendly. We had 4 couples and a 2 1/2 year old, 1 year old, and 4 month old. We blocked off the stairs to the upper bedrooms - and all was fine! All the doors locked for safety and even the screen doors could be bolted into the floor and ceiling. The outside railing was child friendly as well!

We ran into a couple very small issues (which switch works what and broken fan/light chains) and Diana arrived first thing the next morning and handled them all quickly. Also, we had questions off and on during the weeks leading up to our vacation and Diana answered them all very quickly.

The outdoor areas were wonderful with plenty of seating and fans and lighting as well. The pool was very nice and clean! Everyone said the beds were very comfortable and the rooms nice and cool. The only thing we ran into was the baby monitors being used upstairs would be blocked by all the stone and not transmit to the downstairs. Not overly important fur us since the upstairs baby was still unable to climb out of the pack and play.

We have been to St. John many times over the years and stayed in many different villas. The view from Areca is by far the most majestic. You can see the sunrise and sunset without ever having the sun blazing directly onto any of the outdoor sitting areas. Johnson's Reef sits right out front and it is amazing to watch as the day goes by. Much better than a TV!

You will not be disappointed if you decide to stay at Areca!

Comforting and relaxing!

  • 5 of 5

What can I say about Areca, this is our third year at Areca. If I say too much I'm afraid it will get too popular and then we'll never be able to book it again!

Beautiful house, beautiful pool, beautiful views, all ways a breeze, once you leave to go explore great beaches and snorkeling, you'll want to get back to Areca to relax, swim and sun! Owners are great!

Week in Paradise on St. John

  • 5 of 5

Areca is the perfect house for five couples! Everyone has their own en suite room and there are gathering spots on both floors in the main house and plenty of room to spread out on the verandas. The pool is lovely and there is seating both in the sun and shade plus beach chairs and coolers if you prefer to visit one of the many nearby beaches. House is very well equipped and the wireless worked great. Close proximity to Caneel Bay for lunch or Cruz Bay was very nice. Enjoyed shopping at Mongoose Junction and the courtyard bar and Sun Dog Cafe. Also, charted a boat through Naughty Nymphs for some island hopping and really enjoyed lunch on Norman Island at the beachfront restaurant and breakfast on Peter Island at the resort. Miss Lucy's is also worth the drive to the other end of the island. Make sure you dine at least one night at ZoZo's (make reservations well ahead) at Caneel Bay...fabulous! We cooked in five nights and took advantage of the amazing view from the outdoor dining table. Our entourage included two professional chefs and they were pleased with the kitchen supplies, cooking utensils and the very clean outdoor grill - which had amazing views while they cooked! The views are over the top and I don't think can be beat from any other home, plus you have total privacy. While the drive to Upper Peter Bay is steep, the views are worth it. The homes in lower Peter Bay are closer together and the views are not as good. Friends visited us during our stay from St. Thomas at the Ritz Residences, and they thought our views were incredible. We enjoyed walking down to Lower Peter Bay and then got great cardio coming back up. The bedrooms, bedding, linens and baths are well appointed and AC in main house and splits in the guest house worked very well if you wanted AC. The washer and dryer were a plus and it was nice that there was laundry detergent already there. House is very well stocked with incidentals like bug spray, battery operated candles, light bulbs and plenty of extra towels (including beach towels) in a very nice pantry off the kitchen.

Diana met us at the car ferry and took us to the house to show us around. She was also very helpful during our planning and responded quickly to questions while we were in the house. We had no issues or complaints other than wish we could have stayed longer! Highly recommend this house for your stay.
