There are few resort experiences as unique as Sundance and few places that you can spend a few days that are as idyllic as this setting at Sundance. The branches of old growth firs brush the cabin’s windows. A year-round stream runs along the walls providing ambiance and natural air conditioning. It gurgles under an eating/barbecuing deck leading to an 8 person hot-tub, tucked back in the pines. Two bedrooms have private decks overlooking the stream. The cabin is airy inside with walls of windows; you feel like you’re living in the trees. The whole house has radiant heating so even on the snowiest days you can be barefoot in the forest. Curl up in front of the fireplace and watch TV or listen to music on a state-of-the-art theater sound system. Cook a meal in a gourmet kitchen when you’re not in the mood to make the short walk through the woods to the great restaurants at Sundance.

Sunday Brunch at the Foundry Grill - particularly on patio days when the weather is fine. Sunrise bike rides on the mountain when you're likely to catch a moose or deer at every turn. Our family bought this home to be our home because at Sundance it is entirely possible to have an incredibly unique lifestyle experience - to be able to live in a quiet alpine resort (typically an oxymoron) and still have a vibrant professional job market within 15 minutes drive (Provo/Orem).

We lived here for a magnificent decade. But when our family outgrew the house we reluctantly moved nearby and hope that vacationers will enjoy the house as much as we have.

The home is lovely.

The house is very well stocked with goodies that travelers appreciate, however the interior layout is not suitable for more than one couple or a couple with children. This is because there really is only one true bedroom. The other two are platfroms above the living room and have no closets and no dressers...therefore nowhere to hang clothes or even stow them away in the sleeping spaces. If you want to put clothes away, one has to use the master bedroom (which is very lovely) and traipse through that bedroom. Anyone sleeping in the platform beds is also at mercy of the other noise from the living/kitchen areas.

The surrounding area of Sundance is very lovely and fun to wander around. The house itself is in a very small river gorge and although it is nice to hear the stream, it gets very little sun due to the high narrrow valley walls. (Also, as a side note, one must have a PHD in electronics to run the washer/dryer and LOTS OF PATIENCE!)

Absolutely enchanting

WOWZA! The architecture in incredible and truly designed for this lot in Sundance. The water welcomed us and it was easy to stay connected to the outdoors even inside with all the windows. We saw mule deer, lots of smaller birds and a large group of wild turkeys almost daily. We have never stayed in a place as much as we did here, but it was so serene that we didn't want to leave. We cooked most of our meals in the well-equipped kitchen and/or out on the grill and definitely enjoyed the hot tub.

David was wonderful to deal with and provides his guests with a very comprehensive house guide. Not sure about you, but I try not to contact the host if at all possible. We were fortunate to meet David and got to hear all about the design and history of this incredible house.

Some of our favorite features: radiant floor heating, having robes provided, a very comfortable bed, luxury sheets and fluffy towels and the WATER!

Truly relaxing at every level!

Interesting but not like the advertised pictures and description

This is an attractive property that is well maintained on the inside. There were two issues which jumped out at us during our stay. First, there is only one real bedroom.... the master on the second floor. The other "bedroom" only has three walls, one of which is a window. The fourth wall is created by sliding a curtain across the opening to the living room. Not exactly private or enclosed... or a bedroom. Second, the heating system makes this large booming noise in the background on and off all night... kind of sounds like a truck dropping a heavy load outside on the driveway. We could not figure it out at first, but then it became more identifiable. For light sleepers it can be a challenge.

The outside needs some work... sweeping the walks, patio and balconies; cleaning out the gutters and roof, etc. Comes off as unkempt.

Owner's Response: I honestly expect every guest to be wowed by the house and our service. So I'd like to respond for the benefit of future guests. The pictures we list on the listing show two different angles on the bedroom in question. Most guests love that room BECAUSE of the floor-to-ceiling windows overlooking the stream forming the outside wall (there are half drapes offering privacy from prying eyes but there are no houses on that side so it's unlikely). Most guests love the house because it's open inside where many Sundance homes tend to be closed in and dark due to the close forest. I'd rather give someone their money back and cancel their reservation than have them show up at the house and not enjoy it. So we try to be very transparent in our photos and descriptions and feel we're better off if a guest doesn't book our house than if they book it and have an unpleasant experience. Visits in October coincide with a period when a lot of needles come off the 20+ firs surrounding the house. We sweep all the walks and patios before each guest arrives but often a breezy day or a little rain will bring down cones, needles, etc. We don't have gutters per se. We power wash the roof a few times a year. We rake up and remove a few hundred pounds of pine needles each year from the yard. Those same needles provide the smell and feel of being in the forest particularly after a fall or spring rain. So they're also a little bit wonderful in addition to being litter. That thudding sound from the boiler indicates that it needs a breathing/oxygen adjustment. October is often the first time since May that the boiler is firing up for heating purposes. So it might be that you (as a future guest) are the first guest to hear that sound after the boiler has been offline for the summer. If a guest calls me about it, I can adjust it in about 30 minutes and the sound will go away - and the boiler will be more efficient to boot. We're not in the house daily and it is a house so sometimes stuff needs repair or adjustment. We try to be ultra responsive when a guest tells us that something isn't working right (read our other reviews). But we prefer that folks tell us that something needs an adjustment than "live with it" and then write a negative review about it.

Clean, comfortable, unique, and fun

Great property and even better owners. David was above and beyond with helpful instructions and quick communication.

Property is beautiful, great for our 2 couple weekend stay. Clean and comfortable inside and out, cool architecture and design would be neat for kids.

Check out the Stewart Waterfall Hike, it's a must-see! Town is nearby for supplies/food.

My only complaint is the cabin is not as remote as it appears/ I thought. There are neighbors. The good news is it's still a quiet street, the other cabins are beautiful and the river cuts down any noise you may give off or hear. The beautiful cabin and Utah scenery made up for it, just thought I'd note in case you're looking for a remote spot to get completely away from people.

In summary I'd like to thank the owners for being awesome and say I would definitely go back and I would definitely recommend this cabin.

Great location and beautifully put together

My husband and I stayed at Windows on the Water for one week. We truly enjoyed our stay in this beautiful home. The decor it's very nice and well put together. It was well stocked with basic supplies and kitchen utensils. We never went out to dinner given it was such a beautiful location to eat outside. Wonderful nearby hiking. Any questions were quickly addressed by the owner.
