This beautiful villa offers executive living at affordable prices. Just 2 miles from Disney yet within walking distance of numerous restaurants, shops and a 24 hr supermarket which can be reached without crossing a main road. The villa occupies a premium lot overlooking a lake attracting herons, cranes and other wildlife.

The 4 bedrooms consist of 1 master suite with en suite bathroom on the main level with views over the pool area and lake. The upper level contains the other 3 bedrooms - 1 queen with views over the lake, 2 twin bedrooms one that is themed Winnie the Pooh. The second bathroom is also on this level. Family room consists of 2 comfortable lazy boy recliners and 3 seater sofa. Large 50 inch LED HD TV with DVD/CD player, tuner Cable-TV with the Ultimate package over 250 + channels to choose from.

Kitchen is fully equipped with every mod con, kitchen nook with table and 4 chairs along with 2 breakfast bar stools.

Dining Room elegantly styled table and 6 chairs. Games Room air conditioned with pool table, foosball, air hockey and xbox with games. Pool Area with covered lanai patio table and 4 chairs, recliners on the pool deck and a spa to help you relax after exploring Orlando's many attractions. The house has one of the nicest settings imaginable with the back lawn running down to the waters edge of the private lake that this community is built around. The generous pool deck gives you uninterrupted exposure to the Florida sunshine all day long. Then in the evening enjoy the spectacular sunsets and the nightly glow of the firework display from the nearby Disney Park while you relax in the lanai or soak in our relaxing spa.

The lake is also visited by a variety of Florida wildlife including Herons, Cranes etc, the lake is also stocked with a variety of fish, so if you are feeling lucky, grab a pole from the games room and try it out.

We arrived on the Friday after a long flight and check in, we got to the Villa and it took our breath away. We loved every minute there and it made our honeymoon. The villa is stunning in every way, from the bedrooms, to the bathroom, to the kitchen and the lounge. Having not been to America for a while we were slightly blind and Derek had kindly left us information about local resources such as restaurants and shops. After a long day at the parks it was perfect to come back and sit in the jacuzzi looking across the lake and watching the sun go down. The location of the villa is perfect, so close to Disney etc and lovely restaurants only down the road. We would definitely recommend this place to our family and friends and we certainly be returning. Thank you Derek also for lending my husband your fishing rod - he made good use of it and it was very pleased. Thank you again for letting us stay, we had a fantastic time.

Wonderful stay!!!

We thoroughly enjoyed our time at this vacation rental. It was wonderful. The pool was divine and the view amazing. We loved the fountain and the view of the fireworks. The house was very clean. No dirt or bugs detected. There was plenty of towels and the homeowners thought of everything. The neighborhood was safe and secure. We've rented several homes in the area and we were most impressed with this one.

Great home close to Disney

We enjoyed this nice home with private pool and hot tub. It only took a few minutes to get to Disney parks each day. We even saw fireworks from the back yard one night. Overall, I would recommend this house!

Good Value

VERY NICE place for the money. Pool was great as were the fireworks every night! Clean and well laid out. The only negative is the alarm that goes off when entering the pool area from inside to protect children, we had none, but its a state law so no way around it. The a/c could get a little cooler for my tastes but apparently if it is lowered below the 72 minimum setting it will freeze up. Met several of the neighbors who were all very nice. One even caught a 7 pound blue gill in the adjacent lake. I'd go back again.

Beautiful home. We had a wonderful stay. Perfect location to Disney. Tonnes of room. Pool and hottub were perfect after long days at Disneyland and we did enjoy just staying the day at the pool as well. Very clean. Highly recommended!

Nice house, but stock up before you come.

Our experience was much like everyone else's: the house was clean, the pool was nice, and the location is convenient to the parks. We also saw hot-air balloons and fireworks as pictured, which felt like an extra bonus. The neighborhood is quiet but it's also isolated: there's nowhere interesting to walk if you want to avoid main roads. (My father is a big walker, and he was going kind of stir crazy by the end).

The reason I'm taking off one star is our sense that we were being nickel-and-dimed by the management. Basically, for the whole week you're allotted two garbage bags, two dishwasher soap tabs, two laundry tabs, three rolls of toilet paper, and one roll of paper towels. In our experience with vacation rentals up to this point, even those that don't provide paper goods, there are usually some staples that are left over from previous guests--we have never had to restock a vacation rental to this extent. Does the management company come through and remove any extras guests leave behind even if it's stuff that future guests can use? I think they must have to.

Anyway, maybe this approach is penny wise on the management company's part, but I frankly don't know that it's worth the loss of good will that results. Why not just hide the cost of these goods in the rent so that we can be awed by how well stocked the home is? This, combined with various warnings all over the place about all the ways we might lose our security deposit and the request that we start a load of laundry and run the dishwasher before we leave (both standard requests in our experience, but not when you're providing the soap) left an unpleasant taste in our mouths.

All this is to say: by all means, stay here, but check ahead of time and bring some of this stuff with you if you can.

Owner's Response: Dear Guest Thank you for your feedback, however in response to some of your comments I am somewhat shocked at what you have suggested knowing that this is a self-catering vacation. As you say the home is ideally located for the parks and restaurants but then suggest that there is nowhere interesting to walk. Formosa Blvd. is a very popular Blvd. where you will see a lot of guests taking a walk and admiring the wildlife but maybe it just was not interesting enough for your Father. There may not be nature trails but there is plenty of wildlife that visit our location every day and you are situated in the main Disney Location. The suggestion that our Management Company or us have nickel and dimed is totally uncalled for. We supply if not more than a lot of Management and homeowners do. We even leave a nice Chardonnay bottle of wine as a welcome gift.[which you omitted to mention] You were also left 2 trash bags on the bin and an additional 2 under the kitchen sink along with liquid hand soap, washing up liquid, 2 dishwasher tablet, kitchen roll, 2 Washing Pods, had soap and toilet paper in each of the bathrooms. Once these supplies have been used then Yes it is the guests responsibility to replenish what they require. Many of our guests will bring their own items and take them with them when they leave. Some items cannot be left as this would leave us open to liable action should anyone be ill from using leftover items. The home is not advertised as well stocked and never has and we have never had any complaints or suggestions from other guests that more is needed. It is standard practice to have signage around the villa to help guests understand what is expected of them and also how to use certain equipment. You may have respected our home but it is not always the case unfortunately and we have to let guests no they will be charged for damages. As for the Laundry request it does actually state if you have any detergent left over then please start a wash load of towels to assist with housekeeping, but its not compulsory just helpful.

WOW WOW WOW! Stunning villa and breathtaking views

We have just arrived back home from our absolutely amazing time in Florida and definitely one of the main reasons was this fantastic luxurious villa we stayed in for three weeks.

To begin with all the communications/queries with the owners Derek and Julie were dealt with extremely promptly and both of them were helpful and accommodating. We were emailed directions to the villa a week beforehand and were also provided with a 'Welcome Handbook' on arrival at the villa covering everything from instructions how to use appliances and technology, suggestions of places to go and even a short cut to Disney's Animal Kingdom theme park which is surprisingly is only a short distance away. Julie rang us the day after we arrived to check we had settled in. She also rang when the unexpected news of Hurricane Matthew happened which for us was very reassuring. Both Julie and Derek were extremely kind, helpful and very accommodating with regards to this unexpected news and for this we feel they went above and beyond what we would have expected. This made it as stress free as possible considering the forecast of Hurricane Matthew. We must also say Keith, from the property management team who helps run the villa on behalf of Derek and Julie, was also very good during our stay there and especially with advice about the hurricane. With Derek, Julie and Keith they couldn't have done more to help us and provided excellent service from start to finish, which was the best we have ever received.

The villa certainly has the WOW factor. The villa inside was very comfortable and had everything you possibly could have wanted. The furnishings were of a high standard. There was also plenty of linen and towels provided.

The main feature that definitely was the jewel in the crown was the pool, spa, outside pool area and the most amazing views of the lake at the back we have ever experienced whilst on vacation. We could have stayed forever in the spa/pool area looking at the view of the lake and fountain as it was simply breathtaking. It was also a perfect way to end your busy days at a theme park, relaxing in the pool or spa at night with the fireworks from Disney at a distance. We couldn't have asked for anything more. Location was very good and very close to all the Disney parks/areas, shops and restaurants. It also had easy access to the 192 and I4 for all the other attractions like Universal, Sea World and International Drive.

Definitely would recommend.
