This two-Bedroom-office-living room/dining room/kitchen breathtaking apartment is four-star quality, created to the American standard, but with keeping the European flair in mind. High windows, detailed ceiling plaster, and classic doors combined with modern amenities creates an extravagant spacious living atmosphere. The well-equipped non-smoking rental apartment in Buda (II. Rozsadomb) 94 sq m, (approx. 1100 sq) was recently renovated totally in and out, and offers convenience fused with an ambiance of city chic. Main tourist sights of Budapest are within reach by the nearby excellent public transportation facilities, or by foot.Upon your arrival we can provide all necessary information (books, map, dining and entertainment, etc.) regarding your stay in Budapest. Bus stops in front of the building, and many excellent restaurants are just a few steps away. You even have a small grocery store the street side of this very building for every day necessities. Many of our guests are now returning guests, because they love the convenience my home offers daytime, but even more appreciate the quiet peacefulness during sleeping time.
Walking distance to river Danube, Margaret Island, awesome open market, Mammut shopping mall, Millennium Park (playground for children and a fun place for many summer concerts!). Make sure to ask about sightings in Margaret Island, or the nearby Gul Baba Tomb -fantastic view of the city- and how to reach the closest red apple bus tour stop! Definitely worth to see them!
History of Rose Hill: Rózsadomb is part of the 2. district in Budapest, in the Buda Hills, one of the most prestigious areas in Hungary. In Hungary, Gül Baba is known as the 'Father of Roses,' indeed, that is what his names means in Turkish, and is said to have introduced the flower to the country. Rozsadomb- Rosehill, got its name by the many roses that was planted by the Turkish ruler of Buda in the 16th century. Most of the city's wealthiest and most famous residents live here (e.g., the former prime minister). House prices are amongst the highest in Hungary. The area has easy access to local parks and the forests and hills around the Buda area, while also reasonably near the downtown area. Although it is mostly covered with exclusive villas, many old buildings can also be found here, remaining from the pre-war era.
The famous Lucas Baths (Lukács-fürdő) is a spa establishment which has been extended several times since 1760. The spacious pump-room and the adjoining treatment room are visited by large numbers of patients every day. Adjoining the Lucas Baths is the well-known Budapest Institute of Physiotherapy and Rheumatology.
The apartment is fully equipped to the standard appliances inc. coffee machine, pots and pans, microwave,utensils, dishwasher, washing machine, toaster etc. Central heating, cable- flat TV, high-speed internet access, Wi-fi, and telephone are natural amenities. All the bedrooms are equipped with ceiling fans.
Daily or weekly housekeeping can be arranged upon request.

We really enjoyed our holiday in your apartment. We liked the location- it was central enough to make it easy to get to everywhere we wanted to go. The apartment has been beautifully renovated and provided a great base. Although we did not have good weather during our stay, the apartment was lovely and warm. The apartment was very well equipped and had everything we needed. The information you provided before we arrived was very helpful and the arrangements for getting the keys and getting the deposit back worked very well. I would be happy to rent your apartment again and would certainly recommend it to others.
I lived in Budapest for a number of years and still travel there regularly so know the city well. When visiting, I like experiencing different parts of the city so have stayed in many neighbourhoods. This location is among the best I've experienced - there is easy access to public transportation, shopping, restaurants, etc., yet it is just the right distance away from the hustle and bustle to feel a bit more peaceful and relaxed. The service and hospitality was absolutely outstanding - excellent communication and attentiveness to all our needs. The apartment itself is spacious, beautiful and has all the amenities - the pictures do not do it justice. Highly recommended.
It is an old building, but the inside is quite magnificent and the photos are well representative. Everything works well. District is quiet, I much prefer it to the more rowdy Pest side. Frequent bus 91 and 191 stop right at the entrance, you can take it until the Danube bridge, or the stop of that beautiful tram 2, or the impressive West End shopping mall with metro stop. The owner Annamaria is very helpful and attentive. A few English TV channels, always welcome in those countries. We were there during the heatwave (30-35 C), but it was not hot inside the apartment.
My only recommendation to the owner is to put some black-out curtains for the small part of the window in the master sleeping room which lets the early morning daylight wake you up a bit too morning... or bring an eye-shade.
My husband and I arrived and were met by Sylvia who was very helpful and explained everything about the apartment to us. There is a little market right outside the entrance to our building. They do not speak English but were so very helpful even to the point of having me exchange a yogurt I purchased for one that was on sale. Fresh bread every day. It was great. The bus stop is right outside the door and it will take you to many places or just 3 stops to the 4/6 Tram which takes us throughout the beautiful city. The Margaret Bridge is 3 bus stops away and we walked across it and took a lot of beautiful pictures. My daughter is living in Budapest, working with Campus Crusade, and if I get to go back next year I will definitely make arrangements to stay here.

Annamaria (owner) and Szilvia (local manager) were phenomenal to work with. Both were extremely friendly and went out of their way to make sure that everything with our trip went well. My wife, 2-year-old daughter, and I stayed in the flat for an extended period (almost three months) and could not have been happier. Just as an example of their kindness: Szilvia not only brought over some of her own kids toys for our daughter to play with but she also had us over for dinner with her lovely family and cooked enough delicious food to feed a bus full of people.
The Apartment: The apartment itself is in excellent condition. It is in an old building which has lots of character. My wife is very picky when it comes to upkeep and cleanliness and she was very happy when we walked into the flat and found everything in such good condition. The pictures cannot really convey how unique and wonderful the apartment is. Plus the apartment is stocked with everything you need to make your stay pleasant.
Location: The apartment is located outside the hustle and bustle of down-town but there is a bus stop literally right outside the front door so it is easy to go anywhere you want to. Plus your travel will inevitably take you across the Margit Bridge at night where you'll enjoy one of the best (if not the best) view of the city all lit up.
I did somewhat extensive research before finally deciding to stay in Annamaria's flat and we are really glad that we decided to stay here. We highly recommend this place!
Annamaria's Budapest flat is downright fantastic. The photos don't do it justice. It's bigger and better than the photos suggest and everything was in perfect condition. Enormous high ceilings, open kitchen (that's bigger than the one I have at home!), lovely furniture, and closets in the bedroom that made me wish I'd brought more luggage. The internet was perfect, the linens were clean, and everything in the kitchen was spotless (which is rare in rental flats). We were there during a heat wave (nearly 40C every day) and the ceiling fans were enough to keep things cool.
The location is perfect for sightseeing and the bus stop right outside the front door saved us and our 4 & 5 1/5 year old kids during the blazing hot days. The little shop on the bottom floor was also a life-saver, especially since it was open earlier and later than everything else around. Annamaria was exceptionally communicative both before and during our visit. We were visiting Hungarian friends in Budapest so we didn't need much help but I'm confident she would have done anything for us had we needed her.
If I had to find something that could have been better (and I'm stretching here), I'd only ask for a set of IKEA kid's dishes in the flat. There were more than enough glasses, cups, plates for adults but I'd feel better with a plastic cup or two for our young kids.
For folks traveling with young kids, you couldn't find a better apartment. The bus stop, the large comfortable rooms, and the proximity to things like Margaret Island and Millennium Park made this the first holiday EVERYONE in our family enjoyed. And that's saying a lot with such hot weather during our stay.
In summary: do yourself a favor and stay in this flat. It will make your holiday in Budapest quite simply, perfect.
We were travelling with our 2 small dogs and working at the same time. The internet is PERFECT and the house was great. Comfy, clean and the kitchen was totally equiped and was great. The beds are comfy and the office area was super!. I wish I had that set up here at home!. The large ornate ceilings are great to just look at for hours. The detail is wonderful and 14ft ceilings help with the feeling of a much larger home too.
Short walk to the restaurants and very close to the Marg bridge, we prefered to eat down at the waterfront restaurants. Having the little corner store at the entry to the building was great and the guy owner could understand english a bit so that was super helpful.
I would totally recommend to people for the house and the location that want to be close to the city. Plus Sivia and Annamarie are super helpful with everything.
We have travelled for months in holiday rental homes and this was the BEST oversall.
