**SXSW lowdown **
We typically book our rental in one of two ways, either the whole event, 10 nights from the 8-18, or in two 5-night halves:
Interactive March 8-13 (check out on the 13th)
Music March 13-18
We have a flat rate through VRBO for SXSW for each half. If you want the whole event, we discount it. The apartment is a short 20-minute walk to the convention center, and close to South Congress, Emo's and a bunch of places. The buses going downtown are a block away, running about every 15 minutes. Any additional nights before or after SXSW are the regular rate. Please feel free to inquire about your dates if they don't match mine. Thanks!!
(License #114332) This large, contemporary studio apartment just south of the river is urban living at its best. This recently-constructed home away maintains an exterior old world flagstone charm, but with modern amenities. The property is canopied by 100-year-old Live Oak trees, native stone walkways and is surrounded by mature gardens. The vaulted ceiling and natural light lend a feeling of spaciousness to the studio. South-facing french doors lead down to a large private patio curtained by bamboo. The apartment is located on the NE corner of the charming Travis Heights neighborhood.
The kitchen is stocked with utensils, cookware and coffee ware that would make any aficionado zippy. The apartment is well furnished with a rich mix of contemporary furniture and antiques. A large beautiful rug makes every step feel warm. We provide nice cotton bedding and bath needs. A 37" HDTV with DirecTV Now, Netflix, Amazon, etc., great private patio with lounge chairs and umbrella, broadband wi-fi, a full bath and shower with its own tankless water heater and more just to name a few features.
This vacation rental is located behind the owner's home; it sits atop the detached garage at the back of the property. You will walk through a shared patio and garden to reach the rental. You may see us, but maintain your privacy. The entire property is gated.
From the studio you can take a leisurely stroll through one of Austin's oldest neighborhoods to the shops, restaurants and people watching along South Congress, aka SoCo. Or you can easily hit the hike and bike trail, go downtown to the 2nd, 4th and 6th Street districts, the Austin Convention Center and other hot spots around town. All of these are about a mile from the apartment.
If you're coming to Austin for a short stay on your own or as a couple, this place is ideal for you. It's not big like many vrbos. It's affordable, beautiful, clean, cozy, convenient and comfortable. A reasonable cab/Uber/Lyft or $1.50 bus ride gets you downtown quickly. You're also about 15 minutes from Austin-Bergstrom International Airport if you don't feel like renting a car.

BE CAUTIOUS WHEN YOU CHOOSE A RENTAL
The City of Austin requires that vacation rentals and B&B's obtain a license for legal operation. Illegal operators are currently being contacted and serious enforcement and fines for non-permitted short-term rentals is active, in some cases shutting down the rentals. All STRs in Austin are also required to collect and pay a 9% city and 6% state hotel occupancy taxes. Legal operations will have their permit number on their listings and websites as required by the city.

Why Todd Callahan chose Riverside
Our house and the rental apartment could only be closer to downtown Austin if it were a condo. Our house in Travis Heights is one of the originals. It was built in the '30s. The original garage apartment was built in 1940. A few years ago we tore it down other than the stone wall foundation and started building this rental apartment. It's now complete and pretty darn cool.
What makes this Studio unique
Convenience to all of Austin's attractions makes this vacation or corporate rental worth looking into. There's a great private patio in the back. The apartment is ideal for one or two people. The couch does fold down if needed. Unlike many listings, our place was built and designed with short-term rentals in mind. A coffee maker and French press are available, as well as a choice of teas.

Clean, convenient, comfortable
Nice apartment pretty convenient to Austin sights. I was not happy with the TV set up. I couldn't watch local channels or NFL games.
Cozy and Clean!
This little studio was perfect for just the two of us. It was located on a lovely property and felt very private and safe. Everything inside was clean and tastefully done, and the kitchen and bathroom were well-equipped with everything we needed for a long weekend and more. Todd helped us plan out a morning run route after greeting us, and we were given plenty of privacy while knowing he and his family were right there if we needed any help or suggestions. We were able to walk to restaurants in nearby neighborhood and also take a longer walk to head downtown. Lyft was reintroduced to Austin while we were there, so that helped on rainy days and at night, when we wanted to feel safer. I highly recommend this place for any couple or solo traveler looking for a place to stay in Austin!
We spent a lovely four days in Austin at this perfectly located little studio apartment. Todd was very easy to work with and extremely helpful with any questions. The apartment had everything you would need and is very accessible to major highways. We were busy touring every waking moment and covered as much as we could in the time we had in Austin. I wish that the property had had on site parking,
but this really was a very minor issue.
Great stay in Austin!
I had a very comfortable stay at Studio Gem! Todd was very helpful with directions and arrival info. The apartment was good sized with ample room to move about. Everything was clean & comfortable. Many positives- the bed was very comfortable; kitchen area was very nice and well stocked with dishes, pans, utensils and water; ample closet space; a computer desk in the corner; ceiling fan; private fenced yard; a very nice private patio out back with patio doors; no hassle parking was very close on a side street. I would definitely recommend Studio Gem & stay again!
Great place to stay for one or two
We really enjoyed our two weeks at Todd's while we looked for a house to rent in Austin. The studio was clean and very well appointed, with everything we needed for a comfortable stay. Todd was readily available, helpful, and patient when we had questions, and respectful of our privacy. We loved the private patio out back. The only downside is that you have to park around the corner on the street and walk to (and up) the drive and steep steps to reach the apartment - a little inconvenient, but outweighed by the pleasant apartment and surroundings. Great location - easy to get around from there. The listing is quite accurate.
Great and Hospitable
I really enjoyed our stay here. The place was very clean and spacious. Very close to downtown with easy access to bus and the freeway. Our hosts were very responsive and when we met briefly were very nice. I would highly recommend.
Town Lake Trail for walking and running is just across the street. You can do a little or a lot. The full loop around Lady Bird Lake is about 10 miles.

We have a 3-night minimum for the busy Spring and Fall seasons. Holidays have a longer minimum, typically 4 nights. Events like ACL, SXSW and F1 all have longer minimum stays and higher rates. Both "halves" of SXSW can be rented for the duration at a discount; you can easily walk to the convention center from here.
