While we are exceedingly proud of our Guest Reviews...one British guest told me he was most impressed that we live here ourselves in the off season. Who wouldn't?! My wife calls it her beach!
Email me today! I love communicating with interested parties, and enjoy assisting with any 'local knowledge' I can provide. We have lived 7 miles away, year round since 1977!
My wife and I have lived 7 miles from this property since 1977. I am a clinical social worker in private practice as a psychotherapist. My wife owns and operates a dance studio for children. We have two grown sons, and a dog 'Daisy,' who was born 2-12-09! (Maybe we should have named her, 'Abbey.)'
Jerome and Susan Friedman purchased this condo in 2009
New Seabury is a planned community. It NEVER goes out of style. Maushop Village offered us the opportunity to have a small rental to host visitors in the summer, and for us to use off season. Did you know that Maushop was a Wampanoag Indian? The story goes that he was a giant who created Nantucket, Martha's Vineyard and the Elizabeth Islands!
This particular property is at the end of a cul-de-sac. There's no passing traffic, and terrific privacy, particularly on the expansive back yard. It's a 2-3 minute walk to our private beach...which can only be used by owners of Maushop properties or their guests. A 15 minute walk to the wonderful Popponesset Market Place offers visitors access to mini-golf, shops and dining both casual and sophisticated. Come to the Cape and Relax!
When we were checking out in 2015, we were standing with Jerry and Susan in the driveway saying good bye, and we immediately signed up for a week in 2016. Coming back for a second year we knew more of what to expect ... but did not realize that we would both look at each other and say, we can't give this up! From the fresh flowers and beautifully set table for 2 in the sunroom, Susan thanks again for those welcoming touches that you do so gracefully! Their is never a spec of dust, the kitchen still has everything you need, we did not even bring our own beach towels this year. The Weber grill is awesome, the beach chairs, umbrellas, even games if it were to rain (ok, we had none!) Just pack a bathing suit and some food and you are good to go!
Maushop Village is a special place, you meet people at the beach and just strolling around the community. This year we met a family from Missouri who were headed over to the Marketplace and did not how to find the private beach, how fun is is that you can walk to get an ice cream, or a drink at the Lure (great beach bar), some seafood at the Raw Bar, or just to go over and hear the singers playing in the middle of the marketplace. Yoga on the beach is offered down at the Beach Club ... I enjoyed this one morning with a women and her daughter from Texas! The son and father were great fun at the beach as well.
If you want to venture out for a day, the Mashpee Commons is fabulous for shopping and has lots of restaurants, we time in Falmouth which is only about 20 minutes away, some fabulous restaurants on the main strip and we went sailing on The Liberte Schooner. Lots of great places to go and very close to Maushop Village! We did head up to Nauset Beach one day and low tide offers some great beach walking.
We love the little Cottage by the Sea and highly recommend you try it out! We are already signed up for 2017! Jerry and Susan both make you feel like family from the time you begin the rental process and Jerry certainly keeps in touch all winter with some of the best pictures!
Thanks Jerry and Susan for letting us share your little slice of heaven!

We could not have asked for a more warm and welcoming atmosphere at this condo gem. Jerry and Susan went above and beyond to accommodate us. The condo was clean, spacious and in a wonderful location. We are counting the days until we return. Faith P.
My husband and I had the good fortune to stay at Jerry and Susan's beautiful cottage in Maushop Village for a family reunion week. We have stayed in many rental cottages at the Cape over a span of twenty years, and I can easily say that this cottage is the best. The size is perfect for 2 people, the layout and furnishings are perfect for a beach cottage, and everything that we needed was available. Did I mention that the cottage was SPOTLESS and very well maintained? Jerry and Susan communicated frequently to answer questions and provide tips on restaurants and grocery stores in the area. The easy walk to the beach was another plus; and the beach was large enough that our group of 25 could spread out and still leave room for others. All family members agreed that it was the best vacation ever, and I hope that we have the opportunity to return soon!
This was our first visit to Maushop Village and to this adorable seaside cottage! Jerry and Susan do an outstanding job making you feel welcome from the moment you begin the rental process. The cottage has everything, so just bring your bathing suit and food, the BBQ grill is wonderful on the back patio. The cottage is very conveniently located near the Roche Brothers supermarket which is awesome! The decor of the cottage (decorated by Susan) is just adorable, seaside paintings and of course her signature fresh flowers upon arrival! You can walk to the marketplace and visit the "Raw Bar" or the "Lure" for a cocktail and of course there is a private beach as part of the condo association. The cottage is an end unit which affords you the opportunity to have "almost" your own private back yard. One evening we played croquet (included) with some great people we met who were staying right down the road on Milestone Way. We had amazing weather and it was extremely hot, but not once did we miss our air conditioning, as the ceiling fans are so great. We loved it so much, we are already planning to stay again next year. We highly recommend this adorable cottage by the sea and will dream all winter of enjoying cocktails on the beach meeting new friends!
My husband and I stayed here the week of July 4th. The cottage was fully equipped from the linens, to the beach chairs, to a fully stocked kitchen. We were very happy with the accommodations, everything was clean and appreared to be new. It was the perfect size for two adults. The cottage has a great location in Maushop, close enough to the private beach but far enough away from most of the units, a nice side street. I was a bit nervous since the unit didn't have A/C but the night breezes kept us cool, we had great weather the week we stayed with no humidity. We loved our stay and would highly recommend the Cottage By the Sea, and you'll love it too. Our only suggestion would be to add portable a/c units that are found in other units at Maushop.
"Cottage by the Sea" is incredibly charming. My husband and I recently spent a week at the cottage. It is very clean, quiet and comfortably furnished. The windows in the sunroom allow great breezes to flow through the house. The patio is private and was perfect for afternoon cocktails and dinner. The cottage is cozy, but with the sunroom, patio and front patio, there are plenty of places to seek solitude. The beautiful flowers surrounding the house smell heavenly.
We have rented several other houses and cottages in the past, but we have always had to take our linens, towels, etc. The owners of this property not only supplied the aforementioned, but also kindly left dish and laundry soap, bar soap, paper towels, foil, trash bags and fresh cut flowers in each room!
We also liked the location. The property is in a quiet, wooded location, yet there are good restaurants and shopping nearby. Falmouth seemed crowded and busy by comparison.
We're well located for not only kicking back and enjoying the beach, but for touring Cape Cod. Falmouth and Hyannis are equidistant, and each offers fast speed ferry rides to Martha's Vineyard and Nantucket, respectively. Travel further 'down Cape' to the quaint village of Chatham, or all the way out to Provincetown to enjoy the Cape's tip!
