Far from the maddening crowd, but close to everything: A cosy home, not condo or apartment, just S of the town, on a road of Boutique Hotels & private homes, is our enclave of just 6 houses, all with their own gardens & off-street secure parking, surrounding a large Lazy-L pool, with jacuzzi built -in. The 10m² 33 sq.ft. shared palapa is the ideal setting for outdoor eating, reading, chatting & games. The all concrete house boasts Mayan architectural touches, local hardwood furnishings, clean ceramic floors & deck, with bright airy windows and cathedral (3.8m) ceilings throughout. Full A/C & Pressure Water System. The kitchen blends technology & convenience - full sized fridge, gas stove, microwave, toaster, toaster oven, blender, coffee maker, new cookware & service for 8. Dine at the table or breakfast bar. We have on-site Maint/Security 24/7, eager to make your stay perfect, or just open the gate. Safer than any beachfront house. More of a Home than a vacation condo development.

Enjoying the Rivera Maya & Yucatan: Working as a guide locally, I have in-depth knowledge of how to enjoy your time on the Yucatan Peninsula and other parts of Mexico. I have shared that knowledge in detailed guides, available to rental customer. I can personally help you tailor your trip to what you want to see from the touristy to real Mexican pueblos and food. I have camped and 5* Hotel-ed it.

I have escorted tour groups to:

Calakmul (tallest pyramid to climb), via Laguna Bacalar, Chetumal and the Duty Free Shopping Zone in Belize;

Why Alan Marshall chose Tulum

We looked at places 1 hour or so from airports in Cuba, Dominican Republic and both Puerto Vallarta and Acapulo in Mexico before selecting Tulúm as our holiday home site. The town is 10 years behind Playa Del Carmen and still has the charm of a real Mexican village with the added benefit of one of the 10 best Beaches in N America. We have great shopping and services, are closer to Chichen Itza and other great natural attractions than the big destinations here, but without the throngs of tourists, giant hotels, exclusive shops & casinos that destroy other versions of paradise for us.

What makes this house unique

Houses built to Florida Cat5 Hurricane Standards.

Water Softening and Pressure Water System on site -sounds minor but if you have had to run around the shower to get wet in 2nd and 3rd world countries, this is very nice. We have tried to balance Western conveniences in an eco-sensitive jungle & beach environment.

Beautiful, tranquil vacation.

We had a wonderful stay at this tranquil location in Tulum. It is far enough from the craziness of town to give it a secluded feel, but close enough to all of the action to make for an exciting stay. Miguel and his sons were absolutely fantastic and accommodated all of our needs. They keep the property in tip-top shape and went out of there way several times to ensure we were enjoying our stay. One morning they climbed the on site coconut trees and poured us a fresh jug of coconut milk before chopping the fruit for our enjoyment. The house itself is wonderful with comfortable beds, a modern design, and wonderful air conditioning. The pool was a great asset which we used regularly.

I would highly recommend this casa as a vacation spot and I am confident that I will return here in the future.

Erholung pur !

Sehr saubere, ruhige Wohnanlage mit Garten und Pool inkl.Whirlpool. Das Haus ist liebevoll eingerichtet mit allem was man braucht, wie z.B. eine funktionierende Klimaanlage und immer warmes Wasser zum duschen. Es sind nur 5 Minuten nach Tulum Stadt, wo man viele kleine Geschäfte, Cafè`s, Bar`s, Banken etc. findet. Alan,der Hausbesitzer,ist immer hilfsbereit und hat tolle Tipps für Ausflüge, da er selber auch, als Reiseleiter arbeitet und sich auf der Yucatán Halbinsel sehr gut auskennt. Meine Freund und ich hatten einen tollen Urlaub. Wir werden wiederkommen !

christmas in tulum with my sister

The house was perfect. The place was clean and comfortable. The location was perfect, it was great to be on the quiet end of a busy and vibrant town, the best of both worlds. Alan was a great resource and Miguel was helpful and friendly. It really was perfect.

Comfortable & Pleasant Stay

Alan, the owner, came to meet us at the bus station, it was very helpful because it was our fist time in Tulum

We rented a bedroom in his house, with shared kitchen and house, so we had time to talk together and have some drinks.

The garden is a great place, perfect for relaxing and the swimming pool very clean.

Alan takes time to answer your questions and give a lot of information on what to visit and how to go.and even he drops us to Akumal showing us the best places to snorkel.and so we found easily 3 big turtles and a lot of fish

very nice stay

Highly recommended!

We (a couple with a 15 months baby and two friends of ours) stayed for a week at Casa Biojote at the end of April, 2012 and we can say only good words about the villa and its host Alan.

The villa is well equipped: comfy beds, AC in bedrooms and living area, mosquito nets, kitchen stuff and laundry room - all the facilities are in good condition. The houses are clean and cozy and have everything you need for a long and comfortable stay. Also there are clean pool with jakuzzi and palapa with bbq facilities. The villas are at quite a distance from the downtown, but you can get a taxi (we never had to wait more than 5 mins, there are dozens of taxis going to and fro) or you can take a walk (it’ll take some 15-20 mins, we even managed to walk with a stroller for a couple of times).

Alan is a wonderful host, he helped us all the way through our stay with shopping, car rental, advice on sightseeing, even tried to help us find the lost at the airport iphone :) (and though we never succeeded, we really appreciate the effort!). He also met us at the airport and drove us back, though he had a busy day.

We would absolutely return to Casa Biojote and recommend it highly!

The house is located at the South end of the town, but the address does not appear properly on Google Map on the property listing. You can simply key-in Map Coord:20.204323, -87.474337 with Google Earth, and zoom in and see us on the Satellite Photo view: 300 M south of the divided boulevard or main street of Tulum town; then 300 M to the East.

It is an easy walk to the restaurants, internet cafe, bus station and tourist shops in the town. The three main grocery supermarkets (Chedaraui, San Francisco de Assis y Bodega Auerra (small stores owned by Walmart)) are near the main stoplights corner, but the small version of San Francisco store, is near us - just 600 M walk on the way into town. Personally, I walk or bike virtually all my trips and the beach. But with family and a cooler fulll of refreshments, I take the car to Playa Maya or Mezzanaine free parking.

Other Activities: Cenote Cave Diving, Snorkeling and Exploring, Cycling on the flat! One of world's best Kite-Boarding beaches.

Golf: There are signature golf course from near the Cancun airport -Faldo course all the way south, past Maya Coba PGA stop each February to 18km from Tulum - the Trent Jones course at the Gran Bahia Principe. Local property owners get special local booking rates - which can be arranged through Alan, your host.

I have 1 set of clubs available for rental to interested guests.

We have a very well equipped, beautifully maintained property with a live-in maintenance/gate man and secure off-street parking. These are not normally available for holiday rentals in Tulum and never for a small enclave of only 6 houses. You get to enjoy a quiet under used pool and gardens at a fair price, so feel free to ask about special rates, but know that it is too nice to "give it away".
