Located at the very heart of Primrose Hill, this beautiful home is a peaceful haven close to the centre of one of the world’s most exciting capital cities. It combines the exclusivity of a sought-after central neighbourhood with peace and quiet, green open spaces, stylish shops and restaurants and London’s West End within walking distance.
This exceptional house was historically a live-in artist’s studio, one of twelve houses specially built for British artists to live and work in, in the mid-19th century. Accessed through a private road and charming courtyard, the Primrose Hill Studios enclave is one of London’s hidden jewels, rich in cultural history. Many of Britain’s leading artists have lived here, including J.W. Waterhouse, Arthur Rackham, and – more recently – John Hoyland and Patrick Caulfield.
The location is exceptionally tranquil and yet just a few steps from bus, underground, train and taxi links. Central London is easily accessed by public transport or a lovely walk across Regent’s Park, with its world-famous theatres, concert halls, cultural centres, strolls along the river, historic outings, museums, world-class restaurants and… the list is truly endless!
Once inside the house, you will find that in addition to the impressive double height main living space, there is an entrance hall, a full size and fully equipped kitchen, a double bedroom with plenty of wardrobe space, a bathroom to enjoy an energizing shower or a soothing bath and a mezzanine overlooking the main studio. The interior is decorated in white and natural tones, with a new oak wood floor throughout. The marble fireplace with open fire and the huge double height window make this a place to relax or entertain year-round. The Studio is fully furnished and equipped to a high standard, with linens provided, ready to welcome you in comfort.
Two minutes' walk from the house is Primrose Hill, a lovely park that offers one of the best views across the whole of London. Within a very few minutes’ walk you will find London Zoo, Regent’s Park, the famous Camden Lock fashion market, canal walks and cruises, delightful shops, cafés, gastro-pubs and restaurants, jazz and other music venues, and the world-renowned Triyoga centre for your yoga classes and wellbeing treatments. The nearby parks offer superb elegant gardens, tennis courts, a fitness circuit, children’s playgrounds, a bandstand with summer concerts, an open air theatre, boating lakes and sports fields. Many other attractions are close to the house, including Madame Tussaud’s, the British Library, the British Museum, the London Business School, cinemas and a range of sports and fitness centres. Also close at hand are convenient supermarkets, organic food stores, public swimming pools and libraries, cultural centres, doctor’s surgeries and a major teaching hospital, and the beautiful Hampstead Heath for your weekend hikes.
The Primrose Hill neighbourhood is famed for its celebrity residents in the arts and entertainment industry. It also attracts authors, academics, politicians, bankers, media professionals, and entrepreneurs who all – like us – enjoy living in a fashionable, affluent and yet quiet and friendly urban village. We absolutely love living here and chose Primrose Hill because it provides a combination of the very best of what London has to offer.
The Studio is fully furnished and equipped, with linens provided, ready to welcome you in comfort.

I am a seasoned traveller and property owner. I appreciate the perfect environment for my family's own travels, and love to provide a beautiful, comfortable and unique home for my guests.
Sara Boas purchased this house in 2001
This is simply the best place to be in London, I waited 20 years for this outstanding property to come on the market, and I have loved every moment of cherishing it and staying in it too when in town.
Combining the buzz of city life with the peace and quiet of a private road next to a huge park, and with depth of history, a local community that has kept its village feel while being the chosen home of movie stars, world-famous chefs, authors and other artists and intellectuals. Everything one can wish for is on the doorstep, and I cannot imagine a lovelier place to be at home in the city.
This property is even more than the photos lead you to believe. Everything is of the highest quality and the owners are most helpful in ensuring that you make the most of this amazing location. It's a little piece of heaven in delightful Primrose Hill.
Having previously lived in Primrose Hill, we were looking for a small flat to rent in the area for a few weeks during the summer. We found this flat tucked away in a beautiful mews that has been occupied mostly by artists for nearly 200 years.
The flat was clean, well-supplied, and looked as good or better than the pictures on the website. The owner was helpful and accommodating during our stay. High ceilings and tall windows give the flat a terrific sense of space. Recommend the flat and experience to anyone looking for a Primrose Hill hideaway.
Great, quiet location. Very close to Regents Park and the shops and restaurants on Regents Park Road. A 6-minute walk to the tube. House is private, light, and bright (even during the rainy weather days.) The two-story ceiling and windows give it a very spacious feel. Everything one needs is in the unit. I felt very much at home here during my two-week stay and highly recommend this property.
The owner's description is completely accurate. 7 Primrose Hill Studios is a comfortable, charming, handsome place, wonderfully situated in a lively residential area. We felt like Londoners rather than tourists, shopping at the local markets, having dinner in the restaurants and pubs and walking in the neighborhood. The subway is a ten minute walk, the bus stops two blocks away. This is a perfect London vacation rental.
We loved our stay at this beautifully-decorated and quiet Primrose Hill apartment. The neighborhood is fantastic and fun, the park and high street are just around the corner, and the flat itself is tucked away in a private, leafy courtyard. We are do a lot of cooking and found the kitchen well-appointed. The furniture is modern and classy, making the most of the huge, bright windows and high ceilings. The flat was the perfect base for our working vacation (the office loft is a great place to write, by the way) as well as for our young son to explore. The owners were helpful and accommodating, and there were little details that make the place very special. We hope to return soon!
We stayed in this beautiful house in May 2010 and it was ideal. The house is full of light and has a well-stocked kitchen. Primrose Hill is a very charming, quiet neighborhood, with many lovely stores and restaurants. The very lively Camden Town, where you'll find outdoor markets, wonderful food stands and the canals, is only a few blocks away. It's short walk to a tube station and a nice stroll to Regents Park. We would happily stay here again on our next trip to London.
The area is full of chic restaurants and cafés within walking distance, as well as many cultural attractions... more than we can list here. You can walk from the door to theatre, movies, fine dining, jazz clubs, holistic health centres, shopping, museums, galleries, London zoo, and much more! Easy access to the British Library - a world center of excellence for research, containing every known publication. Round the corner from Triyoga - one of the world's top yoga studios with all-day yoga and Pilates classes, as well as fabulous massages and other health treats. A few steps from Primrose Hill and Regent's Park, with fabulous views across the whole of London! We are happy to provide personalised guidance to our guests according to your interests and needs.
