This family-friendly C.C. Rosenberry designed classic home on a hillside estate above Memorial Stadium and the university. It was built for Albert Barkley in the 1929. The generously appointed three plus bedroom, three bath home is over 5000 square feet. Although light filled and spacious the house is warm and cozy with fireplaces and stoves. (gas)
The stunning view of downtown San Francisco, the Golden Gate bridge and southern Marin County from the vantage point of the veranda of the finest estate on Panoramic Hill is surpassed only by the quiet charm of the solidly built home with its fascinating nooks and crannies.
The house was built in typical arts and craft style, with generous sized rooms, sturdy redwood beams and large, solid windows allowing magnificent light to fill the well appointed space. Outside, Rosenberry's design included sturdy trellises overhung with scented wisteria to complete the sense of space, with cobbled walkways, rock gardens, ponds and mighty redwoods as part of the estate living.
Set on a natural, gently sloping transition in the woods on Panoramic Hill, the property has a creek running through it with a bridge and path leading to a beautiful hillside estate view of the San Francisco Bay. Wild turkeys, deer, a flock of wild band tailed pigeons and migrating birds co-inhabit the estate. View the San Francisco Bay at sunset from the meditation spot on the other side of the ravine.
Yet you are only a few blocks away from the University as well as shops, restaurants, and entertainment. Higher up the hill there are miles of hiking and running trails.
The house also has private gardens in a fenced yard. It has had modifications to make it more comfortable yet it retains the charm of an traditional home living.
The owners have preserved the integrity of the original design by keeping the butcher block counters in the kitchen, as well as the spacious pantry, but the kitchen has been updated with new appliances and the home has recently been redecorated. The kitchen comes fully stocked with pots, pans, dish ware, and cutlery.
There is also a formal dining room and living room with cathedral ceilings and a full San Francisco Bay view framed by California native oaks.
The upper floor has three bedrooms, and a den. Each bedroom has its own separate bath. The upper garden bedroom has a queen sized bed and den, with separate entrance.
There is a very roomy master bedroom/sitting room with a king sized bed and bath. The third suite has a small bedroom with twin sized trundle bed (pull out bed underneath) and a living room with two sofa/beds.
There is a beautiful cottage, a one bedroom apartment and a two bedroom annex for overflow visitors on the same property. These are rented separately and may not be available.
There is central (forced air) heating, Wi-Fi hi-speed internet,washer/dryer. Direct TV. The Pacific Film Archives and Berkeley's many theatres are walking distance.
Tom and Nhu Miller have lived in this property with their extended family since 1974. Tom is a lawyer in Oakland. Nhu was a journalist and worked for Atlantic Philanthropies in Ha noi. They divide their time between Berkeley and Ha noi and other parts of the world, developing projects for their non-profit organization, Green Cities Fund.

Set in the Berkeley hills, it is both urban and rural. For graduation and football games walk to campus without the hassle of parking which is non-existent in the south campus area.
It is a serene retreat while being totally accessible to UC Berkeley and the city. Ideal for family and friends reunions and retreats.

The Julia Morgan house is a charming, spacious, and very well-appointed
house that sits on gorgeous wooded grounds in the Berkeley hills. If you
wanted, you could spend the weekend exploring the owners' extensive art and
book collections or just drinking coffee while looking out the window at
the menagerie of animals (turkeys, deer, squirrels, various songbirds) that
pass through the yard on a daily basis. The house is also very
well-positioned for exploring the Bay Area. Berkeley is literally down the
hill, Oakland is very close, and San Francisco is nearby as well, both by
car and Oakland and Berkeley's BART stations. Runners and walkers can head
up the hill for some incredible views of the bay. The house is a great
option for couples, families with kids (though be careful with your kids
around the art and antiques!), groups of friends, and families coming in
from out of town for events at UC Berkeley (graduation, for example). You
will need a car if you stay here, and should be advised that Panoramic has
a couple of switchbacks and very sharp turns. If you don't like driving in
these conditions, I might recommend staying elsewhere, though that would be
a shame, because this place is great. Finally, I should mention that the
Millers are very gracious hosts. We had a fantastic time at the Julia
Morgan house, and give it our highest recommendation.
Tom and Nhu's property was the perfect place for us to host our out-of-town guests for our wedding weekend. We rented both the main house and the Library Annex, and used the main house for pre-wedding preparations in the days leading up to our wedding. Everything was just as described. The views were spectacular, the house was spotlessly clean, and Nhu was a wonderful and communicative host. We made a lot of cozy use of the fireplace in the dining area. Parking was plentiful, even for an area that has very limited parking. We loved watching the turkeys walking around every morning. Thank you for everything, it was an unforgettable stay.
We had a family Christmas here. The house was lovely, with views out to the bay, ample room to relax in, and lots of charm. The artwork in the house, an abundance of good books to browse, a very well equipped kitchen make this place pretty special. The owners were friendly and very helpful in getting us settled. Our 90 year old had no trouble getting in and out and found a favorite sofa in the sun. The rest of us enjoyed a hike on the hills above, with stupendous views. We could have stayed a lot longer!
The house was beautiful and we enjoyed the property. All the amenities of home were available in the house. The house was very comfortable. Plenty of room for everyone in our party. The surrounding area was peaceful with great views. I especially liked all the artwork and books.
I bring my work team to the Julia Morgan home twice a year for overnight work planning retreats. We've been coming for 2 years now and we love the space. The house is nestled in the hill, surrounded by tall oak trees, lots of birds including a family of wild turkeys, and a lovely garden. The view of the bay is spectacular! The house is clean, comfortable, and filled with beautiful art - we always feel right at home. Some of my team spend the night and they love the quiet and peaceful neighborhood. The house feels like you are on a luxurious retreat yet is so close to downtown Berkeley. Tom and Nhu are great hosts, are very responsive on email, and always make sure we are taken care of. We're always excited to stay at the Julia Morgan home and we'll keep coming back!
The house is just as described, a Julia Morgan designed architectural masterpiece. It has a spectacular view of San Francisco and the Golden Gate Bridge. We had a small party to celebrate our daughter's graduation and there was plenty of room for entertaining. Nhu and Tom were lovely and welcoming.
That being said, there are things potential renters should know. The house was built in 1927, and the kitchen or bathrooms have not been updates since then. The kitchen has an antique gas stove, which may look nostalgic, but I challenge anybody to bake in it. None of the drawers in the kitchen actually slide anymore, and any piece of kitchenware had to be washed before using. The bathrooms were dirty, unless cobwebs and mildew are your thing. I know this sounds picky, but for $500/night a new bar of soap in the shower is expected. Having light bulbs burnt out in several rooms, the kind that you can't change, didn't help. If your definition of a King size mattress is two twin mattresses pushed together and covered by a sheet, then yes, the Master has a king size bed.
Our time spend in the Julia Morgan house on Panoramic Hill was magic! Imagine yourself set free in your eccentric great aunts home full of books, art, and great music. I found myself spending hours exploring the vast, beyond mainstream book collection in every room in between gazing out the windows watching the turkeys frolic with the squirrels and looking at the amazing city views. My young teens found the record player in the dining room with the huge collection of albums and our weekend was spent with them discovering music such as the Beatles and more. Evenings were spent lounging in the living room having meaningful conversation in front of the panoramic sunsets. Lifelong memories were made here that lovely long weekend! Our hostess went beyond for making sure we were comfortable and cared for. Couldn't ask for a better situation!
