This beautifully appointed private smaller villa sleeps up to 6 comfortably and is ideally located within walking distance to town. In less than 10 minutes walk, you can be sitting at a local restaurant or café, enjoying a glass of wine or a gelato, or picking up a few groceries for the evening meal.
Convenience abounds in this 3 bedroom 3.5 bath villa. From the well-appointed kitchen (oven, range, larger refrigerator, microwave, double sink) to the full size private swimming pool, you will be quite comfortable during your stay in Tuscany. Each of the bedrooms has a king bed and private bath. In addition, one of the bedrooms has a pull out sleeper sofa for an extra person if necessary. The main floor has a large living room, formal dining room, half bath and kitchen. The second level has two bedrooms each with private ensuite bath. And the lower level has one bedroom with private bath and a billiard room for relaxing together as a family after a long day of touring the Tuscan countryside. There is also an outdoor pergola for dining al fresco adjacent to the beautiful swimming pool which is open from the first Saturday in May to the first Saturday in October.
The villa is located just 10 minutes from Chiusi where you will find both the train station and the entrance to the A1 Autostrada, either of which will take you to Rome, Siena or Florence in just over an hour. This ideal location provides an excellent home base from which to travel. Most areas in both Tuscany and Umbria are just a daytrip away. In addition, we are happy to suggest local itineraries, festivals, markets etc.

Our adult family of 6 (3couples) arrived at this charming villa after an easy drive from Rome's airport. All directions provided by the owner worked flawlessly. We found the spacious house, set on a quiet property on the edge of Citta della Pieve, to have a great view of the Tuscan countryside. Yet the villa is only a short walk into town where groceries, shops, restaurants are located. The walk is short, but a bit steep and rocky in parts. Not a problem for those in reasonable condition. Fortunately it is downhill on the way back when you may be loaded down with groceries, etc.
The house has every amenity each of our group wanted. There are even local wines and olive oil fo available for purchase. The friendly local caretakers made themselves available if needed, but were not intrusive in any way. The house and grounds were immaculately cared for, including the swimming pool. It was a little chilly to swim, though our younger family members did. Sitting poolside was an enjoyable way to soak up the Tuscan sun.
With a vehicle, exploring the Italian countryside was very easy to do; but GPS is highly recommended. We found Google maps on an iPhone worked quite well. Short drives took us the Chiusi (train station and sightseeing), Lake Trasimeno, Siena, and Montalcino. Florence was less than 2 hours by train. There were so many interesting sights within easy driving distance, we had a difficult time deciding which to do. It would take 2 weeks to take in everything available.
If available during your visit, all 6 of our group would HIGHLY recommend the owner arranged cooking class and also the wine tasting. Driving to another villa to join other travelers in fun and interesting cooking instruction by a retired Italian couple, who ran a local restaurant for 50 years, was very special indeed. Finishing the evening by eating our self prepared pasta and tiramisu was delightful.
The afternoon wine tasting was another very enjoyable activity. if you like wine, you will thoroughly enjoy this tasting of some excellent Brunello di Montalcino wines, accompanied by a light antipasto. Winemaker Mario, at 80 years of age, is a spry enthusiastic host at this 50 + year old winery. For me it is hard to beat drinking fine Brunello in a small Montalcino winery.
This villa is a comfortable house for 6 adults that is perfectly situated to take advantage of all southern Tuscany and Umbria have to offer.
We were a group of 5 adults staying in the villa for 3 weeks. The listing description and photos did reflect the appearance and amenities of the property, although not doing it justice as we found it much nicer than described. Linda was more than helpful throughout the whole process, including the very useful package of information she provided. Sebastian was helpful the day of our arrival as he is Anglophone. Jacopo was always available and works very hard at keeping the property impeccable. We enjoyed the walks to town and the proximity to many places that we visited. We took the train to Florence and Siena - highly recommended! Otherwise, we drove to the many towns that we visited. We particularly enjoyed the Serenella restaurant in town and the Marconi café for the best and cheapest cappuccino. This is a great property for families or groups of friends. It was great to have our own rooms and bathrooms. The pool was great on hot days! Citta della Pieve is a delightful town; we were fortunate to be there for the Infiorata - floral festival which takes place at the Equinox. A car is essential.
We (couple in our 40s) stayed here with my 80 year old parents and 9yr old daughter late July 2012. It was perfect for our group and we were very sad to have only had 1 week rather than 2 here. Jacopo, the owner, was helpful and cleaned the pool every morning so that you could just sit back and relax. Linda, the US contact for booking, was also very helpful and answered all Qs prior to our arrival. The house had all the amenities, they even had enough lounge chairs by the pool with cushions and extra swimming towels! You do need to follow the suggestion to keep all windows shut during the day so as to enjoy a cool house at night. But then again, why not sit outside and enjoy your wine under the star-filled Umbrian sky?
The walk to town takes between 25 minutes or you are not likely to be doing it if it is hot out. Therefore a car is necessary but you may just want to stay here the whole time. We did side trips to Montepulciano (~1 hour, we recommend Gattavechi Winery for a wonderful meal), Assisi (1 hr 45 mins), Chiusi (20 mins). We had already done Florence so we limited ourselves to things closer. Truthfully, I could have just stayed by the pool every day and been happy. Thanks Jacopo.
Three couples stayed at this villa for a week and we were not disappointed in our choice. From booking to our final day, the experience was positive. Our questions were answered and we were able to arrange a wine tour. The views from the house were beautiful and the grounds were well maintained and clean! We enjoyed exploring the area through day trips and enjoyed walking around Citta Della Pieve. The house is spacious, very comfortable and well equipped. Jacopo was available every morning as he came to clean the pool and grounds. He was most helpful and when the internet went out due to a storm, he provided a new router early the next morning. This is a great place and we hope to be able to return one day. Just to know, a car is necessary to enjoy this area.
This is definately the way to see Tuscany. The villa is a good two hours from Rome, getting there was tricky in the dark. Good thing we had excellent directions. We probably would not of found it on our own. We took advantage of the villa's pool the day after we arrived and just relaxed. The interior of the villa was a bit chilly, but we were not uncomfortable. It is a charming place, just like you see in the pictures. The kitchen is fully stocked with everything you'll need to prepare meals.The town of Citta della Pieve is within walking distance. There is shopping, resturants and grocery stores and well as a Cafe where everyone hangs out at. You must eat at the Bistro, Cristian the ower will take very good care of you. It's a small intamate place, the food is wonderful. There are many villages close by, but you do need a car to get around. All in all is was an amazing stay. We'll be back!
We had a wonderful time staying at this villa. The property was very clean and well maintained. The kitchen had all the essentials for cooking and eating at the villa. The property was beautiful and surrounded by olive groves. The little town nearby has everything you will need. We had 5 adults and 2 small children on our trip and the villa was plenty big. It took us longer than 10 minutes to get to the train station in Chiusi but wasn't longer than 30 minutes. The people we contacted throughout our trip to organize our stay were all very helpful and easy to get a hold of. We enjoyed our stay very much.
