Very rarely to you pull up to a rental house and it far surpasses the pictures online. This house blew us away. And it was essentially dummy-proof; any amenities were marked and/or instructions available leaving very little to guess work. We found the central floor to be perfect for entertaining everyone together, and the views of the river are unbelievable. We are already planning our next trip to this amazing location. Joan is an absolutely pleasure to deal with making it that more much enjoyable and effortless.
Imagination is so powerful a tool that very rarely will reality exceed expectation. Well, on this occasion it most certainly did.
Bucks County All Season Home was more than we could have hoped for. The photos just don’t do it justice. The home is incredibly spacious, beautifully furnished and luxuriously appointed with every amenity for comfort and enjoyment. The kitchen is well equipped and has everything you could possibly want for a home away from home. A small town is a short drive away to pick up anything you forgot.
The gardens are beautiful and the view of the river will have you relaxed in no time. Standing on the large deck that spans the entire front of the house, looking out at the river gives a great sense of peace and contentment.
Joan was always on hand if we had questions and a lovely person to talk to.
I stayed here with my parents and brothers for a family wedding. It was the perfect place to reconnect and make new family memories. I must admit we were very reluctant to leave. When we return for family gatherings, as I’m sure we will in the future, we would definitely stay here again.

We had an amazing time in Bucks county.
The house was comfortable, well kept and fully stocked. The kids were especially intrigued by the elevator. We were very pleased to find everything to be as described in the ad.
The activities were lots of fun for the kids. Swimming, canoeing, and kayaking in the river kept everyone very busy. Biking along the creek was enjoyable with the bikes Joan provided, there were enough bikes for all 8 of us.
A perfect ending to the vacation was roasting hotdogs and marshmallows in the campfire.
As the kids said, "this was the best vacation ever"

We rented both of Joan's river homes for our family reunion. The younger family members (25-31 years) stayed in this home. The older relatives (52-100 years) stayed in the larger home that is one mile away. This arrangement was perfect for our family. The younger people had their space to stay up into the wee hours, while the older folks were snoozing. The youngsters kayaked and canoed to the larger home every day--it took them about 15 minutes. Both homes have docks. Both homes are beautiful, well furnished, clean, and were a joy to rent. The owner is helpful and friendly. I would rent both these homes again. Thank you, Joan, for helping our family to have the best vacation.
This river house is the perfect getaway for a family. Our children who range in age from 23 to 13 enjoyed kayaking and canoeing on the river! When we weren't swimming and kayaking on the river we enjoyed the nice deck right on the river as well as the house deck. We also took advantage of the bikes and rode on the tow path down to the little Homestead General Store for ice cream. We enjoyed cooking in the beautiful kitchen which was stocked with everything you need to prepare a delicious meal as well as a gas grill on the deck! It was nice to sit on the beautiful screened in porch at night. Our children thoroughly enjoyed the river house and we are all looking forward to going again soon!
Joan’s house is awesome! Fantastic location. Great house. All the amenities you could think of. Plus a super helpful and pleasant host. We have a large family. Five kids - two boys 16 and 6, three girls 14, 11, and almost 2. This is our 5th experience with renting through HomeAway. I loved the other places we’ve stayed and rated them 5 stars. Joan’s house I would have to rate six stars if I could.
Bikes - There are 6 full size bikes and at least two kids bikes. The bikes were in great shape for being at a rental house. (Air pump was available but we didn't need it.) We rode them up and down the tow path almost every day. One day walked them across the bridge to Millford, NJ and rode around the little town (picked up some bakery items at the bakery located just to the right after crossing the bridge - the chocolate chip muffins were still hot when I biked home with them!) There is even a bike carrier if you wanted to take the bikes somewhere else to ride.
Watercraft - There are two kayaks and one metal canoe. There were more than enough life jackets in all different sizes. There were also some inner-tubes. The kayaks were the biggest hit. My wife and two oldest kids had never kayaked before. All three learned very quickly and loved it!
Walking - The tow path was great for walking. Either early morning or as group headed down to the Homestead for ice cream or breakfast. We saw deer and turtles and skipped rocks on the canal.
Sesame Place - We spent a day there. Great fun. Kinda of pricey. We went for my youngest children, but even my teenagers had a blast.
Washington’s Crossing - Cool half a day trip. We didn’t spend any money for any of the tours, just walked around the park.
Ringing Rocks Park - Literally less than 10 minutes from the house. Cool park. Joan has hammers in the garage. There is a waterfall in the park. In late June there wasn’t much water flowing over it. It is probably very cool to look at during April or May.
Cooking - My wife decided that on this vacation the three oldest kids were going to cook one meal and one desert. The kitchen was well equipped and large.
Fire pit - Plenty of firewood and a great fire pit to make s’mores or just to enjoy an outdoor fire.
All in all it was a great trip. Great memories.
