Tres Palmeras is a beautiful villa on the Caribbean, just north of Tulum. The stretch of coral beach is part of a protected turtle nesting ground. Built in 2003, the 2-story villa has 2 identical masters and all the comforts of home with independent thermostats in each bedroom, covered verandas, a large roof-top patio and an inviting swimming pool - all overlooking the ocean. The décor is calm, inviting and colorful. The caretakers live in the casita above the garage and will be there to clean daily and help with meals.

Beautiful and well cared for home with kind and efficient caretakers. Right on beautiful beach so you can go to sleep with waves crashing. Very relaxing and low key with easy access to snorkeling, ruins, dining, fishing, shopping and more. We enjoyed just laying out on the back deck by the pool. We took our three teenagers and they enjoyed it too. We'd go back!

Great house close to Tulum

I stayed in Casa Tres Palmeras with My wife and 5 children for 8 days and We thoroughly enjoyed our stay. The property is very spacious on the beach with a nice pool. They have hammocks in the back of the house overlooking the beach, which we've enjoyed all day and night. Caretakers were very helpful and cleaned the house everyday. They also make a killer guacamole and salsa.

There are 4 comfortable bedrooms with air conditioning and private bathrooms. Wifi works well.

The house is on a very nice stretch of beach, we took long walks every morning. There's a Cenote down the road, which we really enjoyed throughout our stay. The restaurant across the road from the Cenote makes a great cappuccino.

The house is a convenient 15 drive into the main beach road of Tulum.

Pam, the owner of the house, was super accommodating and helpful. We highly recommend this property to anyone staying in Tulum.

The BEST family vacation EVER!!!!!!

We LOVED staying at Tres Palmeras and will go back soon! Pam was a pleasure to work with as was Lucy and Daniel, who take are of this lovely estate. We split our time with another family and the house was large enough where everyone had their own space. Lucy cooked for us the entire time and we still miss her food, each and every day. Imagine...Fresh ceviche, guacamole, tortillas, fish and LOTS of cold beer too! Lucy's sister helped us watch the children too from time to time. We celebrated my 50th birthday there and Daniel and Lucy even had a surprise Tres Leches cake for me!! All of the kids had a blast all day every day! We would walk 5 minutes from the estate to snorkel and chill on a lovely beach where there were lots of fish to see. There are sea turtles in Akemal, which is a 15 minute drive. Tulum was chill and so enjoyable and we spent Easter at a local family restaurant, which was really special too. Not to mention the home made ice cream shop we visited just about every day. I could write a novel on our experience but hopefully, this review will suffice!

Everything an oceanfront villa should be

Choosing Tres Palmera made our family winter escape to the Riviera Maya everything we had hoped for. The villa was particularly well suited for all ages to relax from two toddlers through grandparents. There is plenty of room inside and out to offer privacy and plenty of comfort for a group of nine. We particularly enjoyed hanging out in the pool area for hours on end taking in the fabulous ocean view while reading, swimming, napping, or digging in the sand. We are glad we arranged to have Lucy and Daniel cook most of our dinners and two breakfasts so that we did not have to leave the perfect beach front location. Vacation relaxation began the moment we arrived. It was wonderful to arrive in the late afternoon and smell dinner cooking and open a refrigerator stocked with precisely the food and beverages we had asked for. We planned our remaining diners for the week with Lucy from a menu listing our choices. (it is in spanish, google translate came in handy) We shopped in Tulum at the Chedraui, a Wall mart scale store, left at the first stoplight in Tulum, the same road that heads to the beaches. It had everything we needed and takes credit cards. As many have mentioned the beach in front of Tres Palmeras is not a good swimming beach, but the Tulum beaches are magnificent. Powder white sand 100 yards out into the ocean. We made two trips to Playa Paraiso to enjoy not only the beach but food and beverage service at the table and beach bed we rented for $10. This covers parking as well. Shower and restrooms are included, credit cards accepted. Take the left fork in the road 2 KM east of Tulum, it's about 20 minutes from the villa. We found the villa offered comfortable bedrooms, plenty of hot water. With two living rooms, rooftop deck, and spacious pool area there is plenty of room for privacy for everyone evenin a large group. We very much appreciated the privacy of the villa and the beach area, with very little car or foot traffic. It was as if we had the ocean to ourselves. I found communicating with the owner Pam easy and helpful. She has decorated the villa in a tasteful traditional way and provided everything necessary for a memorable vacation.

Nice week and change from the mega-resorts

We spent a very nice week at Tres Palmeras - two families and five kids ages 6-16.

The house is located on a developing stretch of land with other beach houses and a few inns/villas. The land is a bit further out so that the beach borders the reef/limestone break and is not swimmable - water shoes are a must! The breaking waves, breeze and view from the hammock are world-class. However, use the sea-kayak at your own risk. Getting out is OK but it is dangerous coming back in. The neighborhood has a cenote, a few restaurants and some security (but lock up anyway!). The house has just about everything you would need, including extra water shoes and some snorkle gear. We ran out of water once so heed the notices to conserve. The view from the rooftop at night is stunning if you happen to be there for either a full or a new moon!

We rented a car so that gave us some freedom to explore Tulum and the other beaches and ruins. La Zebra, as recommended by Pam, is on a beautiful stretch of beach so good we went back. Paraiso Beach has more of a public beach feel and brings in cruise ship tours. The ruins at Coba and Tulum are nice (but get there as early as possible for Tulum - the ruins and view are nice but gets very crowded with tour buses by 10 AM.). Tulum is a nice town and we found a couple cheap but tasty taco stands. Better than the hoards at Cancun or Playa de Carmen.

I took off one star as the house was a little rough around the edges as you would expect of any beach house due to the elements. We couldn't get the kitchen fan to work and a few of the exterior light fixtures were broken (including a recessed light that dangled precariously from a few feet of wire on the porch).

Pretty Much Perfect

Tres Palmeras was everything we hoped for and more. Without repeating the information in some of the other reviews, the things we were most concerned about were;

The air conditioning. It works just fine and it's great to have individual units for each bedroom. I wish we had that in our Texas home!

Showers. They're superb. Always plenty of pressure.

Little things can be so annoying to not have in a short term rental! Tres Palmeras really has it all. A 3-4 gallon bottled water dispenser in the kitchen was always replaced by Juanito before running out. Kitchen cabinets full of spices and oils, probably left behind by previous visitors. All the paper towels and tp anyone could use. Gallons of laundry detergent by the washer and dryer. Big side by side refrigerator/freezer. Dozens of snorkels, masks and fins for everyone.There were even many containers of tanning lotions, again probably left behind by previous visitors. And we left some things ourselves, including half a dozen unopened or almost full bottles of Tequila, Rum and Vodka(so hurry down. The housekeepers, Juanito and Reina, don't drink!).

Juanito and Reina are amazing, always there when needed but never in our way.

The truth is that we loved Tres Palmeras so much that I'm a little hesitant to post this review for fear that next year it'll be all booked. But I'm a golden rule type, so here ya go.....

By the way, we were there for 2 weeks in August. Sea Turtles dug nests and layed eggs 3 feet below our dangling feet every night. We even "saved" 25-30 newborns by bringing them from their hatching eggs to the water's edge. Our kids were in heaven!
