Ramsgate is an oceanfront, beachfront, two-level townhouse on the Gulf of Mexico in Seagrove Beach, Florida. Two miles to world famous Seaside. Bike to Seaside in 10 minutes, or Rosemary Beach in 30 minutes on the nearby bike path.
Truly one-of-a-kind, Ramsgate is a classic beach fourplex with character. Located at the end of a dead-end street, Ramsgate is just three hundred yards along the beach from Eastern Lake, one of South Walton's rare coastal dune lakes. Eastern Lake's tidal inlet is a fun place for children to play and we've spent entire days there finding crabs, chasing minnows, and digging in the sand cliffs formed by the outlet.
With its expansive gulf views, large decks, and unequaled beach access, Ramsgate delivers the perfect getaway for any beach bum at heart. The surf lulls you to sleep at night, and the sunrises and sunsets are spectacular. There are gulf views throughout the unit so you always feel connected to the water and beach life. Keep an eye out for dolphins.
The first floor houses a newly renovated open kitchen with a beverage bar, dining area, and living room which opens to an oversize main deck overlooking the beach and the Gulf of Mexico. From the main deck you can keep an eye on the kids playing in the soft white sand, or walk down the deck stairs to join them. Deck furniture includes a teak table holding an 11 foot market umbrella, comfortable sling chairs, and two pairs of bar chairs -- the preferred seats for sitting at the railing and soaking in the beach ambiance. The main deck also includes a large charcoal grill so you can cook dinner while you watch the sunset.
Inside, every room on the first floor has unimpeded views of the gulf, including the fully stocked kitchen, so you can grab a snack or prepare a meal and never miss a minute of the view. The dining table seats six, the counter sits four. The living room has a leather sofa with a pull out queen size mattress, comfortable armchairs, and a large flat-panel television with media center. And there's a third bathroom on the first floor.
The second floor has two bedrooms. The master bedroom and bath are newly renovated. The master bed is an extra comfortable king size, and an eight-foot sliding glass door opens to a private balcony with more vistas of the beach and the gulf.
The second bedroom includes a queen-size bed and a set of bunk beds with ship-style sconce reading lights for each bunk. A second full bathroom rounds out the second floor.
The Entry Level has covered parking for two cars - sand toys, beach chairs and beach umbrellas for your convenience. Your kids will love to dig through all the toys and goodies.
Ramsgate shares two community pools with Summers Edge, a complex just landward of Ramsgate. Both pools are just a couple of houses away. One pool is heated, the other is an infinity pool with partial shade.
When you vacation at the beach, don't you really want to stay ON the beach? Of course you do! Well you can not get closer to the surf than Ramsgate.

We grew up in the midwest and lived for a time in Colorado before moving to Atlanta. Most of our free time was spent in the mountains and we rarely saw the ocean. After moving to Atlanta, we were close enough to two coasts to visit frequently. Our first year in Atlanta we visited Seaside on a company retreat and thought it was incredibly beautiful. After our children were born we started visiting again on family trips and it felt as if we were coming home.
Len Schneider purchased this townhome in 2003
After a few family visits to 30A, Ramsgate just happened to be for sale and it stood out from all the other properties on the market. Ramsgate is a special place for us, and we try our best to make it special for every guest too. While we can't be here full time, we visit as often as we can and, in between visits, we love to hear from our guests about their experiences. It's almost like being there ourselves.
Ramsgate is a little slice of paradise. It's unique, it has a character of its own, and we've tried to add some of our own personality to it through the years. For our family it's a perfect size in a perfect location. We hope it is for yours too.
GUESTBOOK COMMENT:This was a great experience for me and my son. We are sorry to leave and are already planning on when we can come back. The house was great, the view, everything. Thanks for thinking of the amenities - we wanted for nothing.
Well my family and I have stayed at Ramsgate a few times now and everything is the most amazing, comfy and inviting place you can dream of right in the heart of Seagrove . It is right on the water and I mean right on the water. You can smell the saltwater when you wake up and hear the waves crashing from everywhere you are. The deck is big enough to sit and relax, take a nap on your beach towels under the huge umbrella listening to the ocean, play games with the family, eat, read, do yoga, get massages..... Anything at all that you can imagine you want to do right on the ocean front, you can do. It is that big, that useful and that delightful.
And just when I thought it couldn't get any better, they remodeled and updated the inside!! I thought it was perfect before and was surprised it could be made better, but oh my heavens! It is so bright and spacious! Everything is completely wide open downstairs. You can see the ocean in full majestic view while cooking, getting in the refrigerator, cooking a yummy meal on the nice stove or moving your beach towels from the washer to the dryer. You can eat at the dinner table together or have the family sit at the nice, huge kitchen bar while you're entertaining everyone. And still, may I add, all with the divine blue ocean right in full view!
It's amazing. Every want and need is thought of and you really do feel most comfortable and right at home. A huge plus that I have come to notice from being a regular renter is that with everyone being so unbelievably happy and at home, anything that isn't readily available while you're there, you buy and leave for the next persons stay. We have always arrived to fresh flowers and leave fresh flowers. There are always extra kitchen delights. Olive oil, cinnamon, marinades beyond marinades, recipes and those just compliment what the owners get you started with. Detergent, dish soap, coffee, tea.. Just like home, only better, because of the beach and again, that view!!
Now if you ever decide you want to leave heaven, then the next great thing, is that anything else you want is right in walking distance. You feel like driving or riding bikes about a mile or so, then you multiply it by 100! There's everything for everyone, upscale shopping, locally made stores, 5 star restaurants, quick delicious beach eats.. Outdoor fun and adventurous sightseeing, awesome farmers markets, the best bookstore ever..
It's an all around great place to visit and Ramsgate makes it home! See for yourself!
Best VRBO we've stayed at in our 30+ years of travel!
This property exceeded all expectations and was by far the best place we have stayed in our many years of vacationing on the gulf coast.
The proximity to the beach was our primary consideration, and we enjoyed the large oceanfront deck to the fullest throughout our stay. The oversized umbrella provided ample shade so that we were able to enjoy the view and sounds of the surf at all times of day. The sunsets were spectacular! We lingered outside each evening, relaxing and catching up with our daughter and son in law long after sunset, under the most spectacular stars which seemed near enough to pluck from the sky. We enjoyed watching a very people-friendly heron who would stand patiently each day near persons fishing, hoping to catch something for himself. On our last day, we saw his patience rewarded and were thrilled! While we enjoyed some excellent meals at nearby restaurants (don't miss Café 30A!), some of the best of the week were those prepared in the beautifully equipped kitchen and eaten on the deck, reluctant to leave the sights and sounds of the surf to go out.
The home is very warm and welcoming, as is the owner. Every need was anticipated and provided, down to luxurious toiletries left for us in the bathrooms; fresh coffee beans and a grinder; beach towels and umbrellas; a large grill for cooking out; and information on things to do and restaurant recommendations. The décor is attractive yet comfortable, the home well-maintained and clean. We felt as if we were staying at an upscale resort!
Our daughter and son in law rented bikes for the week from the vendor suggested. They had a wonderful time each day exploring and enjoying lunch at Seaside. While they were enjoying these adventures, I was ensconced on the deck under the umbrella, catching up on my (mind candy) reading, taking in the full experience.
If you are seeking the perfect place to relax and renew, look no further! We were so sorry to see the week come to a close and are already looking forward to next time.
Our family of 5 (2 adults, 3 little kids) really enjoyed our time of fun in the sun at this beachfront property. The townhouse is exactly as pictured! Big master bedroom with comfortable King size bed and small balcony that looks at the ocean and private master bath. Guest bath accessible from hallway or other bedroom. The built in bunk beds are so much fun. The kitchen is well equipped, couch was comfortable, this place comes with tons of towels, and an abundance of beach chairs & toys. Beach service includes 2 chairs & an umbrella. The house was clean and well maintained. The owner is excellent at returning calls/emails. We had car trouble and Len let me know that it would be ok for us to checkin early and told me to "get my toes in the sand and relax" after a stressful journey! He truly cares about the quality of people that rent at Ramsgate and that they have a quality experience renting from him. The best part of this townhouse is the big deck where you can catch the sunrise & sunset everyday over the beautiful clear Emerald water! Yes, the decks are only seperated by a railing but we never lacked privacy. Everyone on this stretch of beach was respectful and watched out for each other. This is absolutely the cleanest and prettiest beach I've visited in the US. The beach is not at all crowded and we could let the kids run and play without worry. Snorkeling is easy in this clear water and the sand bar lets you go out far. The Air Force flew over in formations daily. We went to the heated pool once. We went to Pirate Fest in PCB, which is a great free activity and such cool history unique to this region. Goatfeathers was a good place to experience a seafood market & resturant. Blue Mountain Beach Creamery is worth the drive for the best ice cream and unique flavors. Seaside is a great place to spend a day with delicious food trucks, shops, galleries, and the kids played at the pavilion. The Hub is a great place to spend a few hours with its open-air concept of having resturaunts, bars, a huge tv screen, grass & lawn games all together in one very fun setting. This was our first vacation on 30A but will not be our last!
A very positive experience, could have used a little bit more space, due to having several family members with us, but cannot best the location, a few steps to the nice hot gulf water.
Overall, we enjoyed our stay at Ramsgate. It's beachfront in a prime location close to everything good on 30A and is situated on a dead end street. The clean interior is tastefully decorated with high quality linens/towels, great AC, huge TVs, travel size toiletries, updated kitchen and a cute welcome basket.
As with everything, there are some cons:
1. Stairs, stairs, stairs!
If you have any kind of knee problems, this condo has two very steep flights of stairs, so keep that in mind when packing.
Depending on your neighbors, it can be very loud (you can easily hear the televisions next door). Again, the stairs present an issue because you can hear everyone going up and down the multiple flights. If you are staying next to someone with a large group, this can get annoying fast.
3. Lack of Amenities
Wifi: In this day and age, technology is important to most (even on vacation), but their wi-fi is unfortunately slow. We could barely get basic internet sites to load and be patient with Netflix.
Privacy: You can see from the pictures that the deck is not private, but I didn't fully realize the extent of the openness. Anyone can walk onto your deck, so it can be awkward sitting in the living room faced with such random proximity to your neighbor's.
No hot tub:
I shouldn't have assumed there was a hot tub as they do not advertise this, but every condo I've stayed at has offered this feature.
No closet space:
There are three very narrow closets in the master bedroom and the owners keep two of them locked. All that's left is a minuscule broom closet with a vacuum and other cleaning supplies. The majority of our items were hanging clothes and there just simply was nowhere to put them except on the back of the door, which was inconvenient.
The little things:
-The pillows are so soft they evaporate once your head hits them. Bring your own.
-They don't have HD cable, but they have HD televisions, so the picture doesn't fit the screen and the quality is grainy.
-Aesthetically speaking, some things need updating. The cream colored couch was badly stained and streaked with crayon marks. The lampshades were marred and several light bulbs were out.
Ramsgate has great potential. Of course, due to the original build of the townhomes, there are some things that cannot be changed (potential noise level and stairs), but some simple updates would really enhance the space. If your sole priority is location, this condo is for yo
Great shopping and sightseeing in nearby Seaside, Rosemary Beach and the outlet malls of Destin, within 1/2 mile of great restaurants and seafood markets. Great place to kayak or stand-up paddleboard.
