New Owners, New 65" TVs, New bed and bath linens, New EV Charger, New upgrades, same Riverjoy Holiday Haven where EVERY day is a HOLIDAY!! Get ready to relax and enjoy Estes Park from your newly redecorated 3 bedroom townhome walking distance to town and a 30 second walk to the Big Thompson river! While our home doesn't directly back to the river, you will enjoy the SOUNDS of the Big Thompson from the deck, and every bedroom! We also have a "peek-a-boo" view of the river. Our home is decorated with a HOLIDAY theme! In the living room/main level area, you'll be welcomed into a "Winter Wonderland", complete with a Christmas tree, and winter decor. In the main level bedroom, it's a Winter holiday wonderland! Downstairs, you'll find our "Happy Fall" room with all things related to welcoming in the harvest! Then pop into our "Happy 4th of July" room where you'll be showered with "explosions” of red white and blue! Downstairs you'll find our HOME THEATER area with 6 leather theater recliners and a THEATER PROJECTOR with a 100 inch PROJECTION SCREEN! Two of the bedrooms have their own 65" flat screen TVs and the living room offers a 55 inch flat screen HD SmartTV. ALL TV's and home theater have a ROKU system with FREE access to Disney+, Hulu, ESPN, Amazon Prime and Netflix. We have high speed internet, and lots of board games to play! After a long hike in Rocky Mountain National Park, kick back and relax in our Newer 6 person HOT TUB!! Upstairs we have a lovely deck with mountain views, a peek-a-boo view of Rocky Mountain National Park (Longs Peak), a 6 person patio table and gas grill!

PEACEFUL: Main living areas of our home, and all bedrooms FACE the general direction of the river and mountainside.

AIR CONDITIONING!! Only a few places around here offer air conditioning, and you will be glad you have it on those warm summer days!

WALKING DISTANCE TO A LOT OF GREAT PLACES! Just a 15-20 minute walk down the street and you are in downtown, with tons of cute shops and restaurants. It's a 9 minute walk to FUN CITY with all of it's great kid friendly activities including a giant slide, go-karts, bumper cars, mini-golf, and more! 11 minute walk to SMOKIN' DAVES, which is the BEST BBQ place in town, and one of the most popular restaurants in Estes Park according to Yelp! And it's just a 3 minute walk to Coffee on the Rocks, which, if you haven't heard, is probably the most charming, peaceful, and beautiful little coffee house in all of Estes Park! It sits on a gorgeous little pond with views. You can feed the ducks, sit out on the patio, enjoy the mountain air, and maybe even catch a glimpse of a neighborhood elk! They also serve breakfast sandwiches, and light meals. ROCKY MOUNTAIN NATIONAL PARK is just a 6 minute drive (3 miles) down the road, and the YMCA is just 10 minutes away!

GARAGE: We allow our guests to park in our two car attached garage! Very convenient for those wet weather days. Please only park in the garage and Driveway.

GAMES/FUN: We offer many board games (Taboo, Monopoly, Othello, Ticket to Ride, Chutes and Ladders, Yatzee, and many more). We also have a fun AIR HOCKEY TABLE, CORN IN THE HOLE GAME, and a DART BOARD with soft tip darts for hours of friendly competition.

OUR REMODELED/REDECORATED TOWNHOME: Almost all the decor in our townhome is new. The king, and queen mattresses are memory foam. We offer three bedrooms, one of which is on the main level. We have NO steps into our main level, so those that enjoy main level living can have a bedroom, bathroom, kitchen, and garage all on one level. Our home is WELL equipped with a fully stocked kitchen, including a Mr. Coffee maker, KEURIG coffee maker, FRENCH PRESS, Coffee bean grinder, and Electric TEA KETTLE. We also have a PANCAKE GRIDDLE, DOUBLE WAFFLE MAKER, WOK, OSTER BLENDER, CROCK POT, 4 slice wide mouth toaster and several baking dishes. Private washer and dryer, high chair, pack and play playpen are also provided.

700 THREAD COUNT EGYPTIAN COTTON SHEETS: All beds have NEW 700 thread count Egyptian cotton sheets. King beds have 4 down pillows, and the Queen has three down pillows. Twins have one each.

BEDROOM 1: Happy Holiday Room: King MEMORY FOAM bed with HOLLANDER "CUDDLE BED" PAD. On the Main level with a private bathroom. Note that this is an "ADJUSTABLE" BED. You can REMOTELY raise and lower the head and foot of the bed to bring you to the most comfortable position.

BEDROOM 2: HAPPY FALL ROOM: King MEMORY FOAM bed with HOLLANDER "CUDDLE BED'' PAD. This room is Downstairs with a shared bathroom.

BEDROOM 3: HAPPY 4TH OF JULY ROOM: Queen MEMORY FOAM bed with HOLLANDER "CUDDLE BED PAD" , and twin bunk beds. One twin with memory foam and the second with a standard mattress. Shared Bathroom.

PARKING: Parking is limited to two average sized cars inside the garage, and two cars on the driveway. No street parking in front of the house.

NOTE: MINIMUM AGE for renter responsible for the reservation is 25. A copy of your driver's license will be required at booking. Holidays/special events at Peak Rate. Minimum stays required unless less days are available.

CANCELLATION POLICY: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund unless we are able to rent it out again. We encourage you to purchase travel insurance, we are not responsible for weather delays, health issues, or acts of God.
