Newly remodeled unit. Located on the Strand on a corner double lot. The only house on the beach with sand on 2 sides. 136' of ocean and sand frontage.

ABSOLUTELY THE BEST location on the beach in ALL of Southern California!

The good, bad and ugly

The summary review is that while the house is located on an amazing plot of land, there is not adequate value for money when it comes to the downsides of the place. I will break review of 2nd floor unit into 3 parts:

The Good:

- Location, location, location - Probably situated on one of best plots of land in area. Half way between Hermosa and Manhattan Beach and views from 2 sides of house.

- Views - There are amazing views of ocean from both bedrooms and kitchen

- Communications - Gary was easy to work with when reserving property and in general seemed super responsive.

The Bad:

Messy Deck - While the house does come stocked with every imaginable beach toy, it is just sort of thrown on the deck and is very messy. It is very generous to allow renters such access but it would feel much better on the deck if the items were organized in a more efficient and effective manner.

The Ugly:

- Ants - We arrived to hundreds of ants in kitchen. We cleaned them up and by the next day they had moved to the cabinets. It is a major bummer because we had planned on BBQing but my wife said no to any cooking whatsoever because of the ants and general dirtiness of place. I lived at the beach for 4 years so know ants are an issue but this was out of control. By the last day, they had found a single piece of candy wrapper in my son's backpack and swarmed that. It was a constant fight.

- Dirty - In general, the place just needs a thorough cleaning from top to bottom (and maybe to top again). The carpets, comforters and couches all felt very grimy and, as other reviewers have mentioned, the place needs a paint job. We had ceiling paint and plaster falling on floor! Also, the dishes, including coffee cups, had not be properly cleaned and were still dirty.

Owner's Response: I'd first like to thankyou and respond to your positive comments. I do like when renters appreciate the location. The current property value is $25 million. I really do try my absolute best to maintain the property along with my desert property VRBO listing 204164, it's all I do full time. I do take pride in ownership and do take criticism as constructive. I try being at the home between every rental to make sure the home is dialed in. Unfortunately I was unable to be there prior to your stay and apologize the bikes, surfboards, boogie boards, paddle boards, beach chairs, bikes, and rest of the beach toys on the lower level were not organized as they should be. Ants have been a huge problem up and down the beach this spring. I'm not a big fan of spraying pesticides throughout the home and ant traps are worthless. I really didn't have a solution until I got a referral from a neighbor (who also had the same problem). It's an exterminator that uses only organic products. They came out 3 times over a 3 week period to spray both inside all 3 units and outside. The third time was just prior to your stay and the spray caused the ants to come out of hiding and actually made the problem much worse for a few days which was during your stay. The problem has been solved, I haven't seen an ant since. The exterminators now come every 3 months to prevent this from ever happening in the future.

Beware of Third Floor Unit

The location of this property is amazing as all the reviews state. There are three individual units and the pictures you see are mostly pictures of the first and second floor units, which are much bigger and maybe do have 2 bathrooms. The third floor unit has one small bathroom. The unit also needs some upkeep. A paint job would do wonders. And the unit needs roof repairs. While we were there, water was dripping through the ceiling for two days. We had buckets on the floor to catch the water. I texted and phoned the owner immediately when we walked into unit and saw the puddle on the floor. (Fortunately we had no personal items on the floor and the dripping missed our laptops which were on the kitchen table.) This was on Friday. By the time we left on Sunday, we had not heard back from the owner. It is evidently a problem from the past as you can see the ceiling repairs.

I would love to give this property a great review because it could be amazing with a little work. The units should also be listed individually as they are all not the same.

Owner's Response: I feel very bad about what happened during your stay. I had the roof repaired a year ago and it's quite obvious they didn't repair it properly. It's been a difficult process trying to find the cause of the leak. I have since gotten a new roof installed, and I'm happy to say we had a good rain last week and not a drop of water on the inside. I did offer a free 3 night stay in the future because of what happened.

View and Location make it, but...

We had a blast on our vacation and attribute a lot of that to our stay at this house. Gary was nice and easy to deal with. We took the kids to Disney during the day and was nice to come home and relax on the deck after a long day. The location couldn't be better as we rented bikes and drove up and down the strand with the kids, as well as ate at some very good restaurants.

Some things to consider that we had no idea about until we got there: There is no central air in the house. We talked to Gary about this and he said that this is very common with all houses on the Strand. We talked to some neighbors who actually did have central air but they said it just depended on the house. If you keep the doors open and shades down during the day it's bearable. At night if you keep the doors open there is a breeze in the living room but nothing comes back to the bedrooms. Was a little hard to keep the doors wide open for anyone to walk up the outside stairs although this wasn't a huge worry as the location seemed safe. We did wake up several times sweating as even a fan directly on us was not enough to cool down the unit. This also woke the kids up many times during the night. We were on the very top unit and the second bedroom has nothing but a small window to open so it gets very hot and muggy at night. It was very HOT!!! We probably would have still tried out the unit, but we definitely would've looked for some other options first if we would have known up front that there was no central air in the unit. I can only speak for the top unit that we stayed in, but I will say that the finishes in the unit seemed to be a lot better in the pictures. The last two pictures on the website are the only ones of the very top unit and probably for a good reason. There were multiple baseboards missing, a rusty air vent, and the bedrooms were very small. You had to use a dresser in a closet to set anything on in the main bedroom. These may not be deal breakers for most, and may not have been for us but definitely would have been helpful to know before we got there for the price we were paying.

Overall the view and location made us forget about a lot of this other stuff, but I think it's help for future potential renters to know before they spend this kind of money on this unit.

Owner's Response: I think some people don't have an understanding of what it takes to maintain a hundred year old Beachhouse. Each year, I grind, prime, and paint the metal circular staircase with the best products on the market, and with in 2 Weeks, the direct salt air starts causing the stairs to rust! I've told myself, I refuse to paint that staircase more then once a year! To have 2 of the 3 complaints being a 5"X9" vent with a bit of rust, and the other being a total of 4 feet of unfinished baseboards, if you are down to those as your complaints, then I'm feeling pretty good. I spend numerous hours each month constantly upgrading and maintaining the home in which I very much take pride in ownership. And for your 3rd complaint about the fluke record breaking heat wave we experienced in mid October.....when you texted me the air conditioner wasn't working, that was my humor of the day. There is no air conditioner! The air conditioner is the Pacific Ocean 250 feet away! When I saw your family in the unit with the sliding doors and windows closed I was thinking: are they scared to open the windows? I was actually feeling sorry for you and your family. Sure the nights were very hot for you and 90% of the other homes in the beach area without air. If you open both the west and east facing doors, there's a great ocean breeze that flows right through the home. You should have tried it! Sorry my $20 million home did not meet your expectations.

The best time on The Strand!!

The house and views are amazing!! Great views from almost every room in the place! My (now) wife and I had our small wedding here. Rented the middle unit for 5 nights and all three units over the weekend. Everyone loved it and had a great time. There are beach cruisers to use, surf boards, bocci sets, volleyballs, etc...plenty of beach toys for everyone. The location is perfect, sand on two sides, close enough to Pier Ave to enjoy it, but not so close as to be annoyed by partiers should you want to relax. We will definitely be staying here again.

Two small, but not to us, problems came straight away. Previous renter was messing with the refrigerator and succeeded in making it non-functional. Second was the huge amount of trash left behind by the previous renter. Everything was clean, but the piled up trash in the cans smelled, well, lovely? Gary saw to it that the fridge was up and running in no time and had the trash situation taken care of before I knew it. This was no fault of the owner, the inside was clean and extremely well stocked. But, trash pickup was 4 days later, it was taken care of anyway. So, in my eyes, he went above and beyond to make sure everything was perfect. I would give 6 stars if I could, if only for what I perceived as excellent "customer service.

THE BEST STRAND EXPERIENCE!!!

Absolutely hands down the best strand experience I have had! We rented the two top levels for 10 days and it was best vacation I really have had in a long time. I love Manhattan beach and this house is the true essence of it! House was furnished and decorated nicely with everything you could possibly need. The owner, Gary, was awesome and super accommodating. I will be a repeat renter every year and may take all three levels next time. I highly recommend!!!

Best Beach House Rental in So Cal!

I stayed here in October 2014 with my sister and two cousins. We rented the middle unit. It was fabulous! Incredible views, fully equipped kitchen, plenty of room for the four of us, etc. along with access to many amenities including bbq, hot tub, bikes, surfboards, boogie boards, you name it! We had an amazing time, and Gary was super easy to work with and accessible for questions. We had such a great time that we just booked a longer stay for 2015.

I read all the reviews prior to staying. I will say that we had no issues with noise, even with windows open at night and in the morning. My advice is to be super careful with parking. Be sure to park within the faded parking lines--or you will get a ticket. I did :( There is a slight odor from outside the front door, but this has nothing to do with the property or property owner. Once inside you don't smell it, even with all windows open. Overall I give this place five stars and will keep coming back!!
