Private home renovated in 2008 sits on waters edge with private beach area, huge furnished deck with natural gas grill, master w/queen bed, 2nd bdrm with bunks, cathedral LR with pull out queen sofa bed, all linens provided. Granite/Stainless steel kitchen, laundry, central vac and more! Lake allows motor sports, you can drop your own boat or jet ski's at public doc and beach them in front of house.
About our home...: This is our private summer home which we completely renovated. We do not consider this a rental property and will be very cautious as to who rents it. We only want responsible individuals who will treat our home with the same respect we do! It is a wonderful place to enjoy and relax!
About the Pond...: John's Pond is large enough to be a lake but not deep enough therefore it is considered a pond... You can bring your boat and jet ski's, they can be tied to our mooring or pulled up on the beach. We have a natural gas grill on the deck you can use along with lots of deck and beach furniture.
Area info...: Home is walking distance to Dunkin Donuts and Andy's market. Just a mile or so from Mashpee Commons and a few miles to Old Silver Beach if you'd like to visit the ocean! Several golf courses are just minutes away as well...
John's Pond will always have a special place in my heart after our family vacation. It was absolutely perfect for me, my 3 year old daughter and our golden retriever. The home is located on a dead end street, making it very safe for kids and dogs. The neighborhood dogs seemed to be in heaven adventuring from house to house and swimming the day away. The sandy beach and warm water are just steps off the back deck, making beach days effortless with a toddler. The cottage is a bit on the smaller side, but PERFECT for 2 adults and 2 kids. We had a couple additional visitors, so we utilized the pull out couch in the living room. Another fantastic option would be to have guests use tents on the front or back (professionally manicured) lawn! The neighbors had multiple guests over the holiday weekend and were very welcoming and kind to us. The house looks like it could be an advertisement for Pinterest with every decoration thought out and placed perfectly. I love this house and John's Pond. The owner, Dee Leblanc, was an absolute pleasure to do business with. She was always just a text away for any questions we had. Within walking distance, there's a pizza place called Pizza Guyz, a HUGE liquor store and a yummy breakfast place called Laura's Home Cooking. We had a pleasant experience at all 3 places. Mashpee Commons is only a 3-4 minute drive down the road; offering everything from fine dining, shopping, and nightlife. We drove to the wellfleet movie theatre, Falmouth center, and Skull Island in Yarmouth (HUGE family fun amusement park.... Highly recommend all 3. Additionally, you can get to the Vineyard or Nantucket VERY easily by taking a ferry from woods hole (10 mins from the house). We went to the vineyard for a day, it was fabulous. We loved this place so much.... I can't say it enough. It's truly a home away from home with the key upgrades including washer/dryer, dishwasher/disposal & central vac. We can't wait to go back next year!! ☺️
The house and property are beautiful and beautifully located. Johns Pond is clear, clean and great for kayaking, boating and fishing. You feel like you are away from it all, yet if you want to go shopping, out to eat or to the ocean you are only minutes away. Right around the corner you will find a convenience/liquor store, bakery, 2 pizzarias, Dunkin Donuts, and a great made from scratch breakfast/lunch spot, Laura's Home Cooking. The house was comfy and updated. There is no coffee maker or basic things like trash bags, salt/pepper or wine glasses, so just come prepared. The highlights of the property are the deck and beach. The beach is small lengthwise but wide and shared by 4 houses, but there was more than enough space for us to set up our kayaks, chairs and umbrella and enjoy the view, sand and water. If you are a dog lover, this is the place for you. Since the houses that share the beach have or allow dogs don't be surprised if you see them running around playing or greeting you. Our dog loved it there. Although we did keep her on a long lead since she wanders, she was still able to play with the others. The neighborhood is good for dog walking or biking. The beach is situated for sunset viewing and we watched a couple from our kayaks. When you need to get out of the sun just head up to the deck, which is shaded by trees and has a nice breeze. You have an open view to the water and we spent all of our time on the deck in the 2 comfy chairs with ottomans facing the water. Great place for happy hour and backgammon while watching the jet skiers and boaters. We had a great time and would definitely recommend this property for rental!
We really enjoyed our week stay at this beautiful home, wished it was longer. Only a few feet from a private beach was perfect for us and our 3 small children. The water very clean. A few days we just lounged on the beach, it was very relaxing. We loved it. And hope to return in the future. There was only one concern of mine and that was the question of how provided linens were laundered. A note left stated we had to wash all blankets and linens, only the blankets/comforter didn't fit in washing machine leaving me wondering if they were clean. We didn't use the large comforters provided just in case. Other than that the house is beautiful and very well maintained.
One more thing that isn't the home owners fault at all was that the house next door was under construction, so from 8am-4pm there was sawing and drilling which sent us in the house once while eating breakfast on deck due to neighbor power washing deck and water spraying our way.
Neighborhood dogs very friendly, sometimes joining us on the deck looking for scraps and once entering the home unannounced. But we like dogs so thought it was cute. Again uncontrollable. So no qualms.

We had a wonderful time at Dee's home. The home was perfect for myself, my husband and child. It was so convenient on John's pond with a perfect little beach to enjoy the day. An added bonus was the friendly neighbors! Highly recommend this home!
Clean Small 2BR, 1BA open concept home with spacious deck and backyard that leads onto Johns Pond. You can tell the owners spent time remodeling and beach theme decorations. The deck with nice deck furniture and gas grill were great. Best Attributes: deck and wonderful view and proximity to water, including small sandy beach. Johns Pond was fun for water sports(have to bring or rent your own) and wonderful sunsets. Rental allows dogs! Central A/C and easy to clean up with central vac/washer/dryer. Provides all towels and linen and has beach chairs in shed. Close to Mashpee Commons and South Cape Beach.
Drawbacks: Second bedroom small especially for adults, better for kids due to the bunk beds. No coffee maker! Very small eating space at front door and owner specifies no eating in living room area, so have to hope for not too buggy or rainy and use outdoor table and seating if more than 2 at your table. Closed proximity to neighbors who hosted large groups(~30 people) camping out on their property, with multiple dogs(5-6) roaming onto this rental space including deck, front yard, back yard. Definitely limited privacy.
We had a wonderful stay at your immaculate home on John's Pond. The location couldn't have been better to the private beach and to be 1 minute off of Route 151 and 5 minutes from Mashpee Commons. The house has everything you need and the a/c and washer and dryer are a big plus especially during our very hot and muggy week! Dee is wonderful and a pleasure to deal with. We will be back!
