The Joppa House is perched upon stilts on a 10.5 acre lot bordering the Merrimack River. Our home abuts Mass Audubon on both sides and enjoys a natural habitat for birds. The lower and upper observation decks overlooking a salt panne offer great vantage points for viewing wildlife as well as outdoor retreats for relaxing on the river. This architecturally stunning home has panoramic views over marsh and river yet remains private from the easily accessed city of Newburyport and the beautiful beaches of Plum Island. Kayaks can be launched from the site at high tide.

Enjoy all that Newburyport has to offer as well as the beaches of Plum Island, the Sandy Point State Reservation and the Parker River National Wildlife Refuge during your stay at this enchanting property.

Our home, Joppa House, is located in the historic, seaport town of Newburyport, Massachusetts and is situated halfway between downtown and the beautiful beaches of Plum Island. A unique and architecturally stunning get-a-way for two, Joppa House, is adjacent to Massachusetts Audabon and the National Park Service headquarters for Plum Island.

From the beach shores of Plum Island to the Clipper City Rail Trail and Harbor Walk, there’s no shortage of things to do in Newburyport. The Clipper City Rail Trail is a 1.1 mile multi-use path that runs from the MBTA to the Merrimack River shoreline near downtown. You can run, walk or bike all while accessing your favorite spots and discovering new ones. It connects to ample side streets for shops and attractions.

Maudslay State Park and the Parker River National Wildlife Refuge are both attractions highly ranked by the National Park Service. The Maudslay State Park features 19th century gardens, undulating meadows and large pines. There are miles of trails for walking, biking and horseback riding. Families can also enjoy picnics among nature. Parker River boasts gentle terrain with dunes, shrubs and freshwater marshes. You can walk along boardwalks to the ocean or take bird watching excursions, as well as educational courses. These are just a few of the great outdoor Newburyport activities.

The Market Square Historic District is just one of the many Newbuyport treasures on the National Register of Historic Places. This district is comprised of federal style brick buildings. It’s also home to the US Custom House, which is a classical revival building. The Custom House is now the Custom House Maritime Museum, showcasing the maritime heritage of the Merrimack Valley. Plus, Newburyport is the Birthplace of the US Coast Guard. Things to do in Newburyport are full of rich history.

The Waterfront Park is another one of the popular things to do in Newburyport. Green space with benches allows you to relax and bask in the sun. This park is also host to many Newburyport events, such as Riverfront Music Festival and Newburyport’s Yankee Homecoming.

Joppa Flats is located on Water Street offering gorgeous views of the Merrimack River. You’ll find plenty of Newburyport water activities here, such as boating, and kayaking. If you enjoy a fun adventure, go for a Newburyport Whale Watch tour.

With the craft brew craze going on, Newburyport has gladly joined in. The Newburyport Brewing Company makes delicious craft beers that bring friends and family together. Their taproom is open for tastings and pints Thursday - Sunday and offers live music, art shows, brewery tours (Saturday @ 4 pm), and the Metzy's Taqueria Truck on Thursday nights. One of our own is a brewer at NBPT Brew Co. so you will always find the refrigerator at Joppa House well stocked. :)

Once you've explored all that Newburyport has to offer, Boston, Cape Ann, Portsmouth, New Hampshire and Kittery, Maine are all great places for a day trip.

Gorgeous!

Beautiful property with ever changing views that are out of this world ! Private, yet a walkers paradise, with town and many nearby parks and wildlife areas accessible on foot. Joppa House has everything you need ( and then some!) to enjoy a delightful, peaceful, restful, romantic vacation and a chance to experience some of the area's magic.

The home was spotless, well equipped if you just want to never leave for your time there and Patrica was the perfect host. I was on line last night trying to book it for the first week of Oct. but it is already sold.

Great views, spotless, nice house

Writing from the Joppa house right now. Have been here for a week and love it. Enjoy watching the water fowl and tides. House was spotless with fresh flowers and pastry. Thank you Julie for all the help and keeping the house so perfect. The house is just as nice as the picture describe. Don't hesitate to rent you will love it.

Perfect honeymoon location

My wife and I chose to stay at the Joppa House on our honeymoon. Staying here far and away exceeded our expectations.

We arrived to a very clean and well kept house, which was absolutely gorgeous, and met the owner who gave us a rundown on the property and its history, and offered recommendations regarding restaurants, markets, and other attractions in nearby Newburyport, and brought a few provisions to share with us to get us started. She was as delightful as the house, and very easy to work with. We particularly liked the fact that the house was available for a midweek-to-midweek rental, unlike many properties on VRBO that are only available for full Saturday-Saturday stays or similar.

Watching sunrises and tides from the gorgeous bedroom were outstanding -- though by the third day we made up some makeshift curtains because sunrise was around 5 AM in July and we wanted to get a little extra shuteye. We made frequent use of the grill on the deck as well as the well-equipped and decently stocked kitchen. We also took full advantage of the clothes washer and dryer, as well as the amenities such as binoculars and beach towels that were provided. The wireless Internet service was speedy enough for streaming some movies, but we didn't get around to checking out the satellite TV which was generously provided.

On top of all that the house is in an excellent and convenient location, not just as you can see from the beautiful online pictures, but as far as reaching activities. Plum Island is just down the road one direction, and downtown Newburyport the other, just a couple of minutes to each. Reaching further afield it was easy to reach beaches near Hampton Beach, NH, and to scoot down to Gloucester for a schooner ride one evening.

Both my bride and I would definitely recommend the Joppa House to others, and in fact have already done so. We'd kind of like to try it again in the spring or winter when the weather is a little cooler, but everything was so gorgeous in the middle of the summer that we might just be back again at that time of year.

Little Piece of Heaven

We stayed 3 nights in this beautiful home and absolutely loved every minute. The views were phenomenal, the house clean and nicely decorated, the kitchen had everything a cook could need. The furniture was so comfortable and the claw tub a bonus! We enjoyed watching the same family of ducks come close to the home every high tide. We watched egrets fly by and osprey and terns hunting. Sailboats and kayaks and fishing boats were always on the horizon. Sunrise and sunsets were spectacular. The location was perfect for either heading to town for shopping and lunch or heading to the Parker River Refuge to walk on the beach and check out the piper plovers and herons and egrets. We hope we can make it back to htis special home again.

While we do a thorough professional clean between each guest's stay, we kindly ask that prior to leaving, you clean and put away any dishes or kitchenware used, empty the refrigerator of any of your items, place your trash and recyclables in the bin on the deck and leave any dirty towels in the hamper. This helps us get through the cleaning process quicker and allows us to keep cleaning costs down for you and future guests.
