The Joppa House is perched upon stilts on a 10.5 acre lot bordering the Merrimack River. Our home abuts Mass Audubon on both sides and enjoys a natural habitat for birds. The lower and upper observation decks overlooking a salt pan offer great vantage points for viewing wildlife as well as outdoor retreats for relaxing on the river. This architecturally stunning home has panoramic views over marsh and river yet remains private from the easily accessed city of Newburyport and the beautiful beaches of Plum Island. Kayaks can be launched from the site at high tide.
Enjoy all that Newburyport has to offer as well as the beaches of Plum Island, the Sandy Point State Reservation and the Parker River National Wildlife Refuge during your stay at this enchanting property.
Rates are $325/night (4 night minimum) from mid-October through mid-May. Seasonal rates range from $400/night (spring and fall) to $425/night (summer) - all rates require a 4 night minimum stay.
The home was spotless, well equipped if you just want to never leave for your time there and Patrica was the perfect host. I was on line last night trying to book it for the first week of Oct. but it is already sold.

My wife and I chose to stay at the Joppa House on our honeymoon. Staying here far and away exceeded our expectations.
We arrived to a very clean and well kept house, which was absolutely gorgeous, and met the owner who gave us a rundown on the property and its history, and offered recommendations regarding restaurants, markets, and other attractions in nearby Newburyport, and brought a few provisions to share with us to get us started. She was as delightful as the house, and very easy to work with. We particularly liked the fact that the house was available for a midweek-to-midweek rental, unlike many properties on VRBO that are only available for full Saturday-Saturday stays or similar.
Watching sunrises and tides from the gorgeous bedroom were outstanding -- though by the third day we made up some makeshift curtains because sunrise was around 5 AM in July and we wanted to get a little extra shuteye. We made frequent use of the grill on the deck as well as the well-equipped and decently stocked kitchen. We also took full advantage of the clothes washer and dryer, as well as the amenities such as binoculars and beach towels that were provided. The wireless Internet service was speedy enough for streaming some movies, but we didn't get around to checking out the satellite TV which was generously provided.
On top of all that the house is in an excellent and convenient location, not just as you can see from the beautiful online pictures, but as far as reaching activities. Plum Island is just down the road one direction, and downtown Newburyport the other, just a couple of minutes to each. Reaching further afield it was easy to reach beaches near Hampton Beach, NH, and to scoot down to Gloucester for a schooner ride one evening.
Both my bride and I would definitely recommend the Joppa House to others, and in fact have already done so. We'd kind of like to try it again in the spring or winter when the weather is a little cooler, but everything was so gorgeous in the middle of the summer that we might just be back again at that time of year.
We stayed 3 nights in this beautiful home and absolutely loved every minute. The views were phenomenal, the house clean and nicely decorated, the kitchen had everything a cook could need. The furniture was so comfortable and the claw tub a bonus! We enjoyed watching the same family of ducks come close to the home every high tide. We watched egrets fly by and osprey and terns hunting. Sailboats and kayaks and fishing boats were always on the horizon. Sunrise and sunsets were spectacular. The location was perfect for either heading to town for shopping and lunch or heading to the Parker River Refuge to walk on the beach and check out the piper plovers and herons and egrets. We hope we can make it back to htis special home again.
Our vacation travels have taken us to many lovely rental properties but none have captured our hearts quite like 'Joppa House'.
Ideally located in a beautiful tranquil setting on the Merrimac River between Plum Island beaches and the quaint town of Newburyport, this magnificent sanctuary never ceases to amaze with its wonderful vistas from every window....the breathtaking sunrises over Plum Island, the many mallards splashing in the ever-changing tidal pools of the river, and the egret and heron hiding in the lush tall grasses.
This little gem is tastefully decorated, tenderly cared for, and thoughtfully furnished with everything one could possibly need for a perfect stay.

A magical location with a spellbinding view of the bay, Joppa Flats House is perfect for a couple. Watch ducks, geese, eagles, seals, otters, muskrat and shorebirds from the comfort of your designer easy chair. Proximity to the Parker River National Wildlife Refuge and Mass Audubon Education Centre makes it birders’ heaven! It’s an easy 30 minute walk to Newburyport’s restaurants and shops and a superb base for exploring the North Shore.
The gracious owner has anticipated your every need in a well stocked kitchen with top-of-the-line appliances, comfortable seating with good lighting, high speed internet access and satellite TV, and a quality king bed accessed up a stainless spiral stair. The house reflects sensitivity to its environment and a wealth of architectural details that make you smile. And oh, the view! Stayed for a month and delighted in the ever changing panorama every day. Truly hard to leave such an exquisite gem.

~ HOUSE RULES for Joppa House ~
1. Check-in is at 3 pm, and check-out is at 11 am. Arriving slightly earlier, want that extra hour to sleep? Should be fine, but please check with us in advance.
2. Joppa House is our family's summer home, please treat it with respect. Being a family home, we also have a NO SMOKING policy (please refrain from smoking in our home or anywhere on the premises).
3. As members of our family have pet allergies, we have a strict NO PETS policy at our home.
4. Joppa House is designed to be a relaxing, romantic retreat.....please help us keep it that way by refraining from hosting parties and/or social functions at our home.
5. To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the A/C or heating when it's not in use or upon leaving our home. Mother nature thanks you too!
6. To ensure we keep the floors squeaky clean for our guests' enjoyment, we have a no shoe policy inside our home. We like to think of it as bringing the beach to our home (only without the sand).
7. While we do a thorough professional clean between each guest's stay, we kindly ask that prior to leaving, you clean and put away any dishes or kitchenware used, empty the refrigerator of any of your items, place your trash and recyclables in the bin on the deck and leave any dirty towels in the hamper. This helps us get through the cleaning process quicker and allows us to keep cleaning costs down for you and future guests.
