Hi everyone, my name is Tim Miller. My brother and I purchased in Cancun back in 2004. We love it here! We used to have property in Coco Beach but when we found Cancun we sold everything and bought here to stay. There is no place on earth like Cancun. The beauty of the Caribbean waters is unmatched worldwide, the beaches are pristine, and the wonderful people of the area is the real difference maker. The locals are so happy and so humble, and so thankful to have your business and be of service to you and your family. Over time, my family came to know many wonderful people here in Cancun. If you have never been to Cancun, you will absolutely love it here!

Penthouse #3730- 4BR-3.5BTH - Approx 2,750 sq ft including terraces

Penthouse #3730 sits on the corner (there are only 4 units on the top floors, one on each corner) of the North tower, on the 7th floor. You walk in and you have the living room, dining room, powder room, kitchen, big terrace with the hot tub, laundry room and one bedroom with private bathroom. Then upstairs you have the other 3 bedrooms and another 2 bathrooms. The views are of both the ocean and the bay. The unit faces the bay. This tower was built before some major new set back requirements came into play in Cancun. That's why the views are so outstanding, the tower is much closer to the water than any of the others on the Cancun strip.

Do you have a very large group? I can help, I take care of several of these large units in the same resort, some are on the same floor.

What makes us a more attractive choice than our competition?

1. When you arrive at the resort you are welcomed by my management staff. Two full time managers take care of only a few units to ensure your service is top notch. You will be assigned one of the two. Either Francis or Abdiel will be there to welcome you, show you around and answer any questions you may have. And how blessed we are to have Francis and Abdiel. You will truly enjoy having their smiling faces there to be of service for you.

2. Francis and Abdiel are not just greeters. They are there for you should you need something. Simply email or call them and they will be there promptly, they are normally already right there at the resort.

3. Our resort has on site maintenance of course. But that is not good enough for us. We have our own full time maintenance man to be there quickly should anything malfunction. I used to hire companies to come out if something like one of the AC's malfunctioned. Not anymore, we have our own on site full time staff.

4. Would you like a an authentic Mexican home cooked meal? How does only $50 for your entire groups sound?... plus the raw cost of the food? That's right, we provide this service with no mark up at all! Enjoy! The service includes clean up after. Why go out to some expensive fancy place when you can dine and be serviced while enjoying the best views in Cancun right there in the penthouse?! anywhere.

5. Would you like a night out away from the children for some adult conversation? We have baby sitting-services that come right to the condo, and they are wonderful people, part of our extended family in Cancun.

6. Want a tip on a great snorkeling experience? A good friend of mine offers his service privately for your group. The private tour goes all day, includes lunch on an island, is totally private to your group, and comes with the best "skipper" anywhere. Going out with Mike is truly an experience. Cost is $65 per person, if less than 6 people minimum price for all is $390.

7. Our resort has a staffed front desk, 24 hour on site security, bell hops, and friendly staff.

8. Advice: Why pay $80 to get into the 2 biggest night clubs in Cancun when I can show you how to get your cover paid, all drinks paid, and VIP service for the same price? This is just one example of several tips that will save you a lot of money.

9. Resort Features: Flexible All Inclusive Option - Pay only for the day(s) you want it - decide as your vacation unfolds.

Other thoughts 1: If you are traveling with small children, you will find a packnplay (play-pen & sleeper), a high chair & a quality stroller on hand. Or, if you would like to enjoy your favorite drinks down by the pool or beach we welcome you to use the special cooler you will find in any of our units. It is on wheels, super easy to take with you and is also very handy as a pool or beach side table. The convenience might only be out shined by the savings on drinks! This item has been pre-approved for use by the resort, when you are staying at one of our vacation rentals.

Other thoughts 2: If you need extra beds, I have found air beds to be most comfortable. We have queen size air beds and linens for same available upon request.

And then you have penthouse #3730 itself. Wow! It has outstanding ocean views, outstanding bay views, huge terrace, 4 person hot tub, full kitchen, LR, DR, 4 bedrooms, 3.5 bathrooms, its just wonderful staying here.

When my brother and I were looking we noticed some things about the area.

The strip in Cancun is very busy, this part of the strip where we purchased is more laid back, we are 6 miles from the thumping of the big famous night clubs like Coco Bongos and Dadeos. So very close to get there, but far enough away for peace and quiet. There are a couple of restaurants right across the street, one is my "go to" place called 19.5. The owner's name is Joe, terrific guy. The food is excellent and reasonably priced. They have huge black angus burgers, burritos, a nice mix of American and Mexican food. They serve alcoholic drinks, its very casual and has an outstanding view over the bay, amazing sunsets there too. The other restaurant is called Navios, outstanding food, mid range on price, and open air with private palapas built over the water, just a wonderful ambiance there.

What makes this condo unique

When we first bought here in 2004 the resort management at the time was hotetur. They were bought out by another company called Blue Bay Resorts. So this company inherited the lease for our resort. This turned out not so good because they did a poor job. The resort started to get run down looking after a few years. Finally our association was able to get them out in Jan of 2016, and a new management company came in Feb of 2016. We had been praying about this a lot, for years actually. And in due time, boy did God answer! Our new management company has made so many positive changes for our resort. We had all our building exteriors redone, every hotel room, 2 of our 3 restaurants, and they vastly expanded our pool. In time they want to build an entirely new lobby that features the ocean as a backdrop, and add another swimming pool. We feel amazingly blessed. Excellent condo

This was an excellent condo! My family and my friends family all shared the condo and there was plenty of room. The manager that takes care of the room was awesome and always willing to help out with anything at all that you need, be it at the hotel or elsewhere. Taking the bus is the best way to go as far as transportation. Tim was always really helpful and always got back to me with any questions I had quickly before the trip and his staff was always around for questions during our stay. I would definitely recommend this condo!

Had a blast!!

We had 10 ladies in this unit and there was plenty of space and room. The table on the outdoor terrace was wonderful as there was room for all of us to have dinner together outside with the sound of the ocean rolling in and a cool breeze blowing thru. There were two managers who checked in on us daily to make sure we had everything we needed. Mike took us on a snorkeling excursion to Isla Mujeras and we felt like we had known hiom for years. He's in many of our photographs. The beach outside is splendid, very few rocks and nice white sand beach for miles. We spent many hours laying in the sand. The buses pick you up right at the bottom of the entrance to take you anywhere that you want to go. We went to Wal-mart and stocked all of our cupboards with food and took turns doing the cooking. There is also an all inclusive option that you can use that is either by the day or week if a person did not want to cook. The kitchen is well stocked and very easy to get comfortable in. We would very easily go back there! Tim Miller is very easy to work with and responds to all e-mails quickly and happily. Can't think of any reasons why I would say not to go.

Best Vacation

A few of my friends and family ( 8 of us) stayed here during spring break and had the time of our life. We couldn't have asked for better weather.This place is huge, we could have easily had 12 or more but the price with 8 was still worth it. Two stories, 4 large rooms, washer and dryer, fridge and 4 bathrooms. The best part is the hot tub on the balcony over looking the beach. The hotel was great, two pools with a swim up bar. Snack bar during the day with decent burgers and american food. The activity cordinators had a variety of things going on, had a volley ball tournament, soccer, water baloon fights, water volley ball. There was a buffet, snack bar, Itialian, and fine dining.

I'm not sure if it was TIm or the hotel that introduced us to Miguel but Miguel was our day time actvity planner outside of the hotel. We went to an island and did some shopping, snorkling and swimming. It was enjoyable having someone who could speak english and help us get around. We were going to go deep sea fishing but the winds were too strong the last day we were there.

If you want to enjoy the nightlife I suggest talking to Tavo who does the day time activities by the pool. He drives you there with other guests from the hotel, gets you in without waiting and gets your drinks.

I highly reccomend renting this place, I know we are comming back for 2011.

The Grocery Store Run - we recommend you take advantage of our offer to take you to the Walmart or Grocery store before you settle in at the condo. Our Transfer Company will take your whole group after picking you up from the airport and wait for up to an hour for you to finish your shopping trip and then our management will help you bring all of your groceries up to the condo.

In Home Meals - Our cooks will prepare an authentic delicious Mexican meal for you and your family. These ladies are not professional chefs; however, they are great family cooks.

The cost is for preparing the meal for your whole group of up to 8 people plus additional cost of the food. The receipt for the food cost is provided for you or you are welcome to go with our cook to the grocery store. Groups of 8 people or less $50 American US dollars plus the cost of the food. This is a fee for the whole group not per person and is paid with American cash when the service is rendered.

Please add one time $195 cleaning/laundering/processing fee to any stay to arrive at a complete total. Nothing else needs to be added.

  • In any space, enough cannot be said about the importance of clean quality bathroom areas. And this special penthouse certainly bodes well in this area. A frosted glass slider separates the master bath from the main master bedroom area. The attention to beautiful detail & special lighting in the master Jacuzzi overlooking the Caribbean is difficult to understate. The 2nd bath upstairs services the other two bedrooms upstairs. Its marble walls, classy lighting and sturdy tempered glass shower enclosure are sure to be appreciated. The private bathroom off of the 4th bedroom on the main level is clean & functions well for extra guests. And the attention to classy, sharp detail throughout this splendid penthouse is signified once again by the fixtures and finishes in the main level powder room.

  • Each bedroom is equipped with flat screen TVs. There are dozens of English channels, kids channels, even NFL network. The feel one gets from each of the 2nd floor bedrooms (3 on upper level) is one of not just beautiful views outside, but quality inside. The master bedroom is on the corner offering sweeping views of the amazing Caribbean colors to the right. To the left is the beautiful bay, often seen with the sunshine doing its glistening dance over the gentle waters. The king bed in here is especially nice, assuring you of good rest each and every night. The 2nd bedroom faces straight out to the bay. There are two nice double beds and plenty of closet space. The 3rd bedroom also has a double bed and a wonderful Caribbean view. The 4th bedroom is located on the first floor and has a twin bed, private bath, and wonderful Caribbean view. Under the twin is a small play area and drawer space. The closet is very good size, especially for a small room.
