Within the historic center, a stone’s throw from the Spanish Steps, this penthouse has one of the most magnificent views of Rome you will ever see. From North to South East, the view spans encompasses the gardens of Villa Borghese, Villa Medici (now the French Academy) and its gardens, the towers of the church of Trinità dei Monti, the dome of St.Peter’s, the dome of the Pantheon, the Vittoriano monument, the presidential palace, and all the old roofs and domes that make Rome unforgettable.

Sited at the edge of the Pincio hill, the building was built in the late 1880s and enjoys the luxury of facing only parks and gardens in the immediate vicinity, and seeing the entire bowl of the historic center, all the way to the Gianicolo on the opposite side, without the disadvantage of noise or traffic.

Within walking distance, one can reach Via Veneto with all its cafés and stores, the park of Villa Borghese, and to the west the Spanish Steps which lead to via Condotti and the most elegant boutiques in Rome.

The building has a beautiful classic entrance with concierge. An old wood-trimmed elevator goes up to the top floor. From there the door to the apartment leads to a small stair that takes you further up to the attic level. For convenience, a dumbwaiter was installed to carry suitcases and anything heavy from the top floor to the penthouse

The apartment has one bedroom, two bathrooms, a galley kitchen and a large living room with working fireplace. The living room has unobstructed views of Rome through floor to ceiling windows, and a huge terrace that essentially doubles the living space inside. Two zones of air conditioning for the summer, and an independent boiler for the winter ensure complete climatic control in any season of the year.

Its all about the terrace and view

All the conveniences of an well appointed apartment rental with a marvelous terrace and views. Very considerate and responsive owners. Serene neighborhood with easy access by foot, taxi, or metro to all of Rome; not suitable for wheelchair dependent. I have been to Rome numerous times, stayed in many neighborhoods and apartments, and this is my favorite.

Extraordinary Experience

This was our 3rd visit, obviously we like it. It is difficult to extoll the virtues of this apartment more than the photos and preceding reviews. We enjoy some of the "hardships" such as brewing our coffee the Italian way, walking to the store or market to shop for fresh food, hanging the laundry out to dry and using the charming old elevator. Yes, there are some steps, but we really need more of them to help from gaining weight from the wonderful food in the fabulous nearby restaurants. We really prefer "takeout" which we can then warm & eat on the incredible apartment terrace. This is an idyllic environment where we are not compelled to do anything other than relax and enjoy spectacular vistas. We are very appreciative of the attentive owners, Alessandra & Enrico, for their hospitality and home.

The most beautiful view of Rome you can experience

The stay at the house is by itself worth a trip to Rome. The large terrace is just unbelievable. I'm Italian and I go to Rome often and know the city pretty well, including the popular panoramic points of the city. THE VIEW OF ROME DOES NOT GET ANYWHERE ANY BETTER THAN FROM THE TERRACE OF THIS HOUSE. When I stepped in for the first time in the terrace I was amazed, as I am in love with this beautiful city and having all there from your house is an amazing experience. There is a spectacular nearly 360 degree view of all the major landmark of the city. From the left you see the Quirinal palace (Home of the Italian President of the Republic), the Altare della Patria, the dome of the Pantheon, a frontal view of St Peter Cathedral, Trinita' dei Monti at the top of the Spanish steps just there in front of you and the 2 small towers of Villa Medici and Villa Borghese. Also color changes throughout the day from the bright Roman morning sun, until the beautiful sunset you can see and after dusk when the orange colors after the hills mixed with the dusk blue and the first lights lit on St. Peter. You can have dinner on the large terrace and a glass of wine and have all this around you, just feels like the new Emperor of Rome! You feel like you don't need to go everywhere else, as everything is there. The day I left I kept staring outside and just was hard to leave.

The house is also beautiful, there is a large sun room with all glass windows where you can sit and still enjoy the view from the inside if it's bad whether or just want to be cozy inside. The kitchen is well equipped and the bedroom is spacious and has access to a smaller balcony. The house is inside an elegant 19th century building, with a large entry door and a bell-man. The position of the house is also the most perfect. Just in front of Villa Borghese, less than 10 min walking to the top of Spanish steps and the heart of Rome downtown, a couple of minutes from via Veneto. A lot of choices of bar for a great cappuccino and good restaurant all within short walking distance. Again, it was an incredible stay and I'm already looking forward to go back there.

Honeymoon Penthouse - Perfect Oasis for a visit to Rome

This property was brought to my attention by a friend that had stayed there a few times previously. It lived up to its billing 150%. The apartment was clean, up to date, and everything that we were looking for in a week long visit to Rome. The owners were absolutely great in helping us along the way, especially after we arrived in Rome. Helping in restaurants, cabs, anything that was needed they provided the information we needed. The apartment itself was a welcome oasis from the daily craziness of what is Rome. Having traveled to Europe several times, we were amazed at the size of this place. Not the usual small, cramped space that is most of Europe. But large rooms and plenty of space. The great room is completely covered by windows on two walls that lead out to the terrace. Kitchen was a good size, even though we did not cook one time, we enjoyed the many restaurants that are close, good and priced well. The grocery is close enough to easily walk. The only thing we purchased was cheese, sliced meats, lives and of course wine to enjoy outside on the terrace. Of course the city was relatively crowded, but that is what was expected. Upon returning to the apartment after a long day in the city, seeing everything that there was to see, it was so relaxing to get up to the unit and go out on the terrace (20'x40') and spend the rest of the late afternoon and early evening looking out over the city, with its 180 degree view of Vatican City, The Pantheon, and many other historic sites with a great bottle of wine or cocktails in the cool evening with breezes that were continous the entire week. Up there, it was a world away from the city below. Quiet, cool and the sunsets were amazing. Cannot guarantee the weather, but ours was almost perfect. Rain one morning on June 2, a national holiday. That morning, here come military jets right over the building leaving behind them a contrail of Red, Green and White colors in honor the Italian flag. Almost as if they had planned it just for us. Incredible sight! Alessandrea gave us a heads up to make sure that we knew this was going to happen. Her husband, Enrico was a great help and made sure we were aware of any pitfalls that might happen. We had their phone number and were encouraged to call them at anytime with any issues or problems, which there were none. It is great to have this option open when traveling abroad.

I cannot say enough positives about this property and the hosts!!!!

Beautiful Views and Spectacular Terrace

The many 5-star reviews for the Penthouse are accurate, with one exception which is described below. We spent an enjoyable week at this property in September. Alessandra was very easy to work with and Enrico was charming and helpful (especially when we arrived hours later than expected. The location is excellent with good restaurants and some very nice hotel bars close at hand. As promised the views from the terrace are spectacular. The unit is very clean, the a/c worked well, and the washing machine was a plus. We did not use the kitchen except to heat water and store drinks in the fridge. The bed was comfortable with good sheets.

A few caveats...the water pressure in the showers was very poor (at least while we where we there). This is the primary reason it is not a 5 star property. Be prepared for steps inside the lobby, up from the 5th floor, and inside the apartment. The description of the apartment points this out, but there were more than we expected. The walk up to the apartment via Crispi can be a bit arduous after touring all day, so we often took taxis or the metro home. The metro stop is relatively close but the taxi stand was further. And forget trying to get one in the rain. Finally some new towels might be needed soon. Or perhaps the owners could provide renters with the opportunity to pay for additional towels like our apartment in Sorrento did.

We did enjoy and appreciate the many good qualities of the penthouse and will long remember the spectacular sunsets over the Vatican.

Owner's Response: Being on the top floor, water pressure has never been fantastic at the penthouse. In the particular days these guests stayed there, we learned later that there was an added problem with the water coming from the city aqueduct. In any case, we have since replaced our personal pump with a more powerful one, so that the whole system has more pressure. Towels get renewed routinely, and we also provide bathrobes. It seems a bit unfair to complain about having to climb up the hill at the end of the day: this is typically the price one gladly pays to get a stunning view!

Amazing view!

We stayed here for one week at the end of June & had a wonderful experience. The views from the living room/dining area & terrace are outstanding. It is nicely furnished, and the kitchen has all the basic cooking utensils we could have needed. The apartment is very conveniently located for the metro. The Spanish Steps, Borghese Gallery, & Trevi Fountain are in easy walking distance. There are great local restaurants & non-touristy shopping in the immediate neighborhood. Alessandra was very helpful helping us arrange the rental & provided a nice package of information regarding local resources. A/C, washing machine, & good wifi were greatly appreciated. We were very happy with our decision to rent the Honeymoon Penthouse.
