IN 2004, WE BOUGHT THIS STUDIO GIVING OURSELVES THE CHALLENGE OF CREATING A TRULY IMPRESSIVE VACATION DESTINATION IN A SMALL SPACE. OUR GOAL WAS TO INCLUDE ALL THE AMENITIES OF OUR LARGER CONDO BUT AT HALF THE PRICE. OUR GUESTS TELL US WE SUCCEEDED.

Imagine spending your week in a stunningly decorated studio condo, pampered with regular maid service, right on the ocean, and playing in the Caribbean Sea, that is so blue and clear, it takes your breath away. Welcome to MY COZUMEL CONDO Studio 302.

My Cozumel Condo 302 is a wild and funky but, an energetic, coming together of Latin and modern decorating. We have taken the small size of this studio and filled ever square inch with art and amenities in order to provide one or two guests with the best lodging experience, in arguably the nicest condo setting on Cozumel island.

There are reasons why our condos have one of the highest returning guest rates on the island. First is the unique location. If you are considering a condo rental, first ask "is it right on the ocean?" We are located on one of the most pristine shores in Cozumel.

Then you must ask, "What will our seaside recreation area be like?" Many of the recently built condos are essentially huge concrete decks with gorgeous pools. Many condos that have sandy beaches do not have privacy and in Mexico, every citizen can join you at your beach if it is accessible.

Our condo's private shore area cascades down on three levels. There is a pool and sun deck level with a cold water shower, then you step down on either side of the pool to the sand beach where there are two palapas and a pergola.

A unique nautical observation deck extends out into the ocean. From here you enter the ocean by ladder or from the pier. "We snorkeled all over the island but discovered that some of the best snorkeling was right out in front of your condo." wrote a guest.

Our studio is on the third floor, one flight of stairs up from the entrance gate. You will immediately be impressed with the creative lighting giving the feeling of Murano glass. The bath on your right is entirely decorated with a vibrant ceramic tile and has a well positioned shower stall.

Step farther into the space and you will see a cleverly planned galley kitchen- a stove and oven, microwave, under-counter refrigerator, blender, coffee maker, a sink and cabinets that provide the utensils and table-settings to allow you to fix meals if you choose to do so. The condo's first open space has a table for two beneath a stunning, original wall mural of a Caribbean sunset. At night, the table folds down and a Murphy bed (just under queen size) folds out of a fabulously crafted cabinet with "his and her" wardrobes and drawers on either side.

Then you step down into a living area. There are two loveseats opposite the LCD Flatscreen TV and DVD Combo. On the same wall is a large chest to store your suitcases. Finally, you will step though glass doors onto your private balcony with a table and two chairs and a 180 degree view of the Caribbean...from the town of San Miguel to the historic Cozumel marina. Watch the cruise ships depart in the evening and the dive and fishing boats leave every morning.

Calling to and from the States is free and we have wireless internet. We also have a local phone line for your calls for reservations at one of Cozumel's fantastic restaurants. Our zealous maid will clean your place regularly, including your dirty dishes and our agent will answer every question about the Island.

When Mexico decided to provide an ocean retreat for the President, it selected Cozumel as the location. They chose the North Drive for the location. So the President of Mexico is our neighbor to the south.

The North Drive is the exclusive quiet area on the island where luxury condos are being built. If you rent another unit south of San Miguel, your week in Cozumel will be faced with thousands of cruise ship patrons leaving the ships for town and the taxis that follow them.

From our condo you can walk to the central square. It is less than a mile. Or stroll north a couple of miles to our Jack Nicklaus golf course to hit a ball, or enjoy some of the best bird-watching in the Yucatan. This is our location.

However if you are looking for a party condo for Spring Break, do not bother to call. Our condominium prides itself in being a quiet paradise in stark contrast to the noisy night of hotel culture around us. We offer serious discounts for off season and "near to the date" bookings. Why choose less than the best for your vacation?

Jill and I have spent most of our life in Minnesota or California, though Jill was born in Canada. We owned a 7 room historic Bed and Breakfast for 16 years. It was a terrific business and it taught us several things. One, if your are not constantly upgrading your property, it turns quickly into a "rental". Also, the sense of being at home, comes from the details...we work on the details. Finally, from the linens to the decor, we aim at providing the best.

Jill is a nurse although innkeeping has usurped her attention in her professional life of recent years. She works the Medical tent for Iron Man though. She also has an amazing touch for decorating and the condo is her canvas. We have been retired for 3 years. I am on the Board of the American Swedish Institute. Collecting has always been a passion- art pottery, Midwest regional painters, and vintage Lotus cars. The condo came about because we have loved Mexico for years. We spend 3 months there a year. We walk to the golf course or to Starbucks every morning. We feel blessed and love nothing more than hearing from our guests that their stay in our condo was the best vacation ever.

COZUMEL IS COMPLETELY SAFE! A recent survey by a major newspaper declared Cozumel one of the three safest places in Mexico. It is an island, isolated from the violence seen is some parts of Mexico. It is a family community and protected by wealthy Mexican families, as a place to educate their children. We walk any street at any time of the day or night.

Cozumel is one of the most beautiful places on earth. It has not been exploited by hotel culture. It is proudly Mexican and from the weekend Fiestas to the local leaders and citizens, people here love being who they are and where they are.

What makes this condo unique

The sound of the waves in the evening. Reading. Snorkeling. Catching some rays on the sand. Dinner out at...fabulous restaurants. Walks. Diving. Golfing. Just being together.

We hear one thing often, "We had all these plans to be out and about, doing things. But when we got to the condo, we just loved the place so much that, one by one, our plans were just kind of pushed aside. WE JUST LOVED LIVING TOGETHER IN THIS FANTASTIC PLACE!"

The best efficiency – can’t wait to visit again!

My Cozumel Condo had everything we needed. It was a most relaxing place to stay. We had a very lovely two weeks eating meals or having a drink on the deck looking at the ocean. The snorkeling right off the condo beach was excellent! Thank you for the snorkeling equipment. The DVD selection was great. We often watched a movie before going to bed.

* Galley Kitchen: Check all the drawers, cupboards and in the oven to find all the kitchen supplies you will need. Do not leave spills on the counter top unless you want to see tiny ants appear and remove it all within hours. The sink is small, but manageable. We were careful to dry dishes before putting them away. Due to the high humidity they might not dry in the cupboards.

* Murphy bed: The bed was easy to pull down and put away. It was plush and comfortable.

* Air conditioning: We almost never used the air conditioner during the day. The breeze coming in the front door and out the deck door was comfortable and brought with it a freshness we enjoyed.

* Maid service: The maid service was excellent. There were fresh sheets and towels three times a week.

* Buildings and grounds: The grounds keeper did an exemplary job of raking the beach sand in the mornings, keeping the stairways swept and bushes trimmed.

* Problem: We had a problem when the safe would not open. The batteries needed to be replaced. An email to the condo manager got the problem resolved quickly.

* Scuba diving: Best place in the world to scuba dive! We used Deep Blue and were not disappointed. We felt safe and well looked after as we explored the coral reef fishes and plants.

* Restaurants: We ate out often and usually avoided the cruse ship crowd. Some of our favorites were El Coctelito, La Perlita (eat the Lion fish), Los Otates (cheap tacos), and Los Chilango’s (lunch, family owned home).

* Bikes: We rented bikes from Cozumel Rent a Bike and stored them in a room just off the front gate. The bikes were delivered and picked up to our door. They were very good quality bikes. There is no need for a car if you stay at this location. We got everywhere by walking, biking or taking a cab.

* Sight seeing tour: Arranged with the help of the manager, we took a tour of the famous Mayan ruin, Chichen Itza. The tour guide picked us up at the ferry in Playa Del Carmen. This tour was a great way to see a Mayan ruin. The tour included a swim in a cenote cave and a Mexican meal where the women cooked the pork on a griddle over an open fire.

Great Studio Condo!

My friend and I shared this condo for our first time in Cozumel and will definitely stay in this quaint studio condo again! We sipped our coffee and ate breakfast every day on the deck while watching the cruise ships come in and watching people swimming along the coast. Our days were filled with pool time in the sun or shade or at the man made beach in beach chairs provided . You can jump into the ocean and climb back up the ladder to get to the man made beach. The condo is stocked with a coffee pot and things to cook. It is not really suitable for cooking large meals - And who wants to cook when you are on vacation any way? There is also a hair dryer in the little bathroom which is a plus so I didn't have to lug mine on the trip. The owners also provide one beach towel per person which was changed out once so we didn't have to bring our own beach towels to save room in our luggage. There is a TV and DVD player and the owners have a library full of DVDs to watch. The owners take pride in their property and gave us great service via email about the property and all the amenities and recommendations about things to do. They answered all our questions. It's about a 20-minute walk to the town square for groceries and fun. No car or scooter is needed if you don't mind walking all the time to/from town. We definitely got our exercise. The manager is always on call and we did rent a car for a 24-hour period to see the rest of the island. The concierge brought the car to us for a fee and we paid for it for the convenience. We walked to town and rented a scooter for another 24-hour period and reversed our trip around the island for fun. The condo is gated so only renters are allowed. There are stairs to take up to the condo and stairs to take down to the pool area. This is a great studio condo for only 2 people. Just note the stairs if you have a hard time walking up/down. I highly recommend it and would definitely rent again! Cheers!

Love this studio!

We've stayed at this studio condo twice now and are scheduled to stay again in 2016. This studio, although small, is perfectly laid out for those who don't need much space and like being in a small condo complex and within walking distance to town. The balcony is the perfect spot for sundowners and the murphy bed is pretty comfortable for a week's stay. The small kitchenette has all the amenities you need to make simple meals. The condo manager is always on call and, although we didn't have to call her the first time we stayed, we had a small problem the first day we arrived in that their was no water pressure in the shower at all - barely enough to shower that night - but the pressure was good in all of the other sinks. I emailed the property manager and told her when we would be out of the condo the next day and, upon arriving back from our diving, the water pressure was restored to the shower. Fast service! We met the owners of the condo on our second trip and they are lovely people and really seem to take pride in their properties.

This studio location is the perfect spot in Cozumel for those looking to have their own little space

My boyfriend and I stayed at the studio for seven nights. We are not big on the resort type vacations, so the studio was the perfect accommodation for us. It's tastefully decorated, the little kitchen has everything you need for small breakfast, lunch and snacks. The Murphy bed is quite comfortable. The sheets were very soft. The little sitting area is a sweet touch as well. There is a nice TV and IPOD dock. You can tell that the owners take very good care of the condo. The little patio was the perfect spot to enjoy coffee and happy hour watching the sunset each evening before dinner. The complex has a nice pool over looking the ocean, with the cutest little manmade beach with relaxing shade too, the beach chairs make for a good nap as well! The snorkeling is a big plus right out front! The little dock has a good ladder to get out of the ocean- and you can jump in to cool yourself off! The caretaker and maid services were very professional and friendly. There is a gate to get in and out of Cantamar, which makes it super safe. We rented bikes for the week on the recommendation of our hosts- and were able to store them downstairs in the entry way- that was helpful! The best part of renting this adorable studio are the owners- they took the time to give us professional concierge services via e-mail, with activity- including diving company, excellent restaurant recommendations, and very understanding and accommodating to some flight changes that we experienced. They answered all of our questions and are lovely people! The Studio gets a double thumbs up from us! Thank you for your hospitality! We look forward to coming back!

Love this small studio!!

We just got back from a marvelous time in Cozumel. This is the second trip we have taken they're using Truitt and Jills condominiums. They are wonderful. The studios the studio was perfect for our growing family and for my son and his wife to be in the studio apartment while we rented the larger condominium as well. We were able to gather in the larger one for dinners and hanging out. These apartments are well decorated, very comfortable, and just make you feel like you were out at a home away from home. I highly recommend the studio if you are simply looking for an inexpensive way to get to the island and won't be spending a lot of time in the condo. Most people who do travel to Cozumel don't spend very much time in the condo, as you want to be out on the beaches, snorkeling, or just shopping in the village. We highly recommend it!

EXACTLY as described and more!!!

This is our 3rd visit to Cozumel, and this year, my husband and I wanted a condo on the water we could snorkel from. From the first email to the owners, I knew we had found the right place. Very attentive and responsive to questions, etc. Our arrival was effortless due to the instructions we had prior to our departure, and the condo is spot on as it shows and is described, which is so nice! As tiny as it is, it's was PERFECT for 2 adults and the location is ideal! A short walk and you're downtown. We didn't cook in, as we like to indulge on the local fare and not cook while on vacation, but I loved the coffee maker and used it often! The kitchen is a studio kitchen (bar sized sink, apartment sized fridge & stove), and the freezer is only the tiny top of the small fridge, so don't go nuts shopping, but it worked perfect for our needs! The murphy bed is amazingly comfy! My 6'0" hubby's legs hung off the end a bit, but this was not an issue, just worth mentioning for any taller folks. We left the patio doors open all the time, and when we were in the unit, we left the front door open and the cross breeze was AWESOME! At night, we closed the front door, but left the patio open and we didn't need the air on. The property is clean and gorgeous! The pool is nice, the chairs are nice. The ladder going into the sea needs to be looked at as it is a bit "shakey" and the entrance has some pretty jagged rocks, but they were looking at it when we were leaving so I'm sure it's fine. We were able to use it, just be mindful. The view is BEYOND breathtaking from your balcony! We can't wait to come back next year and hope to stay in the very same place!!!!! My fear is that as nice as it is, it won't be available when I want it! Thank you J & T for sharing your little slice of paradise with the world! You certainly know how to utilize every inch of space to it's potential! The recommendations were spot on as well! Especially loved Blue Angel!!! The music, happy hour (4-6:30) and the shrimp are my favorites on the island!!! Buccanos was excellent for breakfast- a must do in my opinion! Make sure to get to the other side of the island (not just Coconuts), it's even more gorgeous! We spend lots of time there, and our fave place is Punta Morena! Go and spend the day, you won't be disappointed! See you next year!!!!!
