2 bedrooms, 1 bath, + sofa bed on entire first floor, at the heart of it all!

This lower level garden rental is a modern, renovated 2 bedroom, 1 bath space with a full, well-equipped kitchen, small, private outdoor hummingbird garden, and a comfortable living room in an owner-occupied, circa 1896 Victorian. It includes othe entire bottom floor of our house and has its own private, gated entry. The unit sleeps up to 5 utilizing the sofa bed in the living room, assuming 2 people per bedroom. Located in vibrant, desirable Hayes Valley, a 5-15 minutes walk takes you to Opera Plaza, Davies Symphony Hall, San Francisco Civic Center, San Francisco Jazz Center, Fillmore Jazz District, Kabuki Baths, Main Library, Asian Art Museum, movie houses, theaters, art galleries, coffee houses, cafes, Alamo Square Park, Haight Street and more. 20-30 minutes walk takes you to Dolores Park, Powell Street Cable Car turnabout, Westfield Shopping Center, Union Square, Golden Gate Park, The Castro District and South of Market bars and clubs. Public transit is convenient and comprehensive. Easy freeway access to SFO and Oakland Airports, City of Oakland, UC Berkeley, and points east such as Yosemite National Park and Lake Tahoe. Also convenient to Golden Gate Bridge and points north such as Marin, Sonoma and Napa counties and Point Reyes National Seashore, as well as points south such as San Jose and Santa Cruz.

We do not rent more than 3 months in advance for stays of less than a week, sorry.

Friendly, discreet owners have lived in the neighborhood for 20 years and are happy to provide advice about dining in or out, how to have a great time on a budget, and memorable, world-class walking tours and day trips. We also know how to leave you alone in your private abode if that is your preference. Free wireless internet access and premium linens and bedding provide for your convenience and comfort. Gated entryway provides privacy and security. Access to private garden patio. Easy daytime street parking, but you don't need a car as our walk and transit scores are 91 and 100 respectively. Chauffeur service available at cost. Comfortable, private, secure.

I am a San Francisco Unified School District Special Ed teacher who has lived in and loved this neighborhood for more than 20 years. Ashley and I enjoy making sure our guests get the most out of their visit and are glad to provide advice and directions as requested by guests. However, we won't intrude, and will wait for your request for help. This is a great location for travelers who love exploring urban environments on foot or using public transportation, which is very close and takes you all over the city.

We bought this property because of the neighborhood. It has a unique mix of walking convenience to all that a big city has to offer, such as music, theater, museums, restaurants and night life, and yet still retains a homey feeling.

What makes this house unique

The shops, restaurants, and nightlife of this neighborhood are exciting, dynamic and diverse. There is easy freeway access, and so many famous San Francisco sites within easy walking distance, including Alamo Square, Hayes Valley shopping, Opera Plaza, Symphony Hall, Theaters, Museums, The Castro District, City Hall and so much more. One ritual we enjoy is walking our dog at Alamo Square early in the evening during 'doggie social hour' when the best-behaved dogs play together in the park.

Great location, clean, comfortable, perfect!

This home was exactly what my friends & I were hoping for. Joe & Ashley were prompt w responses to any questions. We were allowed an early check in. Home was well stocked w bedding, blankets, dishes, etc. They even had a tray of various snacks upon arrival. There is a small market kitty corner from the home that you can get food & drinks, super convenient. One minor, very minor, thing was that the front bedroom is right by the street so you could hear traffic very well, but not enough that we couldn't get rest. Joe & Ashley also let us check out late. This was a great place, great hosts. I will definitely stay again when I return to SF. Thank you so much joe & Ashley!

Great location, lovely hosts

The basement apartment is very comfortable, light and in a fabulous location. Even though on a busy street, it is very quiet inside and is well equipped. The small garden is a plus - as are the hummingbirds! Thanks Joe and Ashley (and Girrrl the dog!).

Don't look any further, stay here!

We loved this property so much! My family of 5 had no problem fitting comfortably. We came all the way from Miami, Florida to visit the beautiful city of San Fransisco, therefore, had a full itinerary planned. We were able to complete it all and then some because the house was at a perfect distance from the places we wanted to see (driving and walking). Upon our arrival, everything was in great condition. All the appliances in the bathroom, kitchen, and rooms worked excellently. There were two spacious rooms and the beds were so comfy (perfect to sleep on after a full day of exhausting activities). There was also a sofa bed that was very convenient. In the kitchen, they left us a binder which had instructions in regards to the house, recommendations of places we should visit and even how to get there. Also, an added bonus, snacks which were perfect for eating throughout our day. The house was clean and very homey. All around, there were guide books, tour pamphlets, and even board games which came in handy when we wanted something extra to do in the house. In regards to parking, it was curbside, one has to find whatever opens up on the street but no matter the day or time we would not take more than 15 minutes to find a spot around the neighborhood. Throughout our stay, Joe and Ashley would check if everything was okay and even suggested things to do depending on the day and weather. They were very attentive, nice and great people to deal with. If you want somewhere to stay I'd 100% recommend this place. There were so many things to do in SF and so little time to do it in but we definitely managed. Some of the places we visited were Fisherman's wharf, the San Fransico bridge, Twin Peaks, the Coit Tower, Ghirardelli Square, Alcatraz, Union square, Pier 39, Chinatown, the Painted Ladies, and even crossed the bridge to get to a cute city called Sausalito. My family and I will most definitely be coming back.

Great neighborhood

Fantastic location. Close to the Muni F line on Market Street, the Castro, Haight Ashbury and Golden Gate Park.

Joe and Ashley are wonderful hosts.

The property was great. Spacious and cute. Nice little patio with many flowers. Property was clean and fully stocked. Complete with coffee beans and grinder for the morning cup of jo. We were quite lucky with parking and landed spots right in front of the house throughout our stay. Would recommend this property for your stay in SF. The Wallis family
