This lower level garden rental is a modern, renovated 2 bedroom, 1 bath space with a full, well-equipped kitchen, small, private outdoor hummingbird garden, and a comfortable living room in an owner-occupied, circa 1896 Victorian. It includes othe entire bottom floor of our house and has its own private, gated entry. The unit sleeps up to 5 utilizing the sofa bed in the living room, assuming 2 people per bedroom. Located in vibrant, desirable Hayes Valley, a 5-15 minutes walk takes you to Opera Plaza, Davies Symphony Hall, San Francisco Civic Center, San Francisco Jazz Center, Fillmore Jazz District, Kabuki Baths, Main Library, Asian Art Museum, movie houses, theaters, art galleries, coffee houses, cafes, Alamo Square Park, Haight Street and more. 20-30 minutes walk takes you to Dolores Park, Powell Street Cable Car turnabout, Westfield Shopping Center, Union Square, Golden Gate Park, The Castro District and South of Market bars and clubs. Public transit is convenient and comprehensive. Easy freeway access to SFO and Oakland Airports, City of Oakland, UC Berkeley, and points east such as Yosemite National Park and Lake Tahoe. Also convenient to Golden Gate Bridge and points north such as Marin, Sonoma and Napa counties and Point Reyes National Seashore, as well as points south such as San Jose and Santa Cruz.

I am a San Francisco Unified School District Special Ed teacher who has lived in and loved this neighborhood for more than 20 years. Ashley and I enjoy making sure our guests get the most out of their visit and are glad to provide advice and directions as requested by guests. However, we won't intrude, and will wait for your request for help. This is a great location for travelers who love exploring urban environments on foot or using public transportation, which is very close and takes you all over the city.

We bought this property because of the neighborhood. It has a unique mix of walking convenience to all that a big city has to offer, such as music, theater, museums, restaurants and night life, and yet still retains a homey feeling.
The shops, restaurants, and nightlife of this neighborhood are exciting, dynamic and diverse. There is easy freeway access, and so many famous San Francisco sites within easy walking distance, including Alamo Square, Hayes Valley shopping, Opera Plaza, Symphony Hall, Theaters, Museums, The Castro District, City Hall and so much more. One ritual we enjoy is walking our dog at Alamo Square early in the evening during 'doggie social hour' when the best-behaved dogs play together in the park.
We loved this property so much! My family of 5 had no problem fitting comfortably. We came all the way from Miami, Florida to visit the beautiful city of San Fransisco, therefore, had a full itinerary planned. We were able to complete it all and then some because the house was at a perfect distance from the places we wanted to see (driving and walking). Upon our arrival, everything was in great condition. All the appliances in the bathroom, kitchen, and rooms worked excellently. There were two spacious rooms and the beds were so comfy (perfect to sleep on after a full day of exhausting activities). There was also a sofa bed that was very convenient. In the kitchen, they left us a binder which had instructions in regards to the house, recommendations of places we should visit and even how to get there. Also, an added bonus, snacks which were perfect for eating throughout our day. The house was clean and very homey. All around, there were guide books, tour pamphlets, and even board games which came in handy when we wanted something extra to do in the house. In regards to parking, it was curbside, one has to find whatever opens up on the street but no matter the day or time we would not take more than 15 minutes to find a spot around the neighborhood. Throughout our stay, Joe and Ashley would check if everything was okay and even suggested things to do depending on the day and weather. They were very attentive, nice and great people to deal with. If you want somewhere to stay I'd 100% recommend this place. There were so many things to do in SF and so little time to do it in but we definitely managed. Some of the places we visited were Fisherman's wharf, the San Fransico bridge, Twin Peaks, the Coit Tower, Ghirardelli Square, Alcatraz, Union square, Pier 39, Chinatown, the Painted Ladies, and even crossed the bridge to get to a cute city called Sausalito. My family and I will most definitely be coming back.
Fantastic location. Close to the Muni F line on Market Street, the Castro, Haight Ashbury and Golden Gate Park.

The property was great. Spacious and cute. Nice little patio with many flowers. Property was clean and fully stocked. Complete with coffee beans and grinder for the morning cup of jo. We were quite lucky with parking and landed spots right in front of the house throughout our stay. Would recommend this property for your stay in SF. The Wallis family
We had a great stay at this apartment in Hayes Valley. Joe was very kind to allow us early entry, and the apartment was all it promised! Would highly recommend this spot for location and comfort.
It was cute, quaint and eclectic however we found it rather dark and cold. Heaters were only small space heaters and the front bedroom one didn't work. We were also a little uncomfortable using the space heaters for safety reasons. Ashley & Joe were responsive to our questions and concerns but we felt the place could use some updating. Beds were very comfortable though and the location was very good.
Awesome property in an amazing neighborhood. Loved the architectural details of the surrounding homes. Traveling with two teens we were concerned about feeding them but several markets so close. Not to mention great restaurants on Hayes Street. Many thanks for the assortment of snacks upon arrival. Awesome property and location.
