This lower level garden rental is a modern, renovated 2 bedroom, 1 bath space with a full, well-equipped kitchen, small, private outdoor hummingbird garden, and a comfortable living room in an owner-occupied, circa 1896 Victorian. It includes othe entire bottom floor of our house and has its own private, gated entry. The unit sleeps up to 5 utilizing the sofa bed in the living room, assuming 2 people per bedroom. Located in vibrant, desirable Hayes Valley, a 5-15 minutes walk takes you to Opera Plaza, Davies Symphony Hall, San Francisco Civic Center, San Francisco Jazz Center, Fillmore Jazz District, Kabuki Baths, Main Library, Asian Art Museum, movie houses, theaters, art galleries, coffee houses, cafes, Alamo Square Park, Haight Street and more. 20-30 minutes walk takes you to Dolores Park, Powell Street Cable Car turnabout, Westfield Shopping Center, Union Square, Golden Gate Park, The Castro District and South of Market bars and clubs. Public transit is convenient and comprehensive. Easy freeway access to SFO and Oakland Airports, City of Oakland, UC Berkeley, and points east such as Yosemite National Park and Lake Tahoe. I am a San Francisco Unified School District Special Ed teacher who has lived in and loved this neighborhood for more than 20 years. Ashley and I enjoy making sure our guests get the most out of their visit and are glad to provide advice and directions as requested by guests. However, we won't intrude, and will wait for your request for help. This is a great location for travelers who love exploring urban environments on foot or using public transportation, which is very close and takes you all over the city.

We bought this property because of the neighborhood. It has a unique mix of walking convenience to all that a big city has to offer, such as music, theater, museums, restaurants and night life, and yet still retains a homey feeling.
The shops, restaurants, and nightlife of this neighborhood are exciting, dynamic and diverse. There is easy freeway access, and so many famous San Francisco sites within easy walking distance, including Alamo Square, Hayes Valley shopping, Opera Plaza, Symphony Hall, Theaters, Museums, The Castro District, City Hall and so much more. One ritual we enjoy is walking our dog at Alamo Square early in the evening during 'doggie social hour' when the best-behaved dogs play together in the park.
We stayed at this very nice flat with three kids for four nights and enjoyed that time very much! The location of the house is perfect to explore the different areas of SF.
Joe and Ashley were awesome hosts, always at hand and helped us to find the nicest places we would not have found without them! Thank you very much, we had a great time!
My family of four spent the week of July 2-9 in San Francisco, and staying in this lovely 2 bedroom apartment made us feel as if we were residents of the city instead of tourists. The apartment is spacious, clean, and decorated so nicely that our daughters (in their 20's) both said they wanted to live there. The beds (one king, one queen) were very comfortable and the living room and kitchen have an open layout so that you can prepare a meal in one room and still be able to watch the large screen TV in the other. The kitchen is well equipped (the only thing it did not have, which did not matter to us but might to others, is a dishwasher) and there is one bathroom with a shower/tub combo with good water pressure. The apartment is on the garden/basement level of a beautifully painted Victorian house, and the ceilings are high with plenty of natural light through the windows so you never feel as if you are in a basement. The kitchen door opens into a small, charming garden full of potted plants and I enjoyed sitting out there with my morning coffee, glad to catch sight of the hummingbirds that came to the garden almost every day. Although we didn't use it, there is even an outdoor shower! There is also an outdoor clothesline which came in handy for drying bath towels and some of our hand-washable laundry. Although there is no washer/dryer on the premises there are laundromats within walking distance in the neighborhood. The rental process went very smoothly and the owners, Joe and Ashley, provided some unexpected treats, such as a tray full of snacks on the table, fluffy terry-cloth robes in the closets, books and board games. They also provided a book full of information pertaining to local supermarkets, attractions, restaurants, Muni and Bart transportation info, etc, which came in very handy. We knew parking in San Francisco was tough, but we found a spot on nearby Fell Street where we were able to leave our vehicle for most of the week. We bought 7-day city passports at a nearby train station ($43 each) so we were able to travel all over on the buses and cable cars. The apartment is within walking distance of Alamo Square, famous for the "Painted Lady" Victorian houses and we were able to walk to restaurants in the neighborhood for dinner. (Just be prepared, walking in almost ANY neighborhood in San Francisco includes lots of hills! ) We highly recommend this apartment and would definitely stay there again if we return to San Francisco.
If you wonder why so many guests rate this Oak Street jewel with 5 stars, it's because they can't give it 10. We loved gazing at the rows of "Painted Lady" fashioned SF homes, and we applauded our luck at being able to stay in one whose deep hues, gold leafing, and scarlet jewels greeted us in true SF style. Other reviews affirm the apartment's spaciousness, its perfect location within walking distance of so much of SF, its convenient proximity to public transportation, and its eclectic decor. All of the accolades are true. Joe and Ashley's hospitality included super-prompt replies to my e-mailed questions, their cheerful greeting as we arrived, their delightful touches throughout the apartment (tourism literature, stacks of thick towels, a wicker basket of snacks and treats, kitchen cabinets stocked with every basic, the super-comfortable beds...., and their easy accessibility in case we needed them). Our two adult daughters and we (the parents) especially loved slipping into the idyllic apartment garden oasis. In the morning, hummingbirds darted among the brilliant red flowers and suspended feeder; and in the evening whimsical patio lights sparkled above us as we sipped wine and nibbled Joe and Ashley's complimentary Ghirardelli chocolates. We cannot thank them enough for the perfect SF experience!
Very nice owners; attentive to our questions prior to staying; allowed us to overnight a package containing some medical equipment we forgot at home.
The apartment was clean, kitchen well-stocked and the small outdoor garden relaxing.
The owners had a three-ring binder on the table with clear and precise instructions on how to use items in apartment and how to access public transportation options, including maps.
We've used VRBO for approximately 10 apartments and you are never quite sure what you will get when you walk in the door. Most are okay but some I would not recommend.

Four of us stayed on the house in early April and really quite enjoyed it. It is particularly well located with supermarkets located within very easy walking distance as well as public transport being close by. We were able to park our car pretty much right outside the house which was convenient as well.
The house itself was comfortable and well appointed and was a very welcoming spot after long days of sightseeing in and around San Francisco.
