There is a continuous, uninterrupted VIEW of the OCEAN as you walk in the front door, through the living area, through the "floor to ceiling" and "wall to wall" sliding glass doors, across the lanai to the lanai railing.

LOOKING DOWN from the lanai railing to the ocean you see a variety of reef fish. LOOKING OUT you see nothing but ocean where dolphins occasionally swim by year around and in the winter humpback whales may entertain.

Kahalu'u Beach, one mile away, is popular for snorkeling in shallow water while many visitors learn to surf at the north end of the beach.

Keauhou Bay, approximately two miles, has businesses providing fishing, snorkeling, scuba diving and kayaking. Or just a beautiful area to visit.

Keauhou Shopping Center is also two miles from the condo with a large grocery store, Long's Drugs, several restaurants, movie theaters, retail stores and even an emergency medical facility.

When you enter the front door, you will immediately walk out to the Lanai to take in the view and listen to the waves. You will be thinking, 'This is perfect. This is why we came to Hawaii!'

The interior of the unit is designed to be COMFORTABLE, to enhance the view and to provide visitors with space to move around and to store their personnel items.

As ths visitor walks in the front door, there is a long, white kitchen counter on the left that continues to a desk area and a home entertainment cabinet with the TV/DVD units. The TV can be turned to either the bed or couch. Next is a sitting area.

The bathroom, which is on the right as visitors enter the unit, has a shower and the usual facilities plus a cabinet and drawers for storeage.

Beyond the bathroom, is the sleeping area with a CLOSET AND A SET OF DRAWERS ON EACH SIDE OF THE BED. There is tract lighting over the bed. After the sleeping area is a pull out couch, which is screened from the bed by a partial wall.

The unit has a tile floor and Hawaiian style furnishings. There is track lighting over the bed, couch and sitting area. This unit has both air conditioning and ceiling fans with lights. The unit does not have a washer/dryer. There is a washer/dryer room at the North end of the building.

The Lanai has a round table with four chairs and a lounge chair. There is a ceiling fan with a light overhead. The Lanai is perfect for sipping coffee in the morning, having a romantic dinner while watching the sunset, entertaining and napping or as the owner calls it - 'Whale watching.'

About The Owner

My wife and I are retired and live in Kailua-Kona. We have been coming to the Big Island since 1987. We enjoy the great weather, beautiful clear warm water, the year round outdoor activities, the excellent small beaches, the variety of terrain and weather, and, of course, our many friends.

The Owner purchased this condo in 1989

Why The Owner chose Kona Coast

We bought Kona Magic Sands #203 because of the view of the ocean and the relaxed feeling we got when we stepped out onto the lanai.

In 1987, while visiting the Big Island, we decided to look at condos. The first one was at Kona Magic Sands. We immediately liked the location and size.

We then viewed every studio and one bedroom condo for sale along Alii Drive in our price range and some that were priced higher.

What we found was most condominium buildings were perpendicular to the ocean instead of fronting the ocean as Kona Magic Sands does. The living areas seemed smaller and stuffy. The placement of the condos did not allow the natural breeze to flow into the condo. The one bedrooms had one small window that opened onto a walk way. The bedrooms did not look comfortable.

The lanais only had room for a small table and two chairs.

The direct view was of the condos across a courtyard.

To get a view of the ocean you had to be on the lanai and then it was only a partial ocean view.

We felt that not one condo we saw - either studio or one bedroom - came close to what the condos with the larger lanais at Kona Magic Sands had to offer.

We still believe these characteristics are as true today as they were in 1989.

When KMS #203 came on the market in 1989 we jumped at the opportunity to buy it.

We have never regretted our decision.

We lived at KMS #203 for awhile but with a lot of sports equipment and arts and crafts supplies, we out grew the condo.

But, whenever we are in the condo, we still wish we were living there.

It is a special place.

What makes this condo unique

You will find KMS #203 to be a great place to sit back and relax. We designed the interior of the condo to highlight the condo's most important feature - THE OCEAN VIEW.

Enhancing the view of the ocean on the inside resulted in comfortable living and sleeping areas with MORE SPACE for you to move around than you may find in most of the condos.

A picture is worth a thousand words - just LOOK AT OUR PHOTOS and see for yourself.

We completely remodeled KMS #203 in 2000 even taking out the two bathroom walls.

Originally, the refrigerator was at the end of the short kitchen countertop. With the renovation we created a nook in the opposite wall for the refrigerator. This allowed us to install one very long kitchen countertop with a desk area.

This gives our guests more space to prepare meals than in most of the other condos.

The long countertop and the recessed refrigerator provided another benefit. The long clean lines direct your vision to the ocean when you walk in the front door.

Before the remodel the condo had floor and table lamps and fans. They were always in the way. KMS #203 now has ceiling fans and overhead track lighting. There are no obtacles to trip over or look through. Just another improvement to help our guests enjoy the view.

We installed a queen size Murphy bed with a separate closet and drawers unit on each side of the bed. This unit also has a pull out shelf to be used as a night stand.

We elected to have a Murphy bed to give us more space to stretch, add a work table and have friends over,making the KMS #203 seem even bigger.

The owners of some of the other KMS condos have installed washer/dryer units and/or closets in their bathrooms. We eleced not to do this because those features make the bathrooms to small.

We designed the bathroom to give our guests as much room as possible.

SPACE, OPENESS, COMFORT

A stay at Kona Magic Sands 203 is truly magical in every sense of the word! It is the very essence of Hawaii's Big Island with a beautiful guarded beach to the immediate left and a county park to the right. Most of all, KMS #203 is OCEAN FRONT, has a large lanai for ocean-viewing and outdoor dining, pool, building washer/dryer and the ready assistance of Building manager Lorie. It seems Lorie is every where at the same time. ALWAYS ready to help with a happy smile. Further, KMS 203 is equally well furnished with all of the amenities: lots of hot water, a/c, shower, fridge, stove, coffee maker (for delicious Kona Coffee). Beach materials may be found in a chest on the lanai including chairs and umbrella. There is adequate parking (marked by unit). Nearby Keahou Shopping Plaza has movies, restaurants, super market, Saturday morning fruit/veggie market and emergency medical aid. Most of all KMS 203 is a reflection and a statement that they (the owners) care for their guests. Finally, they (the owners) seem to know that one doesn't have to look hard to see the tiny reef fish in the curl of the ocean waves as one is having coffee on the lanai of magical Kona Magic Sands 203.

Mediocre condo, OUTSTANDING location

We are torn about how to write the most accurate review for this condo. I'll start by saying we would stay here again. The location right over the crashing surf, the beach immediately next door, the incredible snorkeling right off the balcony, the easy parking--all of this was amazing and perfect. Less perfect was the condo itself. There was no single thing wrong, per se, but we have come to have high expectations from VRBO/Airbnb arrangements. After giving this some though we're wondering if it's because owners are typically involved more intimately with the property, so little details are caught/thought out. Though we booked through VRBO, the property is actually managed by a property management company. Their customer service was also very professional (lots of welcome emails, etc), but certain things just felt a bit shabby. For example, there were big notices to please use cutting boards, but none were available except one made of glass and missing half its feet, which made chopping up delicious fruit a bit of a danger. Likewise, the towels—all white—were dingy and stained, like they were part of a massive laundry operation. There were 10 kitchen knives but all were dull. Or the wall-casing that held the remote for the AC had clearly been pulled out of the wall a million times before.

These sound like nitpicky things, and they are. Again, they were strongly balanced by the great location, the comfort of the lanai, the boogie board that was thoughtfully provided, etc. so we don't want to leave a negative review, by any means. But we do think this property would benefit if the owners spent a little time there living with and addressing some of the little things that come up when you stay in a place.

Like I said, we would actually definitely stay here again. I'd just hope a few things would be tuned up in the meantime. We really loved so much about it. So book confidently! But be aware it's a property manager rather than an owner who cares for the place, so it doesn't have that special touch of home.

Owner's Response: Looking forward to your next visit. My wife and I live one mile from the condo and inspect it on a regular basis. Sorry, for the upsets. We have replaced knives, towels and linens. In order to fix any problems, in the confirmation of the reservation letter we send to all vrbo.com guests, we ask guests to contact us or our management company immediately when something is not right. We will fix issues at soon as we are notifiied.

Ants. Spiders. Cockroaches.

No. Just no. Stayed for 3 nights. The condo does have a great view (this is what I'm giving the extra star for), but the first thing we saw when we arrived were colonies of ants all over the kitchen (literally, all over. We could not place anything on the counter. I took photos but seems like i can't post them here. I see someone else saying that they only saw ants occasionally - not our case at all!), two spiders on the ceiling in the living room and in the restroom... yuck... we slept the first night, left for the day, came back just to see the huge cockroach!!! Spent some time chasing the cockroach. Hmm, this is not how i want to spend my vacation time... at this point i just wanted my stay to be over, and this was our last three days in Hawaii, so can you imagine how bad it was if i wanted my vacation to be over? Slept second night... morning surprise - another gigantic cockroach! Alright, I'm a girl and i can't stand spiders and cockroaches, but even my husband said that it's really really bad. He was especially pissed about the ants, because he wanted to cook but we ended up eating out.

The place is nice, but insects ruin everything.

Owner's Response: I am sorry you had this experience and I hope you were still able to enjoy our beautiful island. A pest control service regularly comes to mitigate insect issues. Our management company responds in a timely manner to all visitor requests. In this case ant traps were provided. We have found that completely cleaning the counters – no crumbs – will help keep the ants away. No food equals no ants. Another tip is to seal garbage in individual plastic bags and place in the refrigerator or take garbage to the dumpster every day or every other day. Insects are attracted to light. At night keeping the sliding screen doors shut will help prevent both flying and crawling insects from entering the condo. Unfortunately, insects are part of a tropical environment. Our goal as the owners with the dedication of our management company and housekeeping staff is to provide a very clean comfortable condo for our guests.

Great Location

My wife and I stayed a few nights during our honeymoon. It was a great value -- waterfront, convenient location to a lot of places we wanted to visit. It wasn't the fanciest place we stayed during our trip, but the view was nice and room was large.

A couple things to note:

We did see some ants during our stay -- nothing too bothersome, and if other reviews don't mention it, i would consider it just a fluke thing during our visit.

Pack some earplugs! The proximity to the water affords great views and i love the sound of the ocean, but at night the waves crashing on the rock wall below can be a bit loud. Again, if you pack some plugs you'll be fine.

Great Location and Value

The condo is so conveniently located for what we planned to do: snorkeling, Manta ray night snorkel, hike to Green Sand beach, South Point. Grocery store and shopping are nearby. Our favorite food place - Da Poke Shack is only 1 mile away. Having a covered lanai really helped in allowing us to spend more time outside in the afternoon while the sun is blazing. Kitchen is well stocked and ready for yummy home-made meals of the fresh local fish we bought. Snorkel gears, boogie boards, and beach towels are great to have! The pool is also very nice and relaxing, not crowded at all. Having A/C in the condo was a great plus to just get rid of the bit of humidity at the end of a long day out.

Condo had everything we needed and everything was functional, but it could use some updating, especially the bathroom shower. The bed is not the most comfortable and the sheets and towels seemed to have a damp smell (not sure if from washer/dryer or because they've been sitting in a locked room for a while.) But you can't beat the great price on this condo! We would definitely consider staying here again if we can be so lucky to visit in the future.

Great condo for a home base on the Big Island, lovely spot, as described

My wife and I stayed at this unit for 5 nights on our recent trip to Hawai'i. It was lovely! The location is convenient and beautiful. We LOVED the sound of the surf day and night and the gentle sea breeze you get in this location (if you are a light sleeper, I suppose it may be too loud for you if you leave the sliding doors open, but we really liked it!) . We agree with the description that this unit is one of the very best in the whole building. It has a much bigger lanai than most other units and the lanai is covered for hot sun or rain. We cooked much of our own food to save on costs and we found all the basics we needed in the kitchen. The owners are very friendly and easy to work with. The check-in and check-out process was quick and easy. It was an all-around great experience. We would absolutely stay here again. (Hope that's sooner than later!)

Very clean quiet location,saw fish right off the lanai good sunset one night to many clouds the rest of the time.the waves were pounding the whole 5 days. The kitchen was well stocked ,beds were very uncomfortable no box spring on the Murphy bed the pull out bed was the same.good location could use some updates.beach right next door was a plus,until it disappeared,that's why they call it Magic Sands.
