In sum: a Tourists Magnet. - So the neighborhood can be very noisy when you want to rest. This flat is ideally located on a quiet side street - AWAY from all types of commercial venues: NO restaurant / shops / night clubs - This is a Police Precinct's Block.

Everything was easy in this charming east village apartment. A very authentic east village experience
Very glad to have had James and Georgie as our guests! They took care of the place as if it was their own and appreciated the peculiarities of it. We recommend them with grade 10!
Be aware -----
After reading this, hopefully your expectations will be in line with the realities of this apartment and you'll not be as disappointed as we were.
When booking this space in early Dec. 2017, the ad stated 2 bedrooms, 1 full bath, living room, dining room and a fully renovated space. So, the single star comes from being so surprised by what we found upon arrival. Just know the following when booking:
This is a 1-bedroom apartment with a fold-out bed cushion in an alcove called an 'office'. Two people can sleep comfortably in the bed. One person on the cushion.
There isn't a dining table much less a dining room. We were shocked not to find a couch or living room. There isn't a sink in the bathroom so daily routines such as shaving, putting in contact lenses, brushing teeth, gargling, etc. will be performed over the kitchen sink with no mirror to assist in the task. As far as being renovated.....nope. Just well-worn spaces made disappointing by the owners' claims of "gutted" and "newly renovated".
I just looked at the ad (4/25/2018) and the owner has made several, needed revisions to it since our conversations of this week. I hope this spirit of honesty continues.
80 previous very positives reviews versus this one has an enormous very puzzling gap.
This is the first time we host someone who was so completely disappointed, and found nothing of her liking.
Guest was expecting a flat that did not exist.
This is an original Tenement “Rail Road” apt that has been worked and turned into a maximized space for modern living.
Clearly this guest did not do her due diligent research before booking - like taking a closer look at 20 pics we have in our page or read reviews - especially the one before hers.
Or - ask questions to reassure she was renting a flat according to her expectations.
It is impossible to please someone who expects things that are simply not there.
Example: - a couch - a proper dining room & 2 bedrooms!!!!
Perfect East Village location
This 2nd floor walk up had everything we were looking for our Christmas NYC adventure. Perfect, quiet and safe location. Halfway between subway stations for F & E lines (museums/midtown/Brooklyn). A real bedroom with a door and comfortable bed and everything, full kitchen and bath. And added bonus of very friendly and helpful landlord who gave us lots of tips, arranged a car for us, and met us upon arrival even though it was 10pm. Expect the quirks of NYC apts, like shared sink for kitchen and bath and you’re practically a native New Yorker. The neighborhood is perfect for walking and full of great restaurants and bars. We thoroughly enjoyed our stay and recommend highly for a couple or 3 friends.
From our first contact Ken and Sherri showed themselves being old troopers - best friends and a delightful guests.
With such a good start their vacation was not short of good surprises and incredible well deserved luck. Imagine on their last night they got to sit by Anderson Cooper & Andy Cohen and watch Sarah Bernhardt at the Public Theater.
We would say that guests like this makes our services a pleasure and a great encouragement to keep improving our standards.
A charming unit with a couple draw-backs
My wife and I recently had a four night stay in this unit in a combined business/pleasure trip to NYC. Although there were a couple negatives here, this was mostly a positive experience.
First the positive: We loved the romantic charm and sense of history in this older tenement building and apartment. There are multiple units in this building where the other tenants appear to be full time residents. This unit is on the second floor and overlooks the relatively quiet side street below. There was some noise with occasional traffic, pedestrians below and other tenants climbing the stairs to their own units in the evenings, but it wasn't over-bearing and quieted down at a reasonable hour, even during the weekend. This unit is long and narrow, with the living room at the front essentially serving as the bedroom. The bed was very comfy where you could also relax and watch TV. The frig was already stocked with condiments and some munchies. A big five-stars for the neighborhood. Great restaurants/bars a 5-15 minute walk away. We went and saw the production 'Stomp' one night, with an easy walk to the theater. So here are the two negatives: there is no sink in the very tiny bathroom - just a toilet and a bathtub/shower. For brushing your teeth, you'll need to 'rough it' by using the kitchen sink. Not a terrible experience, but just a FYI. The other issue is that the boiler for the entire building failed during the last two nights of our stay. That meant no hot water or heat. This was beyond the unit-owner's control, and affected everyone in the building. The owner was very responsive and apologetic for the inconvenience, even offering up another unit occupied by a friend of his where we could shower. The other tenants in the building were also suffering through this, and it was advised that the problem was being worked on. By the end of the first day, we had hot water, but by the morning of the second day, it was gone again. At that point we left for our scheduled flight home. We would expect that this was just a one-time occurrence, and it was just the luck-of-the-draw that we were the ones that happened to be there. The owner was very nice and concerned through all this, and sent us a $100 gift at the end to help compensate for any hardships. Yes, we would come and stay here again, assuming no boiler failure.

It is true :
- There is no sink in the bathroom.
The East Village still have apt that the tub is in the kitchen and that is the only source of water.
Luckily it is not our case - 40 years ago I chose this unit because of the lay out and the privacy to take long baths. Besides being an easy one flight up.
Then we opt to keep the original layout
- a real deep cast-iron tub and toilet with door - rather than to have a mini shower and small sink.
In fact these very points are what makes this apt a true tenement Rail Road flat
although lets not forget to mention there are 2 huge separate sinks in the kitchen.
Pertaining the 2 days without hot water :
It was NYC first Blizzard of 17.
- Boilers break specially in the beginning of winter season
Plumbers go on overdrive & become a rare commodity.
The city goes crazy.
NYC is an old city!
No hot water in winter !!!
Black outs in the summer !!!
We all love it - the whole world wants to come experience it.

My friend and I stayed 4 nights at this wonderful apartment. We were greeted upon arrival by our host. He was very friendly and helpful. He texted and checked in on us throughout our stay. The apartment was cleaned and the fridge was stocked! We were nervous about the area as this was our first time in NYC. We couldn't have been more pleased. We walked around late at night and got up early in the morning and always felt safe. We are already planning a trip to come back and stay!
Krys was very luck to have received free tickets for 2 different NYC talk show.
They were a very happy and cheery couple of best friends.
Taking every minute and living NYC to its maximum enjoyment .
Young ladies - very kind, respectful & appreciative.

Peaceful retreat in east village
location location location. An easy walk to various subway stops and right in the heart of so many delicious restaurants. The apartment has everything you need to call home (we were there for 5 days). Delightful Artist touches everywhere, the decor is cheery and bright. Great ventilation, a/c and light (critical given we were there during an oppressive heat wave) and especially rare given the cramped mess of the average manhattan apartment. The hosts were completely amazing (easy to work with , thoughtful, attentive and truly kind)

Sabrina & Jeff were very welcome guests - they were high spirited, good humored and brought into our apt a very important thing: a high level of good energy and good vibe. Two things that highly contribute to the aura we like to preserve in so doing this can be passed on to future guest.

The East Village and the Lower East Side has turned into the epicenter of hype and fashion in NYC. Needless to say they are the best neighborhood for all times especially for night life.
These flats are in the heart of these famed neighborhood.

The apartment was well maintained, comfortable and clean, with the added bonus of a fridge stocked with all the essentials – an excellent thought, especially for evening arrivals. The photographs provided when we first inquired about the apartment were an accurate description,far better than I expected (from previous renting experiences) and it really felt like home for the 10 days we were there. Location is perfect, close to a number for subway lines (F line is closest, but only 10-15 minutes walk to other lines.) The East Village has more than enough bars and restaurants to keep anyone occupied, but Lower East Side, Soho, etc are all within walking distance too. To summarize, good apartment, good transport links, good local bars and restaurants, close to lower Manhattan areas for sightseeing, shopping or whatever you want to do. Highly recommended – we’d stay again.
