1) CHECK-IN TIME IS AFTER 4 P.M. PST AND CHECK OUT IS 11 A.M. PST. NO Early Check-in or Late Check-out. 2) This is a NON SMOKING house and NO PETS are allowed indoors. 3) We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent. 4) DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $500 is required. This must be received within three (3) business days of booking the reservation, unless otherwise noted in the invoice. The deposit automatically converts to a security/damage/cleaning deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met: a) No damage is done to house or its contents, beyond normal wear and tear. b) No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c) All debris, rubbish and discards are placed in refuse containers outside. d) Dirty laundry and soiled dishes are cleaned per the negotiated contract rate. Refer to your invoice for details or call to confirm 24hrs prior to check out. Cleaning fees are $25/hr for any additional cleaning needed outside of the negotiated rate. e) All keys are left in the lock box and house is left locked. f) All charges accrued during the stay are paid prior to departure. g) No linens are lost or damaged. h) No Early check-in or late check out. i) House is clean and in a condition similar to when guests took occupancy. 5) PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. If the reservation is booked less than 60 days before arrival, the advance payment is required three (3) business days after booking the reservation. The advance payment will be applied toward the room rent. Please make payments in the form of credit card, traveler's checks, bank money orders, cashiers checks or personal checks payable to Kerri Neschleba. (There is a $25 fee for returned checks and an alternate form of payment will be required). The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date. 6) CANCELLATIONS – In the event of cancellation of this agreement, refund of payments will be made only to the extent that a tenant can be found to occupy the vacated time reserved under this agreement. All credit card cancellations are subject to a 5% Cancellation fee or $50 whichever is greater. 7) ACCOMODATIONS – Two California king beds and one full-over-queen bunk bed. Linens are provided. One portable crib and one pack and play are provided for infants. Bed rails are provided for toddlers using a larger bed. Renter agrees to follow safety instructions attached to the crib and bed rails if they are used. 8) MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons age 12 and older, and a maximum of 10 total including small children. An additional charge of $10.00 per person per night for guests in excess of these limits will be assessed. 9) THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. If a rental is taken for less than two days, the guest will be charged the two-night rate. 10) INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 11) NO DAILY MAID SERVICE – While linens and bath towels are included in the house, daily maid service is not included in the rental rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the house. 12) PHONE CALLS – In order to keep rental rates low, the house phone is locked out from long distance calls. Guests are encouraged to use personal cell phones, calling cards, 800-number services, or the Skype software on the house computer. 13) FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 14) WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 15) PARKING – Parking is limited to four (4) vehicles. Vehicles are to be parked in designated parking areas only (2 in garage, 2 in front of garage). Parking on the road is not permitted. Any illegally parked cars are subject to towing and applicable fines/towing fees, and is the sole responsibility of the vehicle owner. 16) STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Driveway is well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. 17) 122 Marlette is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
100% refund if canceled at least 60 days before arrival date. 50% refund if canceled at least 30 days before arrival date.
Great place for skiing NW Tahoe
Perfect for our ski trip conveniently located between North Star, squaw/alpine, and Homewood. Also about an hour to Heavenly. Home has plenty of space with 3 bedrooms and baths plus a spacious family room for relaxing.
