This unit looks directly out to the Caribbean Sea and is literally steps from the beach. You can see and hear the waves while relaxing on the master bed, or sit on your private balcony overlooking the sea with Vieques Island on the horizon. No loading up the car or carrying coolers distances to the beach. Simply walk outside and you are on the beach. The condo is within Palmas del Mar, an access controlled community on the southeast Caribbean coast of Puerto Rico. It has 24 hour security . This is a 2 bedroom but really three as the loft has been made into a private bedroom equaling three bedrooms. It fully furnished with stone and granite counter tops, modern lighting, full size washer and dryer, and assigned parking. The unit has one king, two queens and a futon. You will be comfortable with central air conditioning, but you can shut off the air and enjoy the fresh ocean breeze. The kitchen is fully furnished with appliances and cooking utensils.

VIEWS: This is not a typical oceanfront condo where you can see the ocean if you crane your neck sideways. This unit looks directly out to the Caribbean Sea and is literally steps from the beach. You can see and hear the waves while relaxing on the master bed, or sit on your private balcony overlooking the sea with Vieques Island on the horizon.

I have another property just 3.5-minute walk from the ocean front condo. The house and condo will provide 6 bedrooms, private pool great for family/friend trips. Villa Sunrise & Sunset Spectacular Beach View!!!

My best friend & I stayed in this villa originally for 9 days, then I contacted Darrin, the owner & Nancy, the Property Manager and I extended my stay for an additional 9 days. The villa was very comfortable, enjoyable & breathtaking. Darrin, the owner was able to extend my days in his villa. Darrin’s Property Manager, Nancy was also very accommodating as well.

On one occasion I called Nancy, because, the hot water did not reach the 2nd floor bathroom, Nancy immediately sent someone over & managed to make the hot water adjustments to the 2nd floor bathroom.

When I would call Nancy, she always answered my call. She was kind, humble & very helpful to our needs & request. She answered all my questions.

Pros: for this villa: very clean, comfortable, equipped with all the kitchen appliances that is needed, beach towels, beach chairs, laundry room, all you can ask for, yes steps to the beach. Nancy, Property Manager very responsive

Cons: 2nd floor bathroom, you have to run the water for a while before the hot water reaches 2nd floor bathroom. (The master bathroom hot water comes quickly, does not happen to the master bathroom),

Lock on patio door a bit difficult to lock.

Other then that my best friend & I enjoyed this villa very much!

We met a couple from Iowa, they were renting a 2-bedroom villa, and since I was leaving, they asked if they could see the villa, I was staying in.

I called Nancy, the property manager & got her permission to show the couple the villa.

The couple from Iowa loved the villa & said they were going to speak to Nancy regarding renting this villa in the future.

Question: Would we rent this villa again? Yes, absolutely!

NO SWIMMING

I was led to believe by the owner that there was swimming, surfing, and snorkeling at the beach in front of the villa. There are danger signs everywhere and there is no swimming in the ocean in all of Palmas del Mar. Apparently there are VERY rough currents etc. and we were met with danger signs and red flags. Our family is one that spends the majority of our time in the water and if you take that away...there really is not much else to do at the Palmas.

The villa is wonderful and the view is beautiful but without a beach and ocean to swim in, there really is not much else to do requiring you to leave the resort spending lots more money. The sliding door in the master is wonderful however, it doesn't work. The "veiw" pictures should be updated because the beach is so eroded and covered in several feet of seaweed (not owners fualt) however after talking with locals the seaweed is ALWAYS there. The owner would have you believe it's not. And it is so thick on the beach and in the water making the beach and ocean completely unenjoyable.

I would NOT reccomend this rental for families who enjoy the ocean and spend most of their time on the beach.

Owner's Response: I am glad the renter acknowledged the condo is in good condition because after a previous review, I had the condo updated, new air conditioning installed in the second bedroom. The condo is ocean front with great views. I lived in Palmas for 11.5 years and left in 2012 so the renter stating that the beaches are always in the present condition is ridiculous. Unexpectedly, all the Caribbean, including Cancun, has had a problem with sargassum which is floating plant life. This summer has experienced an unprecedented amount. This renter was the first I heard of the large amount. True, there are signs stating the danger of the ocean because there are no lifeguards. These signs have been in place for years because of swimming at one’s own risk. I did not state there is snorkeling in front of condo but there is snorkeling in Palmas. However, the best is to take a snorkeling trip. I provide my renters with details on such activities through personal experience. I inform people that the ocean conditions depend on weather. I swam and boogie boarded for years in front of the condo with my small children. When wave action was high, of course caution was needed. Throughout the years, I have seen the beach expand and contrast. The ocean is a living organism, it does what it wants. Palmas has many areas to explore including secluded coves and I am happy to explain how to arrive at these areas. Unfortunately, this renter only complained and failed to let me assist her. Regrettably, this renter failed to state I offered her a newly renovated town home with a private pool for no additional cost. I also offered to pay for use of the Beach Club but this was not mentioned either. I have a great property manager and together we seek to provide good service and accommodate our renters.

Location, location, location!

My family of 5 spent a week here in early June. The property is located in a nice, secure resort. The resort itself has some nice restaurants & shops within walking distance from the condo.

The condo was well equipped & had everything we needed. The unit could use a little tlc, but overall it was everything we expected. The only problem we had was with the air conditioning in the second bedroom. We called the property caretaker & she met us their to check it out. She also tried to get an ac tech out on a Sunday but was unable to. She did get one on Monday to check it out(bad airflow through the duct to that room) . She was very helpful & communicated with us in a timely manner. It was nice knowing if their was a problem, she was close by & attentive to our needs.

This unit is one of the closest one to the beach in the resort. It was so relaxing sitting on the balcony watching & listening to the ocean. However, the beach was covered in seaweed (out of owners control) . Overall, it was a great experience.

Owner's Response: I appreciate the renter acknowledging the beach condition is out of my control. During the time of this renter, Puerto Rico had uncommon dry, hot weather which can generate more ocean vegetation than normal. I am researching how to send more air or install a separate until for the second bedroom. This condo is literally ocean front and you can see and hear the ocean while lying in bed, enjoy the view while in the kitchen or sitting in the living room. I have a great property manager who is available to help with any questions or problems. The time of the renter was hot and dry conditions.

Needs to much maintenance, care and love

My family and I stayed at the village for a week and we really had a great time in Palmas since it has a lot to offer. The disappointing part of the vacation was the village. It needs a lot maintenance, investment, care and love. The walls need painting, the ceiling needs to be plastered, the furniture is old and obsolete, the draws were eating by the humidity a decade ago, the doors and windows need to be replaced, the kitchen is totally outdated and the air conditioning didn’t work on one of the rooms.

My sister and her family stayed in another unit at Beach Village and the difference was remarkable. She even paid less than me and her villa was a thousand times better with everything new in it.

I really have to give credit to Mrs. Teresa, the manager, was very attentive and tried her best to make us confortable. She brought a handyman to take care of the A/C and gave us the passes to the Beach Club.

The location of the villa is really privilege but I strongly suggest to the owner to start investing in his property and the raise the level of it, especially for the price his asking.

Location,location,location

the view from condo is magnificent! We woke each morning with a sunrise over the ocean and Vequies island on the horizon. This unit is in Beach Village, one of numerous gated communities in Palmas Del Mar. Beach Village was the first to be developed, and although the buildings are older we found the condo had all the amenities we needed and the location was the best one In all of palmas! The AC worked well, the beds were very comfortable, and the dormer was great as a 3rd bedroom. The owner was easy to communicate with and his on site manager was helpful with suggestions. The pool was beautiful, offering plenty of chairs and lounges both in the sun and shade. If you call the phone number posted at pool entry you may request lounge chairs be brought to the beach. This condo was a great home base for us. We took many day trips. Highlights included zip lining at toro verde by rain forest, ferry to vieques and culebra. Snorkel with turtles at tamarindo beach and enjoy the white sands and turquoise waters of flamenco beach, both on culebra. On weekends we bought fresh spiney lobsters from fish market a few miles away. When exiting palmas turn left and go up and down mountain to next beach where fresh seafood is sold cheap. We had a wonderful time with the locals, all friendly and welcoming, we never felt unsafe. Great vacation!

This Place Has It All!

All the information and the pictures were very accurate. Although the most impressive of all was the unforgettable view and closeness to the ocean. We had breakfast every morning and enjoyed the privacy of this condo. We were able to travel all over the island and return to the condo every night. The kitchen had all necessary utensils and we cooked many meals. The owner and his local manager were very friendly and helpful at all times. This is a REAL deal. We will definitely consider coming back to this condo.I highly recommend it.

  • The spectacular view is visible from the Master bedroom which has sliding glass doors which lead to a private terrace where you can have an early cup of coffee and enjoy the sunrise. But if you prefer to stay in bed, just open the curtains and the view is ready to be enjoyed. Crack the door open and you can hear the waves lapping up on the sandy beach. The Master bedroom has its own private bath. The entertainment center has cable TV viewed from the king size bed and the room has dimmer controlled lighting. The second bedroom is spacious with a queen bed and futon. It has a large closet. The loft is a cozy room which serves as a third bedroom. It has sliding windows opening to the living area or close them for complete privacy. It has a queen size bed, night stands.

Notes:
You can grab a chair, towel and head to the beach. It is just a few feet in front of your condo where the palm trees provide shade and the pelicans put on a spectacular aerobatic show. Grab a bucket and walk the beach to see what treasures the waves have brought. Shells, sand dollars, drift wood, sea glass all make great souvenirs and craft projects. As you explore the beach you may not be alone as sea turtles use it as their nesting ground. They come at night to lay their eggs and bury them in the sand before returning to the ocean. If you are fortunate you may see them hatch and crawl into the ocean. Though I have not had this opportunity, a friend had her blanket on the beach and suddenly small sea turtles were crawling by on their way to the ocean. There is much to be discovered, explored and enjoyed. Palmas del Mar has many beaches and coves which offer snorkeling, beach combing and exploring.
