Situated only ½ block from one of the most popular surf beaches in Newport, this home is classic Newport Beach living!
Boasting an open floor plan, this upstairs 3 bedroom/2 bathroom unit has been recently remodeled, and features spacious, vaulted ceilings. Living room focal points include a fireplace, flat screen TV, fold-out sofa for extra sleeping accommodations, and entry to the balcony and barbecue area, where guests can check out the nearby surf conditions. There is room on the balcony for great sunning, relaxing, dining, and watching the neighborhood beach action go by.
Looking across to the kitchen, granite countertops, new appliances, glass-front cabinets and barstool seating at the counter complete the living area set-up. Both upstairs bathrooms are appointed with travertine surfaces and lovely new fixtures, including a full walk-in shower with 2 shower heads in the master bath, and a tub/shower combo in the hallway bath.
The master bedroom comes with a King bed, and each additional bedroom is furnished with a queen bed, providing sleeping arrangements (in addition to 2 roll-away beds) for a total of 8 guests. Laundry facilities are located just off the living area – these are free to our booked guests.
PARKING: 2 vehicle parking is available, 1 space in carport-style garage for compact or midsize. Garage demensions 76" by double wide. 1 space on outdoor parking pad, which fits most standard vehicles. General street parking can also be utilized throughout the neighborhood.
Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning.
For families who are looking for a classic Newport Beach location for their vacation, this "Surf n Sand" duplex fits the bill!

All of us thoroughly enjoyed our stay in the upstairs unit. This weekend was the last weekend before our grandkids went back to school. We kept it a secret until just a week before arriving and they were so very excited. The unit was clean and spacious. I think all would love to stay there again in the future.
A very well worn beach house with a good location. It was fine for a quick , last minute trip. The location to the beach was perfect . The rental agency was great to deal with and the easiest Newport agency I have used. (I would use them again just choose a different house). They delivered bikes ahead of time which was great. The house itself is pretty run down. The master bathroom is odd with no bathroom door and the toilet is inside the shower. I think this house is student housing during the winter and spring and that's exactly what it seems like- rundown fraternity house look. It is just a couple houses from the busy main roads so traffic noise is very loud at night. We had a good time and I love the area I would just spend more for a nicer place next time.
Wonderful location had an amazing time, I would of totally given this location and home a five star rating but it was a little run down and kinda musty. I would definitely stay again!!
As you can tell from one of the pictures, this house is about 6 houses in from the beach, literally about a 2 minute walk. The location is amazing and the balcony (we stayed upstairs) is awesome for BBQ'ing and enjoying the cool weather at night. No A/C so, during our stay in July, it could get a little warm inside.
I came into contact with the realty company a handful of times before and during our stay (they rent bikes w/trailers - dropped off and picked up by them - which was super convenient) and everyone there was extremely friendly and helpful. Check in and out at their office was a breeze and was about a 3 minute drive from the condo.
We had very quiet (also barely present) neighbors below and had absolutely no problems with noise.
***I only give 4 stars and leave this review as a caveat to potential renters (gotta do my duty) that the cleaning fee is a nice $270 (which I haven't seen before with my limited VRBO experience) and check in is a strict 3pm, with checkout a strict 10am. This info may have been posted somewhere before I booked but i don't remember seeing it. 10am checkout sounds pretty reasonable but we arrived early on our check-in day (peak season, Saturday in July) and LITERALLY drove around for 2.5 hours looking for a spot before giving up, parking at some shops and wasting time until 3pm check-in.***
In all, this place was definitely worth it for us and we would happily return knowing the caveats. If you're cool with what you've read above, this place is awesome.
Bonus recommendation: We booked cheap groupons for the whale watching with Davey's Locker out of Balboa and I cannot recommend it enough. I'm not easily impressed but we saw a ton, including a humpback whale breach that blew my mind. We rode bikes to the boat (about a 20 minute ride) from the house. Highly recommended!!
We had a great, relaxing time and would love to return again. The accommodations were clean, and spacious. We stayed in the upstairs unit, and loved the large balcony. We brought our dog with us, since he is a member of our family, and he too had a great time on the dog friendly beach during "dog hours." The beach is about a 2 minute walk from the condo, and all the local bars and restaurants are close enough you can either walk or ride the beach cruisers. Owner was great to deal with and very accommodating.
We enjoyed our week at the beach very much! Bob and his assistant Lynn were both very accessible and friendly. The deposit check was returned promptly and everything was as described. The property was in good condition and the location was perfect for a family with teens. The parking was a bit difficult in the very small parking spaces, but that is typical for beach houses in Newport. We woud definitely love to stay at this property again!!
Steps to the sand and some of the most popular surfing spots. Located on one of the most desirable streets in Newport Beach--walk or bike to restaurants, parks, nightlife/bars, fishing, shopping, and of course the beach! Some of the best shopping in the world, South Coast Plaza and Fashion Island, are a 10 minute drive away. Located about 15 minutes from the University of California, Irvine campus. The Orange County Airport (SNA) is 5 miles away.
