Spacious family vacation home on Fells Pond and minutes to beach and marketplace. Great for 2 families; 2 master bedrooms each with full bath; 2 other large bedrooms (one with 2 full beds and one with queen bed) plus bonus room with twin daybed. Sleeps 9+. 3.5 baths plus outside shower. Granite and stainless kitchen, wet bar, gas fireplace, deck with views of the pond, patio with fire pit. Central A/C, washer/driver, dishwasher, microwave, coffeemaker, bed linens included, cable TV, wireless internet, DVD. Ping-pong, air hockey, basketball, treadmill in basement.
Private yard w/arbor leads to private dock on clean spring fed pond; fish, swim, paddleboat, canoe. Near beach, golf. Bike/walk to New Seabury's Market Place for minigolf, ice cream, pizza; famous lobster rolls , Raw Bar. Live weekend entertainment. Ocean front dining at Poponesset Inn 1 mile away. Shop and dining at Mashpee Commons (90 shops & restaurants) just 3 miles away.

We had a family reunion with 4 siblings and spouses. We came from around the country. The house is spacious, rooms are large and bright and airy. We were able to bike to the beach, hang out on the small dock, swim in the lake, cook out on the deck. Went to a baseball game nearby, golfing nearby. House was a great place to cook and plenty of spaces to hang together or have privacy.
The lake is wonderful. Its big enough to have a great swim. Susan supplies a canoe and paddle board. Lake is calm and during the week it was very uncrowded (not too bad on weekend either). Susan was a pleasure to deal with and always responded. We're a family that doesn't always agree on things but we all had a fabulous time.
We rented this property with our whole family. Grandparents, siblings and kids ranging from 4-13, so we had a lot of age groups to satisfy. We went the week of the Falmouth road race. Some of the family participated in the walk, some in the race. Great proximity to both Falmouth and Hyannis. Both are very easy to get to. Pictures don't do justice to how large the rooms are. Everyone had plenty of space. The first floor bedroom was great for the Grandparents. The house is well appointed and the central air is such a relief. Tons of cleaning supplies, just about everything you need in terms of serving dishes, noodles and nets for the pond, beach chairs. All you really need to bring are your clothes and beach towels. Game room in the basement was so much fun. Watching Grandma and Grandpa playing air-hockey was a hoot. Wi-Fi is excellent! We must have had 7-10 devices going at the same time and no problems whatsoever. Beds are comfy, and I am super picky about that. Laundry room on the first floor was fabulous. We were there during a heat wave and after our daily activities, it was lovely to come back, take a swim in the beautiful pond, and have cocktails and dinner on the deck. Our kids loved the dock. They were just as happy to swim and fish there as they were to go to the beach. Had a campfire night around the fire-pit one night and it was just such a perfect family evening. Took a whale watch from Barnstable, very easy to get to. The house was such a welcome and relaxing base to come home to after our days. The only thing I would warn a renter about is that New Seabury is a planned community. The houses are very close together and I would not describe the development as what you would picture typically with the Cape. Having said that, I would rent this house again in a flash. It was so well appointed, comfortable and even though the houses are close together, you have plenty of privacy. We loved the little local market and the Lobster rolls are to die for!! The owner Susan was so pleasant to deal with. I would definitely recommend this property to friends.
We had an absolutely wonderful time at this incredible home in New Seabury!! The home is perfect and has all the amenities and luxuries we could have wanted in our home away from home!
The home was clean, comfortable and very tastefully decorated with little extras that made us feel more than welcome! The property was neat and well-groomed and the outdoor deck and patio were great places to sit and enjoy the surrounding beauty. The dock and pond were such fun!! We enjoyed the canoe and paddleboard!!
The only change I would have made if I could have, would have been to have stayed longer! We visited some of the Cape Cod historical sites, went to the beach and ate out a couple great restaurants, but the time went by way too quickly and we had to leave long before we were ready to go home!!

Our extended family of 7 (grandparents, parents and 3 kids in their early teens) spent a wonderful week at this beautiful, spacious home located in a lovely neighborhood. There was plenty of room for all of us and this well-maintained home also included a large deck, outdoor grill and fire pit.
The added attraction of the pond was thoroughly enjoyed by our grandchildren who spent as much time as they could swimming, canoeing, fishing and paddle boarding. South Cape Beach and shopping were also close by.
The homeowner, Susan, was wonderful to work with and was very responsive to all our questions. Would highly recommend.
Our family had such a blast! We made great memories that will last a lifetime.

to spread out, there were nine of us and we never felt like we were on top of each other. The house is so well appointed. I started everyday with my coffee on the deck - so peaceful. My kids loved the Paddle Board and Canoeing. They loved jumping off the dock and swimming in the pond/lake - the water is
beautiful. The whole area is like a post card. We were at the Marketplace everyday - shopping, dining, having ice cream and mini-golfing.
It is so pretty with the crushed seashells and tiny white lights everywhere. My family enjoyed the bikes and going for walks. We had ping pong and
air hockey tournaments in the basement - so fun. The kids enjoyed the fire pit and sitting outside for hours roasting marshmallows and making
We went to the beach three times - once to South Beach and twice to the Spit. I have to say the Spit is my favorite! The water was warm, little
to no seaweed and very quiet. My kids loved walking on the rocks.
We ate at the Popponessett Inn and enjoyed great lobster rolls with an Oceanside view. We also shopped at the Mashpee Commons and
had dinner at Bobby Byrnes - great food!
We loved the close proximity to Roche Bros to do food shopping and my kids also got to go to a movie one night at the Commons.
All in all, a very special vacation that we won't forget.

My family and I loved the 2 weeks we spent here in August. The house is fantastic - really lovely outdoor area (we loved to eat outside, enjoy the fire pit, kayak and paddle board, etc.) and beautifully appointed. Fells Pond is very clean, quiet, and relaxing. The house is exceptionally well-stocked and a dream to cook in. We had a large group (including 6 adults, my 2 month old, 2 year old, and four nieces ranging from 2 - 8 years) and we all fit perfectly. There was enough space for everyone and the place was immaculately clean. The little market place is just a bike ride away and a really fun and cute place to walk around, shop, and eat. The children enjoyed dancing to the live music there in the early evening.
Susan was very responsive during the booking process and in the time leading up to our arrival. We were completely comfortable during our stay and I would not hesitate to stay again when we go back to the Cape.
Private dock on fresh spring fed/clean pond; a bike ride to beautiful South Cape or Poponnesset Beach and all New Seabury has to offer! Minutes from Mashpee Commons with shops and restaurants. Take ferry to Martha's Vineyard or Nantucket for the day. Within drive of all Cape locations and activities.
