New in 2009... 30x14 in ground resort style heated swimming pool with waterfall.

This home is new throughout. Open floor plan, all the bathrooms have been updated, 4 new pull out microfiber couches, new granite countertops, new kitchen cabinets, new appliances, new entertainment center with 52' HDTV and surround sound. Washer and dryer sets upatairs and down. Lots of parking. Last house on cul de sac.

The city of Marathon permits 10.

Plenty of room to spread out with open living rooms upstairs and down. Fellas can enjoy poker table in one living room, ladies can play pool while kids play video games in the other living room. Nice porch on the front for evening breezes. Enclosed screened in porch on the back with bar and hot tub.

No extra charge for heating the pool (like most rentals do).

We have had many vacations in the Florida keys. But without a doubt, this was one of the most enjoyable ever. The accommodations were superb the location was perfect, everything was in great order, we and our family loved it. We will be looking forward to determining when we will be able to book next year. Just beautiful!!

The owner of Palm Breezes wrote an excellent & accurate description of this property. A group of friends visited in September to celebrate a 50th birthday. The house and grounds were perfect for our group. We took full advantage of all of the amenities available. We docked a boat there & went fishing, kayaking, snorkeling, lobstering, and stand-up paddle boarding. We looked for manatees, but never saw one. We used the pool, jacuzzi, and gas outdoor grill. We played games at the poker table, and sat out on the back screened in patio when it rained. Tim, the owner, provides some suggestions of where to eat upon check-in, and we went to a couple of places, but mostly prepared meals in the kitchen which was well stocked for our needs. There's a blender, coffee maker, toaster, microwave, and two refrigerators (one is downstairs). We had plenty of room, and never felt crowded. There's a lot of different seating throughout the house and property. Plenty of parking for all. Beds were comfortable. The home is conveniently located to stores and restaurants. I can see why this placed is often booked well in advance. I wouldn't hesitate to recommend this piece of paradise, and I would stay here again. Thanks Tim for opening up your home to us.

Beautiful home for family vacation

We had an amazing time here. The house is beautiful and very comfortable for a large group. I was nervous after reading some reviews. There are some cracked tiles and the sliding doors are heavy to open and a few other completely minor flaws. That's the only negative I can say. We loved it and would definitely stay there again!

Perfect family vacation house!

This our last day at the house, and it's been a perfect vacation. The house is beautiful and huge, with the bottom floor almost being it's own apartment. This was great for our adult kids who stay up much later than we do. The pool is beautiful, and we just spent an hour hanging out with the manatee in our channel! There is great fishing off the dock, and the location is wonderful. You are a mile from the local beach, an hour and 15 minutes from Key West, and there is so much to do. We went deep sea fishing (highly recommend The Main Attraction charter), enjoyed happy hour at Sparkys, kayaked, and enjoyed the local aquarium. Even chatted with the very friendly neighbors who rescued our volleyball. Twice. Will definitely rent again!

Just returned from the Palm Breezes house after 14 fabulous days! We were a little apprehensive about renting Tim's house-but after talking with him personally- i must truly admit he's 100% professional!! He did NOT misrepersent the house one bit! It had all the amminities anyone could ask for! All his pictures of the house and grounds are SPOT on correct-even including the Manatees that occassionally visited the dock! The pool and hottub were welcome sites after the Florida heat got up to 115 deg heat index!! All the beds-bathrooms-appliances and accessorise were first rate! This made for a fablous vacation without any worries !! We'll definitely rent this house again in the very near future as we had 7 grown-ups and 3 children ---ages 4---6---12---and nobody even had to sleep on the fold-out couches!! Tim was even gracious enough to recommend resturants he had visited!! We really liked the Island fish co which was only few blocks from the house! I think we ate there 3 or 4 times-lunch-dinner-breakfast---and was never dissapointed with service and food quality-and even prices were not that high! Many Thanks to Tim Adkins for making our 2 weeks vacation more than pleasurable!!!

Okay house, great location and views. Ask questions prior and ensure it's a good fit for your party

We were a bit disappointed that the owner had not disclosed that the basement of the home was essentially it's own 1 bedroom unit. This caused a bit of inconvenience since our party had 2 children and a toddler and it made sleeping arrangements a bit difficult because we didn't want the kids sleeping alone in the basement without direct access to the rest of us. This was also compounded by the fact the AC unit in the basement bedroom wasn't working and it made the basement a bit warm to sleep in. Notified Tim upon arrival about this and the other issue that the ice maker wasn't working on the first day. Also requested the wifi password so the kids could use their iPads. Tim didn't respond until Monday at which he gave me directions on how to turn the AC window unit on high and provided the password. The unit wasn't making cold air and that was explained initially but I told him I was competent enough to set the unit to high and that it wasn't producing cold air. No response from Tim the rest of the week. However, on Thursday, after we moved everyone upstairs due to the heat, we noticed a new unit had been installed sometime while we were out. The house is not depicted accurately as to its condition. Most tiles upstairs are cracked and not currently adhered to the floor, but this is only a cosmetic issue other than a few that are potential hazards to cutting ones foot. I was disappointed in Tim's lack of response to the issues going on in the house. We understand that things break, but he never got back to us about many of the issues. By the end of the week the sink clogged, the entire refrigerator stopped working, and the smoke detector continued to go off for no reason at all times of the day/night. The house/furniture are much more worn in real life than they appear in the pictures Overall we didn't let the inconveniences take away from a wonderful vacation. That being said, for our party, we would not stay in this house again. The pool area was great and the views and atmosphere from the corner canal spot were awesome. Tim's communication was spotty at best prior, during, and post stay. An apology for the inconvenience would have been nice. Our family left the home much cleaner than when we arrived.

Owner's Response: There is some truth to this review... and i will address every issue. The downstairs is like its own apartment... but some people like this very much. I provide a house layout to anyone that asks. I didn't respond to the email until Monday, I was simply traveling back to Ohio. I stayed in the house the week before these people arrived. Everything was working fine. as soon as i got home and read their email, I had the appliance repair man out that day. he installed a new AC unit downstairs and ordered the part for the ice machine upstairs. The refrigerator is only 4 months old and all was covered under warranty. If it would have broken 2 days before... i would have been there myself. And as far as the wifi password... the info was in the check-in information. I appreciate the positive things they said and I will try and contact these folks directly and offer them consideration for their inconvenience. I will also do better in the future about checking my emails while traveling.

200 ft. of seawall so bring the boats. Deep canal with quick access to the gulf but close to Vaca Cut for Ocean access. Once you stay at this house, you'll never book another.

Cancellation Policy :
The 500.00 reservation deposit is refunded in full less a $250.00 FEE if a 90 day notice of cancellation is given. The $250.00 FEE will be deducted from any deposit that does not run into a full term rental.

The 500.00 House and property deposit is returned within 30 days of check out date less any damages to the house.
