Over the winter we completed a family room renovation that gives additional lounging space and a second large TV to give separation from people resting/relaxing in the living room.
We stayed at the house for a wonderful week’s vacation. We had a great time all around, but it was the house that made it such a special time for us. A little bit of background. We are a family of four: Two working “Type A” parents, me, the avid boater and outdoors type, my lovely wife the avid reader (read: not the outdoors type!), her precocious 9 year old son, and my so smart 14 year old daughter. In other words, a family of four with very different vacation agendas. We all loved it, and the house was a huge part of what brought us together and made it such a great vacation. We lounged around on the comfy Adirondack chairs overlooking the water, went to the beaches, went tubing and water skied all around the bays, walked around town looking for every ice cream shop, rode bikes, visited wine country and the farm stands, and so much more. Best of all was the house, for starting and ending our days. It’s so inviting to eat out on the dockside deck, whether breakfast, dinner, or just relaxing with appetizers and cocktails as the sun goes down. We got fresh fish, meats and vegetables and loved to grill them all up and stay home for dinner. The times we did go out there were plenty of great places to choose from, all just a short car (or boat!) ride away. We played board games until we couldn’t keep our eyes open, and just generally spent a lot of time laughing, having fun, and relaxing. Inside, the house is very clean and comfortable. It has all of what it takes to meet your needs, with plenty of towels, a well-stocked kitchen, wireless internet and cable TV. During our week it was very sunny & hot, and it was great to have the A/C to cool off. No review of this house would be complete without mentioning how ideal it is from a boater’s point of view. If you don’t have a boat, it’s a great place to stay. If you do have a boat, this is paradise! The big beautiful dock is right outside your door. It’s the lap of luxury for a boat of any size. Gull Pond is amazingly well protected, and the short ride in or out is lined with beautiful homes and interesting boats. Best of all is how accommodating the owners are. They really want to do what they can to help you enjoy your stay. At the end of our week we were very nervous about riding our boat across Long Island Sound in the rough water kicked up by a passing storm. The owners very graciously let us leave our boat until the storm passed. We had a great vacation, loved the house, and hope to be back again!
I have to say that me and my family had a lovely weekend at the house. There wasn't anything that we needed. The kitchen cabinets provided us with all we needed to cook throughout the weekend. The bathroom were clean and had hot water all weekend. The beds were all comfortable and the family was able to rest well all weekend. There was enough room that we did not get in each others way. My grands and great-grand children enjoyed the grounds and scenery of the area. The neighbors seem to be friendly and the greeted us upon arrival. Would I return yes this is a place to stay more than the weekend.
This house was misrepresented in the photos and is absolutely awful! We rented for the week of our daughter's wedding, but couldn't stay there because it was so rundown and smelly. Broken outside lights, trash and broken grills were strewn about, both in the front and in the back of the house. Insufficiently stocked for more than 2 guests, sticky kitchen cabinets, OLD appliances, a non-working dryer full of wet towels... You get the picture. We even gave the owner the opportunity to do the right thing and reimburse part of our payment, but he never even responded to our request. YUK! Enough said!
Bob (the owner) was very accommodating during the booking process and worked with us during our changing reservations. Greenport is a beautiful little town and we enjoyed walking the downtown area, window shopping etc.. We were surprised that almost everything was open despite it being a holiday week-end and off season.
The house was very clean upon arrival. The 3 bedroom were adequate in size as were the bathrooms although having the second full bath right beside the front door and far away from the bedrooms was not ideal. The living room view overlooking the dock was beautiful even during the winter; however walking down to the dock was difficult due to all the leaves on the walkway. We had to rake the walkway to prevent slipping to get to the dock. Unfortunately the gas logs in the living room did not work and the fire pit had been put away for the winter so we were not able to enjoy an outside fire.
The house is extremely dated with old furnishings and original kitchen appliances (which all worked). Since we cooked a lot over the week-end we found the kitchen frustrating in that there were more entertainment items in the kitchen than cooking items. Although the cabinets and drawers were full, they were filled with items for entertaining. For example we only found one usable skillet and no steamer. In fairness to Bob, he told me that the kitchen was not "gourmet" when i asked him about the ability of cooking large meals at the house. For the money we paid off season I expected the house to be a little more up to date. We had problems with the hot water in the bathrooms in that the water started out hot but then quickly became lukewarm/cool. I emailed Bob about the issue but didn't hear back from him until we had already left the house.
The owner has a lot of personal items in the house which we felt were not appropriate in a rental home. In general I would recommend this house for a summer rental to individuals who enjoy boating and to others who realize how dated the house is.

It's so hard to meet up and find a weekend that would work with our closest friends, and we finally found one!! We booked this house and just wanted to let you know how lovely, serene, and relaxing the weekend house rental was. We totally enjoyed grilling and eating on the waterfront. We also checked out Claudio's and Salamander in town (which were both good!). We also went to the new winery you mentioned to me, KontoKosta, as well as Southold Town beach. All these places got tiring but we just loved going back to the house for relaxation and unwinding! We were also able to check out the Lavender Farm since you let us check out on Sunday at our own leisure, so that totally helped and we thank you!

We stayed at this house for a weekend and wish it could've been longer. The house is so comfortable and in the perfect location! Located just 1 mile from the village, its close enough to get there in a minute, but just far enough to be away from the activity. Bob is very accomodating and responds quickly to every question. The house was spotless and very welcoming - from the cozy fireplace to the waterview from the livingroom to dining on the dock to the comfortable bed we collapsed in after a full day out on the fork. There is a helpful house manual chock full of places to go, things to do, where to eat etc. One weekend was just not long enough, so we'll be back :)
