This 1930's cottage is a throwback to old Cape Cod and has been enjoyed by my family since then. It's been described as a real 'Summer of '42' cottage if you've seen the movie. Sandy feet and wet towels are really no big deal.
With five bedrooms and 1.5 baths, it can accommodate a large family and is great for kids. The maximum occupancy is 10 people. There is plenty of room to spread out, with an eat-in kitchen, large living room, front porch, and a spot to lay out in the sun on the side of the house.
The house sits about 100 yards from a semi-private sand beach (shared with other houses in the area) where you can walk along the shore for miles, fish, or head down to the public beach in West Dennis for a more lively atmosphere.
The cottage is regularly served by ice cream trucks.

Hi there! I am Steve Simpson and am the fourth generation of the Simpson family to have grown up spending summers in our cottage. Though I live full-time in Washington, D.C., we have family living less than a mile away (the second generation) ready to help with any problems that might arise when you're enjoying the cottage.

The property was purchased in the 30's before the area was developed. Mostly settled by working class families seeking simple summer retreats, the cottage and many other original cottages in the area were built by our relatives by hand. Many of the cottages in the area still belong to the original families who first came to the area.
Steve was very helpful and we had a wonderful time at his beachside cottage!
My family decided to spend a week at this cottage and it was perfect! We had 8 adults total and we all fit very comfortably in the cottage. The proximity to the beach was great and this cottage was a short drive to many different restaurants, shops, and family fun places. If we had any questions, Steve was extremely quick to answer, which allowed our vacation to be stress free. We will definitely be booking this cottage again in the future!
Steps from the ocean and stocked with beach essentials, this pine paneled little get away was exacting what we wanted! It was a throw back in time with cooking and laughing together with family. Steve was prompt and helpful every step of the way! Great way to start the summer ! ☀️
This was the perfect spot for our family reunion vacation. The house easily fit 5 couples and having 2 bathrooms was great. The house was clean upon our arrival and the kitchen was well stocked with all the supplies we could need for the week. We just had to bring the food!
If you are looking for a laid-back, authentic Cape experience, this is the place to go! The beach is super close and the area around the house is quiet. You can hear the waves from the front porch! We only regret the we couldn't stay an extra week. You won't be disappointed with this rental!
We had a great time staying at the Summer of 42 house! We stayed here once before 12 years ago and it was similar and better than we remembered. The porch is perfect for endless games of Uno, a cup of coffee or a glass of beer and dinner on the picnic table. There are so many beach chairs to use, a bocci ball set, boogie board and a ton of boardgames to choose from. The location is perfect, our kids (ages 6 and 8) were very comfortable walking back and forth from the beach to use the bathroom or get something they needed back at the house. There are many residents and long term renters in the area who were so friendly and welcoming and offered up many suggestions for places to eat and things to do. The water was warm too which was lovely. The Sandbar is fun to have within walking distance too. It's not luxurious, rather it's a quintessential beach cottage.
we had an amazing time at the cape and this was the perfect cottage for us. It fit the laid back vibe we were looking for and you can't help but relax upon arrival. It was cozy and inviting and you don't feel like you need to be careful as not to break something or track beach sand across the floor. But there are 5 bedrooms so you can be with a group and not feel totally on top of one another. you are just steps from the beach and can hear the ocean from the screened in porch. Kids could play all day at the beach, but you're so close to the cottage you can come back for food and bathroom breaks. plenty to do in the area as well from mini golf to go karts to bike riding. the neighbors are all friendly and it's quiet so you can really relax. This is isn't luxury, but if you want luxury, you should probally not be on the cape! highly reccommend this place. we will come again. and again. and then again.
