Notes:
With the adjacent vacant lot, the entire property is fenced in for added privacy . Since this home is equipped with an expensive radiant heating system for the winter, central air is not an option, however we provide A/C in master bedroom and a portable swamp cooler (located in master bedroom closet: just fill w/ water and turn on) to cool down the upstairs (there are ceiling fans in most rooms). The home cools down quickly via cross ventilation/A/C + swamp cooler during the hottest days of July.

Great Property would stay again.

This house is very comfortable, very quiet neighborhood with lots of pines. Sitting on the small balcony with coffee and watching the deer every day was wonderful. And the large fenced yard was great for our dogs. It's so nice that they share their cozy vacation home with others.

Family Vacation in Pagosa Springs

I cannot say enough positive things about the week we spent in Pagosa Springs. We split our time between the town and the surrounding mountains - loved every minute of it. The locals were friendly and offered plenty of recommendations as well.

About the property:

The VRBO description was very accurate. Basic needs and plenty of extras (teas, spices, toiletries, sundries and more) were provided by the homeowners. There were notes and a handbook describing everything in the house – very helpful! The home was beautiful, well-maintained and clean. We especially loved all the balconies and outdoor areas. We felt safe in the neighborhood, had plenty of privacy and the location was perfect. The customer service level was excellent and the cost of our stay was more than fair – so many amenities for such a great price! There were deer on the property every day, several species of birds and even a skunk strolled through. There are a lot of stairs and the property is not flat, so I would not recommend it to someone that has limited mobility (the homeowners note this in their description, but I thought it was worth mentioning).

Activity recommendations:

Hikes: Piedra River Trail, Piedra Falls, Treasure Falls

Scenic Drives: Wolf Creek Pass Summit – Continental Divide (Treasure Falls is on the way) – there are several roadside viewpoints to check out too.

In Town: The Lost Cajun (restaurant), The Overlook (Hot Springs), Walk around downtown (river views/shops/breweries).

Overall, it was a wonderful vacation that we will never forget. We highly recommend this property and Pagosa Springs for your next adventure.

Clean and comfy!

This was a great property for our annual girl's weekend! One suggestion is a mat in the upstairs bathtub to prevent slipping.

Goldilocks would approve!

I was leery at first, as the price is significantly lower than comparable properties, but ultimately decided to go with it. Everything was just as advertised, and most important to me, very clean. At 61years of age, with one less-than-optimal knee, the stairs were NOT an issue. Great value, beautiful surroundings, and attentive owner! JUST RIGHT!

The two grandkids loved the back yard, especially when deer came in for the salt lick. Quiet neighborhood, easy access, spacious & comfortable. With two evaporative coolers (both upstairs), the entire home was cool enough, even in late July.
