Entering the south gate of M&M Creekside is the start of your leaving a crowded world behind. Cedar-lined hillsides descend to open pasture lands sprinkled with mature oaks and several other species of native trees growing along the over 1600 ft. of vibrant, spring-fed Sulfur Creek. This creek is the source of our guests' inspiration and rejuvenation, which is no surprise given the fact that Lampasas was settled in the mid-1800's for the curative power of its springs. Our creek runs year-round and features waterfalls and several deep pools - perfect for swimming, tubing, fishing, skipping rocks, or just sitting under a tree and watching a Fall leaf make its lazy way down river.
A spacious 3500+ square foot home features 5 bedrooms and 3.5 baths on two stories. Four of the five bedrooms offer private french-door access to the rear patio and deck that overlook the private pool and creek below. Elderly guests who have difficulty with stairs need not worry, as the two stories operate as a 1st floor main level with kitchen, family room, and two bedrooms, with a stairway leading downward to a basement level with three additional bedrooms and gameroom.
The open kitchen includes a big breakfast area and beamed ceiling. The main floor living features a fireplace and wraparound deck looking directly onto the creek and across the property's pasture lands. The master bedroom includes an entrance to the deck and its own private full bath. A 2nd bedroom on the main floor also has access to a 2nd full bath. The main level also features a large utility room with washer/dryer and half bath. The basement floor includes a large gameroom with a 2nd fireplace, 3 large bedrooms, a full bath, and a full wet bar and microwave. The gameroom has french doors leading to a stone patio with BBQ area and a beautiful pool overlooking Sulfur Creek. The entire property is gated and fully fenced, lending to the privacy that hill country vacationers prefer.

Jane or Bryan Thomas purchased this house in 2011
Bryan and I had looked for over 2 years for a Hill Country property and then I remembered that a close friend at church had this property in Lampasas. When we entered the property, we both fell in love and knew this one was the one for us. It just so happened that the owners were ready to sell, as their families were in a different place in their lives, with young children needing lots of weekend attention, and they were ready to sell. It all worked out - it was a 'God thing.'
Our family booked a long, early December weekend to M&M Creekside. Most people love the hill country in the summer for obvious reasons. Our family particularly enjoys wintertime in the hill country. We love the quiet and the fireside cups of coffee. M&M did not disappoint. This place was perfect for celebrating the rare occasion of all siblings and our families together in one place. The house easily accommodated the 12 people in our group. The home was very clean. We went for walks and jogs on the acreage and county roads. We had several kids age 7-11. They enjoyed catching bass and catfish in the creek that runs right by the home. My seven year old daughter and I kept daring each other to go completely underwater at one of the creek’s swimming holes. The kitchen was able to support our doing a deferred Thanksgiving dinner. We ventured out to local wineries and small shops, but always enjoyed coming back to M&M. We also appreciated that the owner of the property was reachable if we had a question, like whether campfires are allowed (which we learned they are unless the area is in a drought). This place is truly wonderful and unlike any other we have stayed. We will definitely be back!
This is the second year we have had our annual girls weekend at M&M Creekside, and we are planning on returning next year! There is plenty of room for everyone to gather together or spread out, and the pool is awesome. We especially enjoyed watching the lightning bugs from the spacious porch. I'm sure there are plenty of things to do in the area, but we were enjoying ourselves too much to even leave the property! Thank you Jane and Bryan for sharing your home with us!
This was the perfect setting for a nice family get away. Plenty of room for everyone to sleep, beautiful scenery, relaxing private pool and lots of fish to catch. We will definitely be returning. Highly recommend.
My family and friends rented M&M Creekside Hill Country Retreat for our weekend getaway. The property were adorable and inviting. The pool and view of the creek were awesome and lot of fish! There was so much space for all of us to spread out and do different activities. Some go fishing, swimming in the pool, while others cooked on the grill and chilled out on the large deck. In the evening adults and kids was enjoying fire in the fire pit and grilling s'more. The house were very clean and the décor was updated and well stocked with pretty much everything we needed.. We had such a blast that we have already planned to go back next year. In addition the property owner "Jane" was professional and so kind. Everything about this rental was a breeze! Highly recommended.
Our group of seasoned citizen men from Sherman, Texas made M&M our venue for the second year in a row. Once again, we had a great time, visiting and sharing stories. This year, a few of us played golf at the local public course. It was way nicer than I expected. BTW...you can carry your own beer to the course, as they do not sell it. The house was exceptional again, with a the added feature of a large stone fire pit and seating in the back side of the property. Everything about this place is ideal for 14 old guys having a reunion. Thanks Bryan and Jane. It was even better the second time around.
Now it's an annual event. Although we didn't golf this year, we again enjoyed lunch downtown, and winery tours. But the big event was the Annual Crawfish Boil at Texas Legato Winery. Lampasas was close enough to Texas A&M that we were able to run over to College Station Froday for our son's Ring Day Event. We enjoyed this very roomy house with a combination of couples, singles and elderly. Everyone enjoyed the time we spent here. Everyone wants to make it our annual get together! Thank you for adding the coffe pot downstairs! We're not coffe. Drinkers, but our guests downstairs appreciated it so much. Thank you!
My friends and I...and most of our children...have taken an annual trip to the Hill Country for the last eight years. For the past three, we have been searching for the perfect house, and I think we found it!
With a gracious kitchen, lots of living space, and plenty of bedrooms, we all had space to be. Loved eating on the upstairs porch and watching the hummingbirds!
The Special treat was the creek. With tubes, we spent hours wading up and rafting down. The kids caught only two small fish, but the fishing was fun.
This was a wonderful getaway. Hoping to visit again next year!!
