The house (part of a two-family-house) is divided into two floors and is situated in a rural location, just 8 km from Siracusa's charming old town, in a park-like area. It has its own tennis court with floodlights, a large lawn and a swimming pool, which is shared with the owners in July / August. They use the pool only 1 - 2 hours in the afternoon.

On the ground floor there is a kitchen, laundry room with washing machine, living / dining room and a toilet.

On the upper floor there are 3 air-conditioned (summer / winter) bedrooms, 2 bathrooms (1x shower and 1x bathtub) and a terrace.

The owners live in the neighboring house only in July and August. They have a separate entrance..

The nearest sandy beach is only 200 meters from the house.

Not Suitable for a Spring Holiday

Probably wonderful in the summer but NOT recommended for March. The Fire place shown in the photographs and mentioned in the details turned out to be only ornamental. Heating was needed in the evenings and only a portable halogen heater was supplied by the agent. Warmer bedding was also requested.

When we arrived the house felt cold and unwelcoming with the sitting room stacked with outdoor wooden sun beds and chairs.

The house needed maintenance and the furnishings had that "good enough for a holiday home" feel to them. The sitting room furniture had a serious wood worm attack with the frass on the floor.

A great base to tour South East Sicily

We had a good week here in July 2015. The agent, Vincenzo, speaks excellent English and is very efficient. The pool was clean and warm. The tennis court is floodlit which is a real bonus. All 3 bedrooms now have air conditioning, which is better than the listing suggests. We are a family of 2 adults and 2 teenage boys and the place was great for us. The Villa is very spacious and would accommodate 6 people easily (3 good sized bedrooms). The nearest beach really is only 200m away. The water there is clean and warm and the beach is full of Italian families, so safe swimming for younger kids, (although the beach itself is a little scruffy by English standards).

WiFi and electricity are charged in addition to the rental fee. The WiFi cost 30 Euros for 20GB. Multiple devices can be connected simultaneously. We only used 12Gb during the week. Electricity cost us just over 100Euro for the week but we used the washing machine most days and aircon in all three bedrooms every night. Plus some flood-lit tennis...

The site is secured by a large steel gate with a huge padlock. This seems to be typical of all the houses in the area. Our hire car was certainly secure every night! There is ample space for several cars if required. Shared use of the pool with the owner's family was not an issue to us. The owner's family used the pool for a few hours on Sunday and only an hour a day for the rest of the week. It was a good chance to meet the locals and try to speak Italian.

The area around the Villa is very much an Italian holiday area with very few "Brits Abroad". Nobody speaks much English, so it is all a bit of an adventure. We enjoyed it!

So overall this property is great for families and super for tennis players. It is especially good if you want an authentic taste of Sicily, and don't mind being off the beaten track. A few bits an bobs are a little tatty around the edges but, for the money, we would highly recommend this villa. And most important of all the owner and agent are both very nice, honest people.

Comfortable villa with lovely garden, outdoor terrace and private pool.

We really enyoyed our stay in this villa. The agent (Vinzenco) and the owner were both very nice people, Vinzenco even lent us his "high chair" for our 2-yearold. The owner was very friendly andgave us a nice bottle of wine, olive oil, pasta etc to get started which made us feel welcome.

The villa is comfortable, and has a lovely terrace were you can sit in the evening sun. It even has outdoor grill and zink. The garden is beautiful and you will find lemon trees, chili plants and rosemary bush which you can use in your evening meal. We bought vongole in the marina and made our own Spagetti vongole.

The pool and the surrounding area was also very pleasant, there are plenty of lounge chairs, an outdoor shower and a small bar.

If you have children there is lots to do in the garden. There is swing set, and a large toy castle with a slide.

There is a seafood / pizza restaurang very close by, we really enjoyed their risotto mariniera, sword fish and spagetti vongole. Maybe not the most atmospheric place, but they also had take away so we could enjoy the food on the veranda.

We also bought lunch from the local deli "La Greca", which we can recommend, and tried some of the restaurants by the marina.

If you get tired of the pool there are three beaches close by. The closest one we did not use, as it was a bit scruffy when we were there (mid april)

But there is one beach opposite the seafood restaurant that is nicer. But the nicest was a very beautiful beach just passed Grand Minerva hotel approx 10 min walk from the house (although if you want to use the sun beds there you need to pay at the reception of the hotel),

In general the local was a good base of exploring the southeast, we can recommend visiting Syrakusa/Ortygia, Noto and Modica.

Our only issue was that you needed to use the car to get to most of the restaurants/deli/Shops near the house, as the roads are quite narrow and without sidewalks. We would have like to be able to walk a bit more All three beaches were within walking distance however.

So as a whole we can really recommend this villa.
