About the property

Our Villa is located on an 875 m² large garden plot only 100 m away from the idyllic beach in Roche. Small bays as well as the main beach invite you to take mile long walks. The famous restaurant ‘El Timon’ which is located between the ‘long beach section’ as well as one of the bays enchants all with its fantastic view of the beach, the cliffs as well as the Atlantic. The house (built in 1999) was completely renovated in January 2006. Besides new floors, wall tiles and central heating; the bathrooms were fitted with large showers having glass cubicles and new washstands among other things. The first floor has 4 double bedrooms (one with an ‘en suite’ bath), 2 bathrooms, large living-cum-dining room, fireplace with all-round air heating, a large fully-equipped kitchen, covered terrace with sea-view, 8 deck chairs as well as a large dining table for 8 persons. Barbecue and Outdoors shower. Christmas decorations provided for Christmas. Special rate!

The Ground Floor: Beside the dinette, which offers place for 8 persons, we have one 3-Seater and one 2-Seater couch in the living room. A new 32-inch LCD TV, a DVD Player as well as a mini-stereo (CD-Player, radio) are also provided. The kitchen is, as per our knowledge, fully-equipped. The terrace boasts 8 deck-chairs and a large dining table at which 8 persons can be seated. The house was renovated from the inside and outside in the January of 2006; besides a modern smear painting inside, the villa has among other things original oil paintings from Cuba. 2 bicycles as well as various toys are also available. The garden with sea view and its corresponding private sphere are reserved exclusively for the ground floor tenant. The upper floor has a separate entrance area through a small garden, which lies facing the street. The upper floor is reserved for the tenant's own use. We will gladly send you pictures.

Beach and Coves: The beach entrance can lead to one of the bays if you go left or to the long beach (approx. 14 km without a gap), which goes all the way up to the seafront of the La Barrosa in Chiclana, if you go right. When the tide ebbs a little you can undertake idyllic walks beneath the steep coast, where several bays are located, right up to the lighthouse of the Conil harbour. If you rise early, you can buy fresh fish directly from the fishing boats at the harbour. Before booking a holiday in Roche please bear in mind that the month of August is 'very busy'. In the following 11 months it is gradually quieter till it is very quiet (true relaxation!). A certain number of white villages, visits to sherry plants, various riding schools and among others the kings in Jerez de la Frontera, beautiful beaches (hippie beaches), Trafalgar, Chillout Bars ... offer a change. Simply ask us and we will try our best to give you good tips.

Shops - Restaurants- Cafes- Playground in Roche: Roche: A small Supermarket, a Tapas 'Restaurant', a Bar (Tapas), a newspaper office, a large children's playground, a small pharmacy, etc. are situated at a distance of approx. 5 minutes by foot. Various riding stables, a bicycle rental, ... are also present in the vicinity. *** Neighbourhood: A shopping center in Novo Sancti Petri with various shops, bars, restaurants etc. is at a distance of approx. 5 minutes by car, 'Bahia Sur' the large shopping center in San Fernando, with various small shops, Carrefour, various Restaurants, Mc Donalds, Burger King, Cinemas, garden centers etc. is at a distance of approx. 15 minutes by car as well as various others are shopping center like the department store (Corte Inglès) can be reached in approx. 25 minutes by car.

  • Mosquitoes are very rarely found due to the proximity to the Atlantic. It is suitable for persons prone to allergies. Approx. 98.5% of the holiday homes (ownership) are 'owned' by people from Spain. Most of the approx. 1400 holiday homes are occupied in the month of August (holiday season).The number of tourists decreases steadily from September. Starting from Easter, the number of tourists again increases gradually. Therefore, rather than the 'typical tourist holiday', you should expect a quiet and typically Spanish calmness, especially within the private urbanisation. A Shopping Center in Novo Sancti Petri with various shops, bars, restaurants, etc. can be reached in approx. 5 minutes, the large Shopping Center in San Fernando ('Bahia Sur') with several small shops, restaurants, cinemas, garden centers, etc. can be reached in approx. 15 minutes and various other shopping centers like (Corte Inglès) can be reached in approx. 25 minutes by car.

  • The house boasts a 32-LCD TV, a DVD Player, an easy to use smoke detectors alarm system (on request). 'Golf equipment' for men/women, 2 cycles, Beach ball, a Surfboard with life jackets, volleyball, various toys... can be made available by prior arrangement. Various sporting events like Volleyball; Tennis' Football for men and women; Basketball and Paddle tournaments in which everyone can participate are held within the 'Private Urbanisation' in the Summer. Tennis coaches and Paddle coaches can be booked. For the very small there is also the option to participate in animation games, which are conducted in the sports facilities. There is a café with WIFI access in the small Plaza. When the tide ebbs (low tide), you have the option, to undertake a walk through the bays beneath the steep coast, which can otherwise only be reached from 'above' through the nature park.

The house is the exact opposite of a 'normal' holiday home. We have laid stress on the fact that the furnishings also meet our personal requirements. Beside oil paintings from Cuba as well as the decoration in general we have paid attention to the fact that the rooms are presented in bright, happy colors to enable you to hopefully have a lovely, restful and unforgettably stay. Furthermore, the house is equipped with an easy to use alarm system (on request) as well as smoke detectors. A cot as well as a baby’s high chair is provided for small children. Furthermore, golf equipment for men and women as well as a life jacket with Surfboard (Windsurfing) can be provided. A volleyball, football etc. can likewise be borrowed from us by prior arrangement. In the summer months you can access wireless internet (WIFI) in the café nearby. We will gladly answer any other queries which you might have.

Beautiful and relaxing location - a treat!

Six of us spent an idillyic 2-week vacation at Claudia & Robert's Super-Villa and enjoyed the luxury and quiet of this beautiful area of Spain. The welcome and orientation was really useful and our hosts were attentive but never too close for comfort! We really enjoyed the pool, the garden, the kitchen and the bedrooms plus the air-con was a welcome treat from the summer heat. We would recommend to others.

The object is an apartment, the owner lives above, i would suggest that this object it placed in different category. To call it seaview goes a bit too far in fact you see the horizon over the hedge. We were disappointed about that. Also there is four bedrooms they are rather tiny. There is no covered parking you have to park your car on the road. After having been there we think that the price we payed for what we got was far too high. Nevertheless we (4 adults, 1 baby) spent a nice week there the outside area is very beautiful, a nice pool, close to the beaches, the owners are very nice and helpful. Roche is a residential area and doesn't have the charm of a real village. You need a car to get around. There is one Restaurant down the road, which against the bad reviews on tripadvisor wasn't as bad.

All in all its a nice place, but not exactly as indicated, i would advise the owners to change that and overthink the price.

Owner's Response: Dear tenant, We were surprised to read your review, particularly as we heard very different things from our other tenants – particularly guests who have come regularly over a number of years now. The rooms you mentioned are slightly bigger than what you usually find in Roche. Most double beds are 1.35m wide as there wouldn’t be enough space around the bed otherwise in most houses. One of our double beds is 1.60m wide (newly bought in 2016) while the other two are 1.80m wide besides the single beds. After continuous improvements around the house (heated pool for adults and a kids area, new air-condition, new kitchen, wind cover) we also slowly increased the rent accordingly. All tenants were happy with that development so far. Unfortunately you didn’t manage to look at the information we provided when you enquired about the property. Hence, you didn’t know that we were living on the first floor of this property with a separate entrance and a separate garden. The ground floor apartment as well as the adjacent garden, pool and terrace has its own entrance and is solely for the use of the tenants! Giving our tenants full privacy is important to us and given that we are rarely at home and travelling a lot this was never a problem. Right in front of the house along the road are about 30 parking slots which are free of charge and available throughout the year. The sea view is only available when standing, but that is also reflected in the rental price which otherwise would be substantially higher. Kind regards, Robert

Traumhaft vom ersten Tag an,

Sauber, Groß und mit liebe eingerichtet man fühlt sich direkt beim betreten wohl und angekommen. Nach dem Rundgang und einweisung durch die Vermieter lässt der eindruck nicht nach es ist alles da um in ein perfekten aufenthalt zu starten.

Aktivitäten in und um Roche auch da ist man gut versorgt wir bekammen einen Ordner der tolle tipps beinhaltete. Claudia und Robert bemühen sich wirklich sehr um keine wünsche offen zu halten!!

Die Lage ist hervorragend und ruhig der weg zum Strand ist sehr kurz wobei man die wahl hat rechts runter zu einer kleinen Bucht oder nach links am Restaurant vorbei zu einem endlos wirkenden Strand beide aber sind sehr sauber. Für den Besuch am Strand ist auch gesorgt Stühle, Sonnenschirme und sogar Spielzeug für die kleinen ist vorhanden.


Die Angaben waren korrekt, Lage und Ausstattung lassen keine wünsche offen.Zustand der Fewo sauber und sehr gepflegt.Die Betreung durch Claudia und Robert ist Perfekt!! Würden wir sie weiterempfehlen auf jeden Fall ohne bedenken!! Aktivitäten, Restaurants und Sehenswürdigkeiten gibt es zu genüge.

Auf diesem Wege möchten wir uns auch nochmals bedanken das wir bei Claudia und Robert zwei wunderschöne wochen verbringen durften.

Sehr schönes Haus in toller Lage

Wir haben mit sechs Personen (4 Erwachsene und 2 Kinder) zwei wunderschöne Wochen in der Villa Los Leones in Roche verbracht. Die Beschreibung war in allen Punkten zutreffend. Das Haus ist auf dem neuesten Stand, mit Liebe zum Detail eingerichtet und äußerst gepflegt. Die Ausstattung lässt keine Wünsche offen. Die Vermieter sind sehr sympathisch und haben sich sofort um alle unsere Anliegen gekümmert. Für Strandliebhaber, die Ruhe und Erholung suchen, ist Roche der ideale Ferienort.

Die Villa de los Leonas hat unsere Erwartungen weit übertroffen. Wir haben ein perfekt ausgestattetes und sauberes Ferienhaus vorgefunden. Der Pool und die gesamte Gartenanlage sind sehr gepflegt. Die unmittelbare Nähe zum Strand ist ein weiterer Pluspunkt. Claudia und Robert sind äußerst nette und hilfsbereite Vermieter, jederzeit erreichbar, diskret und sehr um das Wohl ihrer Gäste bemüht. Wir haben uns sehr wohl gefühlt und können dieses Objekt absolut weiterempfehlen.

Perfekte Erholung von Anfang an

Die Villa de las Leonas hat unsere Erwartungen weit übertroffen. Wir (Familie mit zwei Kindern) haben ein perfekt ausgestattetes und sauberes Ferienhaus vorgefunden. Der Pool und die gesamte Gartenanlage sind sehr gepflegt. Die Lage in unmittelbarer Nähe zum Meer ist ein weiterer Pluspunkt-

Claudia und Robert sind äußerst hilfsbereite und nette Vermieter - jederzeit erreichbar, diskret und sehr um das Wohlergehen ihrer Gäste bemüht. Wir haben den Aufenthalt sehr genossen und konnten uns wunderbar erholen. Das Haus ist absolut empfehlenswert.( Iris).

Due to its advantageous location, one can not only take walks underneath the steep coast (bays) but also undertake a 9 km long walk to LA BARROSA (Chiclana). Bodegas, several white villages, Tapas restaurants, etc. are also located in the vicinity. Cycle tours or walks can be undertaken over the steep coast or through the pine forests, e.g. to the fishing ports in Conil or Chiclana. Roche is probably the best known 'luxury' complex of villas in Andalusia which is located not only on the beach but also on a pine grove. The neighboring towns of Chiclana de la Frontera (Novo Sancti Petri) with the 'La Barrosa' beach as well as Conil de la Frontera with its fantastic old town which are directly adjacent to the Atlantic can be reached within 7 minutes by car. In the immediate vicinity you have Conil, one of the most beautiful of the Andalusian 'white villages' and Cadiz, probably the oldest city of Europe. Please, do not mistake our Urbanization Roche with Roche Viejo (not Urban!)!

Other Activities: Football, paddle (pinboard), basketball within approx. 4 minutes by foot from the house

Golf: The famous golf course of Novo Sancti Petri, the new golf course of the Melilla group of hotels (5x) as well as the golf course of the San Andres Gulf can be easily reached within 5 minutes by car. One of the probably most beautiful golf courses is in - Dehesa Montemedio--, which can be reached in approx. 20 minutes by car. Other golf courses, like e.g., Montecastillo – Sanlucar – El Puerto – Benalup, Jerez, etc. can also be reached within 40 minutes by car.

Ski: The Sierra Nevada can be reached in approx. 3 hours by car.
