With over 6,000 sq ft of living space especially where you need it in the entertainment and dinning area with a pool table with a bar for the adults is a perfect back drop for guest and family. All upstairs bedrooms have terrace views to the lagoon and ocean. Your spacious bedrooms with terraces and private baths can easily accommodate your group.

The entertainment room has wireless internet code on the router (bring direct connect cable for lap tops works best). LG Smart TV display system also has stereo system has Analog port to connect iPhone and other devices. Bring your own DVD and CD's as you desire. Inside and Outside speakers work with A and B selection on stereo.
Guest enjoy just hanging around the private pool, jacuzzi, waterslide area with Palapa with Coconut Palm Trees just steps from the Lagoon. In front of Princesa Villa is aproximalty 30 yards from the sandy beach leading to the open ocean bay with good snorkeling almost everywhere. Many fish are hand fed by guest with bread in the bay and lagoon area. Little kids have a blast with the fish in the bay area. Snorkels, Mask and fins are at the Princesa for your convenience. We recommend bring your own mask.
There is direct access to the lagoon from the back yard. See the colorful marine fauna with activities like diving and snorkeling. For those who like a challenge are the numerous fresh water Caves or 'Cenote' for scuba divers is an experience indeed. These fresh water diving pools are fascinating.
In the Heart of the Riviera Maya, Puerto Aventuras is one of the few places to swim with the Dolphins and Charter Fishing for Marlin on the same day. Some of the best attractions are only minutes away: Playa Del Carmen, Xaret, and Akumal, Xelha, Xenses, Talum pyramids, Grand Cenote, Cenote Azul and much more.

Puerto Aventuras is one hour from Cancun Airport and only 15 minutes away from Playa Del Carmen. 10 to 30 minutes away are Akumal, Xaret, Xelha, Explor, Hidden Worlds, Dos Ojos Cenotes, and more. Princesa Luxury Estate with pool/waterslide and lagoon back yard and ocean front yards away gives you the perfect location in the Heart of the Riviera Maya.
Chief and chamber maid can work with your schedule. If one day you desire privacy let the staff know in advance to take the next day off. Private Pool and Jacuzzi open 24 hours. No lifeguard on duty. Children who cannot swim must be supervised. Kayaks are stored behind the pool under the stairs. Do not leave kayaks or paddles unattended on other beaches.

La Princesa is even more beautiful than the photos! All of the natural light coming from the large windows and magnificent views, along with high quality finishes within the house, made this a luxurious, yet comfortable home base for us. Leo was an absolute gem to work with and so helpful with local drivers and things to do. This was a mother / daughter high school senior year spring break trip (with one lucky younger brother)...and everything about La Princesa helped make our trip so memorable. Chef Abner and Chela made the most incredible meals and fresh squeezed juices for us each day...we all can't say enough about the quality, presentation and ease of having such fresh and declious meals each day. We ate out once or twice, but honestly the best food was prepared by Abner within our lovely Princesa. The location is superb, with access to the lagoon and beach, and an easy golf cart ride (easy to rent) within Puerto Aventuras for yoga, karaoke, fresh pastries, etc. A magnificent spa was located just down the street from La Princesa, which is a MUST for all visitors!! We rented a paddle board and used it in the lagoon, along with Leo's kayaks. A day trip to Tulum or evening to Playa were so simple with the drivers that Leo recommended. Chela was so sweet to clean up after each meal, as well as washing towels and keeping the house clean each day. We felt absolutely spoiled by this experience, while staying in an exquisite home with plenty of space to spread out, and had so much fun at the gorgeous pool / hot tub (which staff kept clean throughout the week). We spaced out our showers and did not have issues with lack of hot water, as we just planned ahead accordingly. La Princesa is ideal for large groups...thanks Leo, Abner and Chela and we can hardly wait to return!
Beautiful house. Very accommodating staff and owner. Leo even sent us flowers & wine for Thanksgiving when he heard a couple of us where recovering from getting sea sick while deep sea fishing. Chef Abner was amazing!!! Seriously the best part of our vacation. We planned out a new dinner every night. Ummy. He even made us a full Thanksgiving dinner. Turkey was the best I've had. It was so nice not having to plan meals or worry about laundry or anything really. Everything was super clean. While we'd eat breakfast the maid would gather all our clothes and make all the beds and clean up. She was so quick! And I'm not talking cereal and milk for breakfast. The full spread from freshly cut fruit, eggs, bacon, fresh made juice & fresh made salsa and guacamole. Then full lunch, Then dinner. There was a daily handyman who cleaned the outside deck area and cleaned the pool.
Now the house isn't brand new and perfect. But it's very clean, well maintained, and your every need was looked after. It's right across from beach access, you cross the street and go down some steps and your there & the house sits on the lagoon... we took the kayaks out daily for fun. There where only two paddles though for 4 kayaks though. So we had to take turns.
We also did an ATV tour and XCaret. They where able to pick us up at the hotel right next door which was very convenient. Then we took the kids to play with the dolphins in PA.
Half of the rooms had TVs had them, but they weren't hooked up. Isn't a complaint because none of us really minded. The one big TV downstairs was very nice, it's new & connects to the internet.
This resort was an amazing way for my toddler and family to enjoy the Caribbean. Every morning we woke up to a chef cooked breakfast served whenever we wanted to wake up. While we were enjoying a scenic view of the lagoon out of the oversized windows in the main living space of the house, the maid was attending to the upstairs sleeping and bathing areas. With fresh caught fish just a short golf course ride away at the nearby Marina, we had fresh playa style ceviche daily. The most fun part of our vacation was the quality time we spent with our family under the palapas in the back yard where the pool with slide, kiddie pool, and sauna with waterfall was. We are already planning our next family get away at The Princesa right now.
My family and I stayed at the Princesa for Spring Break, 2016! We were a party of 10. This home comfortably accommodated our party and gave us plenty of room to spread out and relax. What I enjoyed most about this home/vacation, different from others (we've traveled the globe), is that the moment we checked in, we also checked out- we did not have to worry about a thing! We had a FT chef who cooked delicious daily meals and a house keeper who ensured daily housecleaning and laundry services which was wonderful! This home is conveniently centered: close to white sandy beaches, Senotes, entertainment parks, shopping (Playa Del Carmen), marina's, restaurants and more...I cannot say enough about the special memories our family created and I highly recommend this home! I will say, because it is Mexico, things do break or need maintenance. However, our house keeper took care of those details and made sure they were serviced promptly.
With out a doubt, we will be back next year! Dont forget to rent a golf cart, kids and adult loved...so much to do and see...2 thumbs up!
The Doremus and Trickett party
Look, first things first. The house needs some loving. All minor in the overall scheme of things. Fountains don't work, and what not. If you need everything to be perfect, you either don't travel to Mexico much, or you have standards that aren't going to be met outside of a resort.
Having said that. The house is gorgeous. Huge, looks identical to the photos. It's a head turner, which can make you a little uncomfortable when people are staring from the bridge. But, really, who doesn't want to feel like a 1%'er from time to time?
The staff, holy cow. They are amazing. The chef was out of this world. They are genuinely nice people. I had to pay them to take a half a day off (we're like that) because we really wanted them to have some time off while we were there. Abner and Cheli made the trip. We miss them already.
The price cannot be beat for what you get. Flat out, straight up. If you don't like to walk a ton, rent a golf cart.
I would happily and eagerly book this house for our next trip... Hell, might even make an offer on it.
One quick thing about small children. One of the railings on the balcony is wide enough for a small child to fit through... We nearly had a catastrophe. But all is well. It is only one spot.
We had a wonderful week at this home. The owner was completely concerned with our comfort and called during the week, he even installed a new stove because we were having a catered dinner at the house. Their are four staff at the house and translation was difficult but we maybe had a few meals that surprised us but we went with the flow. There were 11 of us in the house and since some were grumpy in the am they could find a area in this huge house to wake up in peace. The property was clean and beautiful. The bedding and towels were washed every day and definitely were spotless. I did notice a choline smell in the master bedroom but it opens to the pool so that is to be expected. Each area of the house has its own air conditioner so we could adjust our own temps. Puerto Adventuras is centrally located to a lot of tourist areas and cabs are readily available. I would rent this place again, I loved it there. It is not a five star hotel, it's a home with the same quirks our own homes have, having said that I think it's awesome.
A short distance away are Chichen-Itza (Wonder of the World), Talum with Mayan ruins by the sea and its hidden celebrity beaches (Paraiso Beach), Island of Cozumel, Akumal and Xel-Ha one of the largest natural lagoons, attract travelers world wide are also nearby. Some of the best attractions are only minutes away: Playa Del Carmen, Xaret, Explor.
15 minutes away are Sam Club, Wall Mart and other large shopping stores. A must see is the beautiful Euro Style shopping and restaurants at 5th Ave Playa Del Carmen during the evening hours. This is a haven for Europeans and South Americans as are the hidden beaches along the coast south of Talum similiar to the Jungle Ride in Disneyland.
