Not perfect but amazing value for money and a lovely place to be

Prior to the holiday we had plenty of cooperation with Roel who arranged us staying in the villa, and on arrival we contacted and met Marco the villa manager who was very welcoming and friendly. We were early around (2pm) but the villa was ready for us, and Marco quickly came to show us around the villa and explain everything to us. For the price, it wasn't going to be perfect but Marco explained how everything worked - I.e the electricity could cut out but we were told how to fix this (but this never happened) and also the water could stop and Marco showed us how to restart the pump (very simple, just one button, only happened a couple of times). Also, once over the electricity limit the occupants have to pay for the remainder of what they use - given the need for air con this was a certainty so will be an added cost, but in a group of 17 this came to around €3 per person or something very small.

Apart from this, the villa was very big, very clean, and very well equipped. It had all the crockery and cutlery you could ask for, a dishwasher, washing machine, fridge freezers, the lot. The BBQ and outside table area were lovely and we spent a lot of time there, and the pool also was very very nice. The pool was cleaned in the week several times discretely.

The town itself is okay, the beach is good and there are a few nice cafes - I would recommend Shark Cafe. However, you're much better getting the 5 min tram to El Campello where there are lots of restaurants and bars, cafes and shops, and a stunning beach - the tram only costs €1.45 each way and in such a large group we found that the journey was so quick we often didn't have time to all buy tickets! The tram would carry on to Benidorm, or Alicante in the other direction, but we didn't venture so far.

All in all for what we paid, the holiday was incredible. The villa is amazing and well worth the odd reset of a water pump, and the travel links make the area a lovely one to stay in. Totally recommend.

Brilliant villa for a family holiday.

Just returned from a brilliant family holiday with 12 of us staying in this villa for a week.

Communication with the owner during the build up to our holiday was good, on arrival we were met by Marco the manager who was very friendly, welcoming and helpful he showed us around the villa and explained everything to us. As we had arrived early (11am) and check in was not until 4pm we were allowed to stay around the pool and garden area while the villa was cleaned which great as we had young children with us.

The pool, garden, bbq and outside dining space is amazing and was where we spent most of our time.

The villa is well equipped for large groups with plenty of crockery, cutlery, large fridge freezer and dishwasher etc.

The large carfour supermarket is a simple 20-25 min walk and you can arrange a taxi from the supermarket info desk to bring you back with your shopping which is what we done on 2 occasions.

The beach is beautiful and only a short 10-15 min stroll, there are a few small bars / cafes also on the beach front.

El Campello is the main town and and has lots of restaurants & bars on the sea front but is a good 35 - 40 min walk or you can take a 10 min tram journey.

The only minor negative thing and what stops me given this review 5 stars is that you need to be wary as not to go over you electric allocation we had the air con on most nights and went over by 50 euros and we also felt the inside of the villa is a little dated and could do with a lick of paint in places and lacks a little bit of TLC. Overall we had a brilliant holiday and really enjoyed staying here and is great value for what you pay and we would certainly return here and we would also recommend this villa to anyone wanting to stay in a large villa with a huge garden and pool in a quite area close to the beach.

Good value villa, lovely gardens and pool

We stayed in this villa for a week on a family holiday, 16 of us with ages ranging from 24 to 74. The gardens, pool and outside seating areas were lovely, the weather wasn't great for the time of year but we still had a good time and made good use of the space.

The property is advertised as 9 bedrooms, this is not accurate, there are 8 rooms, including the outside garden room, which had a strong 'drains' smell. Also two of the rooms are joined, you have to go through one to get to the other. We were expecting 9 double rooms and had to re-arrange the beds to sleep in the living room in order to make this work. The property was clean, although a bit battered, with missing/not working light bulbs and toilet seat, minor inconveniences really as to be expected in a large house in this price range. We spent most of our time in the kitchen and outside areas, the kitchen has an unusual layout, small for the size of the house, but we managed ok. Huge fridge was good, everything worked fine. Electrics only went off once, we were told this might happen and walked across the road to re-set it as we were told to do, worked perfectly afterwards. Take care with the electric meter use and factor in extra costs for this as the amount permitted for 'normal use' included in the price is very low. We did not use the air conditioning at all, or TV, we ate out a lot, used the dishwasher daily and washing machine twice and still managed to go over normal use by 20 euro, if it had been hotter goodness knows what this would have been! Manager was ok, I had no need to call him out. He permitted us to stay until 5pm at no extra cost on our last day as we had a later flight and there were no other guests booked in after us.

The villa is in a residential area, so really quiet, which was good for us. Local shops were non-existent and is it certainly further than 500m to the nearest shops and bars and beach. Some of our elderly relatives found this walk difficult so we used taxis a lot, again consider factoring this into your costs or hire a car. El Campello was our favourite place, a few good restaurants and bars to choose from. The tram is 10 mins away, we went into Alicante, a lovely day trip, and into Benidorm, not my cup of tea but accessible. I would recommend this property for a group of friends or family, with caution to my comments on actual bedrooms, electricity use and distance from shops and beach. We had a great holiday!

Great Family Villa

This villa is perfect for larger family gatherings. Three families shared this home in October and we had a great time. The outdoor area, including the pool, grounds and terrace, are lovely, well-maintained and perfect for entertaining, relaxing and eating. The home itself is large and very nice although more bedding for cool nights would be a bonus. It has a washer/dryer and dishwasher so that was great. The location is okay - only a few minutes by tram to beautiful El Campello with its lively boardwalk and amenities; and a few more minutes to Alicante for some big city activities. There are at least 5 nice restaurants about a 10 minute walk from the villa in San Juan. We enjoyed all of them. The local beach in San Juan is also very nice. The only drawback is the lack of a grocery store. The closest store we found was in El Campello and walking back with the bags is not convenient (uphill) so consider hiring a taxi on grocery day. Otherwise, the area is lovely and peaceful - a very nice part of Spain.

Great Holiday even better than we expected

We booked the Villa for a surprise birthday party week for my wife. I had read the other reviews and spoke to the manager about them, this was the end of the season so we expected the Villa to look a little tired. There were a few light bulbs not working but everything else was OK.

We were not disappointed with any part of the Villa or holiday. Roel's wife met us for the check in, and between our collective German, Spanish and English we understood most things. The cleaners had just finished and it all looked clean.

This Villa was very good value considering the price of other villas in the area.

The walk to the sea front, trams, bars and restaurants is 15 minutes, although there is a section that is quite steep for walking back.

There is a restaurant called La Vela on the front, this was the only one that would accommodate 13 of us without any notice and the food is great. Don't go out to eat before 8 pm as nowhere will be open. The Villa location is good you don't need to drive everywhere so you don't have to worry about drink driving. We went into Benidorm and Alicante on the Tram two or three times for days out. There are not many general shops in the area of the Villa so a trip to the city is required, if there are more than 10 people you get a discount on the tram from the ticket inspector not the machine

You will need a car if you want to stock up in the big supermarket 5 minutes away, beware this closes on Sundays. There was plenty of room in the 2 fridges for food and drink.There is a washing machine, dryer and dishwasher and there was a fan in every bedroom. We had enough plates and cutlery but had to use the dishwasher every day.

The weather was so good we only went indoors to sleep, we used the barbecue nearly everyday. The pool is very large its the biggest in any of the villas around, the pool guy came round twice in the week and cleaned the pool and the gardeners came in on the Friday to cut the grass etc,

The one problem we had is when the electric went off, we found the kettle was leaking and we think that's what caused it. Roel answered his phone straight away and explained where the trip switches were, we were all sorted within 15 minutes.

We have already asked for a price for next year and would recommend this Villa we had the most memorable holiday with our friends.

Beautiful villa but many problems

The gardens and pool are amazing and the villa itself is large. Totally let down by Roel who is an awful manager. Villa not properly cleaned, kitchen tiny for the size of the villa with a lack of equipment including plates, mugs, glasses and kitchenware. Fridge was not working and we lost our frozen food. Told Roel about several issues and he was rude.. told us we were the first people to complain in 2 years and he flatly refused to help us until we threatened to let HomeAway know. Told us not to use the aircon as it would fuse the electrics. The pool and garden manager Jason told us this was a lie and everyone who comes here complains. Pillows on beds were small scatter cushions and bedding was extremely old. 2 toilets were broken and when the plumber came (after 3 days) he couldn't fix them.... one had a marigold rubber glove in instead of a ballcock! First plumber refused to come as he said Roel never pays him. 7 sunbeds for 18 people. Roel said previous parties had broken them and he refuses to buy more. Pool pump broke and it took 2 days for the electrician to come out and fix it. No DVD player and music entertainment system was a cassette player from the 1990s! Wifi awful.... would only work from the main lounge. We had an amazing time as a family and tried to laugh about the many things which were wrong with the villa, comparing it to Fawlty Towers. Location okay but you need to get a cab to El Campello as it is about a 45 minute walk. The local beach is nice but no shops and only 2 bars which were not particularly great. El Campello is fabulous... few foreign tourists and some great restaurants which were very cheap. This is a one time only villa and we wouldn't go back purely because of Roel the manager. With a bit of TLC it would be amazing and fewer lies from Roel - we put the air con on and it was fine. Apparently Roel has to pay the electric bill rather than the owner and so he is trying to save himself money. Also in the 2 weeks we were there no one came to clean even the bathrooms or change the awful bedding. If you are going check absolutely everything before handing over the deposit... including flushing the toilets to make sure they work and don't continuously flow which is what 2 of the toilets were doing while we were there. Also check the kitchen equipment.... kettle leaked while we were there which worried us because of the electric. Roel shouldn't be allowed to manage this property or any other villa in our opinion.

Owner's Response: Dear Guest, Thanks for the review. There is always a possibility that things can be broken in a house. If there was a problem in the house we have reacted inmediatly to repair. The technical people came on the same day. How long a repair take, we had no influence. The defective fridge was replaced by another. The repair has been done within 48 hours. By equipping the kitchen is to say, this is the kitchen fully equipped (microwave, dishwasher, toaster, kettle, stove, oven, dishes for 18 people .... ect.) The pillows match the european standard. The villa is offered without airconditiong. There are two air-conditioning in the villa and they are not working properly, when you switched it on there will be leaking condens what comes in contact with the electricity cables and the result is an electricity break down. We have given them ventilators to keep it cool. On arrival we have pointed out these problems. However they have used the air conditioning without our knowledge. That has caused on the outer wall below the air-conditioning system humid. We have done everything to them to make the stay as comfortable as possible. For the inconvenience which they had we apologize. Point out, however, that it is impossible to know in advance if things will not work. We have returned them the whole deposit early in the morning when they left as we trusted them there was nothing broken, when they left the villa we found out that they have smoked in the house (was forbidden and was described in the house rules) there were cigarettes in the plants. A lot of bedlinnen had burning cigarettes spots, Beer cans around the pool and BBQ area, a lot of carbage was still in the villa. They send us 2 days before they leave following email: ‘”Could you give us a quick ring .... we have tried calling you but we could not get through. Everything is great here and we have had a brilliant time.” Posted 08/06/14 14:46 time We remain with best regards
