The Tudor supplies free firewood for the fireplace and the beach bonfires. There are also a couple of nice delis for a short walk to get ice cream cones, a fine restaurant called Cafe Rio and a small corner grocery store. One advantage of being this short distance to the ocean, it that your guests can be assured of a quiet nights sleep, vs listening to the crash of the waves all night long.

About Judith or Buck Hoelscher
We had been looking for a family reunion home and just fell in love with this great Tudor style English Manor. It has been the place for many anniversary and 80th birthday parties for lots of great guests. Come celebrate your special occassion with your family and friends. More of our friends have vacation homes in the area can accommodate additional guests all within easy walk to the Rio Del Mar beach.
Judith or Buck Hoelscher purchased this House in 2004
Why Judith or Buck Hoelscher chose Aptos
Being that the Manor was just a short and level 3-4 minute stroll to the 7-mile sandy beach was one of the main attractions of this home. The fact that there were no other homes that could handle up to 14 guests was another major factor.
What makes this House unique
One of the largest homes near the large sandy Rio del Mar beach and the Seacliff Beach State Park with its famous wharf out to a cement ship called the Palo Alto.

Perfect for our family of 14
The Rose Tutor Manor was a fun gathering place for our family.... ages 72 to 12. Lots of room to eat inside or out. It was clean and had lots of fun little places to hang out. We loved playing croquet on the front lawn and its proximity to the beach. The Spa was a big hit also.
Great House with amazing space to entertain a large group
This house was like an interesting maze to explore. There is plenty of room to break away from a group for personal time and amazing group areas to hang out and have a great time.
Everyone that went really loved staying there.
Hi Ryan, It was a pleasure to have you and your group at our Tudor Rose Manor and we thank you for leaving it in such good condition. When you or any of your group can return, they will be rewarded with a 5% return guest discount. Thank you again. Judith & Buck, Owners
Images are deceiving
We organized a professional meeting here - and the owner was aware of that. When we arrived there was popcorn on the floor, a half eaten bucket of it, hair on the pillows and sheets, excrement in the toilet and a significant amount of mold. The colleagues had come from out of the country and for a two day meeting there was no way to move elsewhere and get our work done. When I informed the owner she said that her regular cleaner had not been available and she had no idea the house would be in that state - I said I understood - but could we please at least have our cleaning fee refunded since it wasn't clean when we got there (and we certainly left it cleaner than we found it) - and she never wrote back...I sent a follow up email and again no answer...
This guest forgot to mention that we had a cleaning crew within 1/2 hr of being notified that there were some issues and everything was cleaned to their satisfaction. They also didn't mention that their group was so loud that the police were called to get them to respect the neighbors right to sleep. My regular housekeepers do an excellent job, and we have received many positive reviews that prove this was an unfortunate instant that has never been repeated. This review is just a petty way to get a discount for a group that we would not accept for another stay.
Wonderful for extended family
The interesting layout in this large house worked well for us with the upstairs divided into thirds for 3 families with children (ages 3 - 20) & 2 couples downstairs. Wonderful eating areas inside & out. The kitchen is incredibly well stocked. Enjoyed both the front & back yards & the walk of 4-5 short blocks to the beach. Love Rio Del Mar beach with Aptos Creek as a safe place for the kids to play. Appreciated the wagon provided to take supplies to the beach.
Great location, large, dated
Overall we had a great stay. The Tudor Rose Manor is dated and a bit cluttered but has a large kitchen eating area, lots of rooms and beds, and is in a great location. We enjoyed the front "lawn" (tho were not able to sink the crochet into the turf lawn), we barbecued (it was left very dirty so we had to clean it before our use) and we spent a lot of time playing cards in the large eating area. The house is dated and we had some plumbing issues because of that. The owner responded quickly and a plumber came and fixed the issues. The rental price led us to believe it would be in a better shape. It got the job done and we had a great family reunion.
We are glad you had a great reunion. We had left a note on the croquet set that the wickets are to be set up so they stand in pairs as the tops are attached, so they do not have to pierce the astroturf. Other guests have found this easy to do and have enjoyed the game. We have 3 BBQ, 2-gas and one charcoal, so we apologize if one was accidentally not left ready for use, but the other two were. Owners, Judith & Buck
Ideal location, professional owners, thoughtfully designed
Worked perfectly for 18 high school senior girls and two chaperones. There is a neighborhood wide 10 PM curfew, so no loud outside parties, but for a school trip that is perfect! I'm fairly certain one of the neighbors is closely monitoring this as we observed her taking photos of our vans as we arrived, presumably so she could report us should we get out of line ;). Great beach for playing in waves without a crowd is 3 blocks away. They do a pretty good job advertising the property, so I'll leave it there, but there are many other advantages to the property. Yard and house rooms are smaller than the pictures would lead you to conclude if you're not familiar with photography, but everything is so well laid out that 20+ would be no problem logistically (although due to Santa Cruz county laws you can't put more than 22 in the house).
The owners were very communicative and professional. As I was leading a large group, I did check to confirm far more than I would have for a personal trip, and they were always prompt, helpful, and thorough in their responses. They know what they are doing and obviously have been doing it for a long time.
This home is all about family & friends reunions. Everyone will enjoy the short and level walk 3+ minute walk to a 7-mi long sandy beach and an adjoining state park (Seacliff). The new SwimSpa that can hold up to 12 guests at one time is proving to be a real bit of fun as reported in our Guest Log. This beach area also has a deli with ice cream cones, gourmet coffee and daily fresh BBQ chicken & tri-tips. There is also a wonderful seafood restaurant, the Cafe Rio, in the same area near the beach. The Village of Capitola with over a dozen restaurants, unique shops, sandy beach, festivals and art shows is a nearby delight. Don't miss the Monterey Bay Aquarium, Big Basin State Park (1st Calif. St Park) the Santa Cruz Beach Boardwalk and Wharf with the best wooden roller coaster still surviving on the West Coast. Enjoy the Free Friday night concerts with many famous band play 2-times on every Friday during Summer. The fun Mystery Spot, berry picking farms, many farmer's markets with the best fresh produce tastings available are just some of the great things to do besides the beaches. Don't miss the new River Walk along the San Lorenzo river. Other Activities: Steam Locomotive Tours of Redwoods & Santa Cruz. Wilder Ranch, Seymour Discovery Museum and small Aquarium, State of the art Skateboard Park, 1 of only 5 BMX Bike Parks in US. Golf: The Public Seascape Golf Course is less than 1 mile away and there are the many famous more courses in nearby Santa Cruz, Pacific Grove, Camel and Monterey both reasonable and others that are very exclusive.
