ABQ Vacation Homes are 'true' vacation homes!: We started renting vacation homes for our own use 16 years ago while on vacation in California. We were hooked the first day we arrived. It is so relaxing to go to the store and get your own food, wine/beer and come back and cook with our friends/family rather than waiting in a hotel room and then driving to go sit down and wait again at a restaurant. For the family price of one good meal at a decent restaurant you can buy groceries and beverages for a week and enjoy your company much more in a private setting. Afterwards you can relax in a hot tub and enjoy your glass of wine and laugh with your friends. Once you book a 'true' vacation rental you will never want to stay in a hotel again. What I mean by 'true' is a house that is set up for vacationers. A big kitchen that is well appointed, comfortable bedroom settings, multiple showers, quality linens, games and activities on site, a good movie room, outside activities, a cozy fireplace, outdoor furniture and the best host in the business!
Hot Tubs and Pools and Games OH MY!: After a day of exploring the Ice Caves in El Malpais or climbing the old wooden ladders up to the cliff dwelling homes in Bandelier or flying around the city in a hot air balloon your body needs comfort and relaxation! Be sure to bring your swim clothes and relax in a soothing hot tub to work out those kinks and strains. Sure you can use a hot tub at local hotel but do you really want to share it with all those strangers? If you get too warm jump into the refreshing swimming pool and swim a few laps to burn off that dessert you just couldn't pass up or lay on the lounger and get a little tan. Why settle for anything less? Sure there are homes that are newer or less expensive but will they create the perfect vacation memories for your group? Our homes are 'true' vacation homes which are ready for your group to drop their luggage and start having fun!
Location, Location, Location!: The Game Room house, located in Siesta Hills, is close to Kirtland Airforce Base, Sandia Labs, NM EXPO (state fairgrounds) and just up the street from the airport. Quick access to both freeways makes for a great location!
What is “base fee”?
A couple years ago we booked a vacation home in Florida with a nightly rate advertised. The rate fluctuated depending on # of nights and was somewhat confusing. I agreed to the $1450 paid the deposit amount and believed all was well. Several months later I get the rental payment request and the amount was now $1846.52. It showed the $1450 rental, a cleaning fee, a supply fee, two sets of taxes and a management fee. I was not happy and when I questioned it… enough at the bottom of the site it did state that there were additional fees. The whole thing just put a bad taste in my mouth and I swore I would never do that to any of my Guests. So I came up with the “all inclusive” system which is good for one night or one hundred nights. The fact is we have a large financial pay out to get a large house with large numbers of beds ready, a large yard ready, swimming pools/hot tubs/BBQ’s etc ready plus fully furnishing a large house and stocking expendable supplies in a vacation home prior to Guests arriving. This is the “base fee”. So if your group wants one night it is base fee + 1 night rental = total….period. That would make for a higher nightly rate than say for 7 nights. Most places, and we use to be the same, have a four or five night minimum and a floating scale depending on number of nights but our new system allows you to pick exactly how many nights on any night of the week and know exactly how much the rental will cost with NO hidden fees ever. Hope this explains “base fee” and maybe someday the Vacation Home Site Developers will listen to me and put something in place to correctly be able to advertise the rates. I do have the instant quote on my websites and I would encourage you to always use that for any house as it will show you the additional fees that the website doesn’t show in the nightly rate heading. Thanks and hope you have a great trip to Albuquerque! Jim

Jim Summers - Albuquerque purchased this house in 2006
We started renting vacation homes from other owners about 15 years ago in Bodega Bay, CA and have been hooked ever since. The amount of money we saved by cooking at the rental home and spending fun time with our family and friends was so much better than sitting in a hotel room waiting for the others to get ready and at the restaurant. I love cooking together, playing games and having drinks in the hot tub afterwards. Try it and I believe you will too! We started renting our former residence (The Pool House) and realized families and groups needed 'big' houses with on-site activities here in ABQ. I found the Game Room house which needed an extensive remodel and thought the location would be great for Albuquerque. $80,000 later it was done and being rented out. I was advised the only thing missing was a swimming pool. Well...May 1st 2010 we will open a large (13 x 21)above ground 'Splash Pool'. It is close to the airport, NM EXPO (state fairgrounds new name), Convention Center, Downtown, Nob Hill, both freeways, golf locations and much more. Boy were we right on the location and activities! Read our reviews and they will tell the truth.
The Game Room House is unique in that it can keep a large group entertained while in the house and still have plenty of room and quite areas too.
We just returned home from our long weekend at the Game Room House. I must say it was everything we wanted and more. My 9 year old grandson's first words: "Wow Grandma this is AWESOME, would you to buy this house for us?!" Plenty for kids and adults to do. We had a great time, the only regret I had was we were so busy we didn't get to enjoy the house as much as we wanted to. The house is very well-kept and very well-loved. It had everything we needed and then some. Jim, the owner, was so easy to work with and had so much patience with my many questions. My family had never stayed at a vacation home before. We have always stayed at hotels. After this experience, we will now stay only at vacation homes. I would definitely stay at this home again if we have the opportunity to return to Albuquerque. The house was plenty big for my family and very comfortable. Beautiful, quiet neighborhood.
Thanks again, Jim!
Just Returned home from our week long vacation at the Game room house and had a great stay. Everything you could need was already available in the house and we just replaced whatever we used up. Our kids(4&7) loved the pool and wanted to spend the day in it, we had to drag them out. They also loved playing the air hockey table and pool table. Kids just don't get bored at this house, big plus when you are trying to cook or pack or just trying to relax. The house was very big and comfortable, could easily hold 2-3 families. Great location in Albuquerque was a very safe neighborhood and close to all the major sights in Alburquerque. Jim was a pleasure to work with and was very friendly. We look forward to a return trip to Albuquerque.
Comfortably accommodated our party of 8 (4 adults, 2 teens, 2 small kids) plus one night where we had 4 additional adults). Convenient to the airport if you have someone arriving or departing. Quiet neighborhood. Back yard nice for morning or evening activities. Large dining area and kitchen. Served our purposes well.
Just wanted to thank you for a great stay while in Albuquerque. Your home
was easy access, kitchen totally equipped, and best of all the hot tub hot
on arrival! It really came in handy for soaking tired and sore muscles -
both our 7.0 and 8.0 teams won their sectional titles and will be going to
nationals in Chattanooga in March. It's always so great to have a home to
come back to rather than dealing with a hotel. Thanks again, we really
enjoyed our stay.
Our family came together from several different states during the Christmas holiday time. We finally decided on a house that we believed would suit our group of 12. After several conversations with the owner and reading all of these guest comments we went ahead and booked it. Can you tell I was skeptical? I have rented so called vacation rentals before and the pictures were not "worth a thousand words". When we arrived the kids busted throught the door like it was the first X-mas present to be opened and they were estatic with the gift inside. Just inside the door was a real pool table. By that I mean a heavy slate commercial table. Inside the game room was a full regulation size air hockey table, dart board, Texas-hold-em table with case of chips and cards, a full entertainment center with a large TV & Playstation II with a dozen games and a full cabinet of board games for all ages. It was a sunny day in December when they ran outside and flew open the cover to find a crystal clear, large, hot tub awaiting them. The kids played non-stop, ran in and out of the hot tub and on one day gathered up several of the park toys (frisbees and footballs)and walked over to the local park (about a block) for a fun day in the sun and cool air.
Now the adults were a different story! Once inside we went looking for what we needed to buy for the kitchen to be able to cook for 12 for a week and what a suprise we found. Pots, pans, 2 ovens, 5 burner stove, huge refrigerator, plenty of plates/bowls/glasses, Folgers coffee packs/creamor/sugar/Splenda waiting to be made, spices, oils, flour, two sinks and the kitchen was huge so several people could work in it at the same time. The living room is big and plenty of space and Jim (the owner) went & cut a live tree for us & provided decorations & lights. It smelled like an old fashion Christmas with a fresh tree, a ham and a turkey cooking at the same time. Since I booked the house and made all the arrangements I picked the master bedroom and I have to say I slept GREAT! That mattress was great and every bed in the house had quality high thread sheets. Nobody had a complaint about anything.
The only advise I can give is book early as we couldn't get the dates we wanted and do not shop at the local Wal-Mart! It is close but also serves some very interesting characters. Drive a little further and go to Whole Foods, better cliental and food.
To Jim - thank you for our best Christmas ever! We are planning next year already.
Jim was great to deal with and the accomodations were actually better than expected. There were nine well traveled golfers meeting from Illinois and California and everyone was impressed. The house was clean, spacious and had everything we needed and more. The beds were confortable and the master bedroom king was fantastic. The best I have ever slept away from home. Golf was never more than a half hour away. The hot tub was a welcomed respite following mountain golf each day. The Game room was the center of activity most evenings. Great neighborhood close to restaurants, entertainment, shopping...etc. The weather couldn't have been much better. Our favorite restaurants were Sadie's and the Range Cafe. We'll be back if Jim will have us.

"Yes" the rate includes rental, all taxes, all cleaning fees and all fees for supplies provided. In most cases except short term, our rates have decreased from the prior schedule.
Example - Daily rate x 4 nights + $750 base fee = total.
