Sunny 1850 Carriage House in the High Peaks of Catskill Park, with the beautiful sound of the Bushkill Creek flowing by. Clean, airy, peaceful, two bedrooms. New marble bathroom and AC. World class fly-fishing at nearby Esopus Creek and at creek on property. Far from the madding crowds and drumming that can occur in Woodstock, while 7 minutes to groceries, a farm stand, bakery, liquor store and cafes serving breakfast / lunch. 5-20 minutes to great restaurants.

Play in the creek, relax in the 2 hammocks near the water, have a fire in the fire pit right here on the property. The gorgeous Blue Hole, hiking on The Long Path and two other great trails and multiple tall waterfalls are a beautiful drive up our famously scenic road. The house is 1.5 miles from The Ashokan Reservoir Recreation Area, with walking paths to the water & a paved biking path with beautiful mountain views perfect for strolls or cycling with kids. Bald Eagles are frequently seen here.

There are two entirely separate houses on our 12 acres, with no other visible neighbors. The 1000sf of living space described here is the entire top floor. As the lower level is extra tall, the living space feels elevated to the tree tops, something we love! The lower level is unfinished carriage house space, not used in any way during guest stays. The house is entirely yours while visiting.

Expect a warm welcome upon or soon after arrival. After that, to preserve your privacy, you're on your own, unless you want to chat or would like recommendations, in which case we're happy to help. We are always available for questions, concerns and suggestions.

We offer a discount to two guests using one bedroom.

25 minutes to Woodstock, 15 minutes to Phoenicia and 25 minutes to High Falls and Stone Ridge. 35 minutes to Hunter and 30 to Belleayre skiing.

About Lisa

Lisa is a professional artist from NYC who came to visit and fell in love with the country life. Kevin is retired from a long, full career as an emergency first responder. Together they have a sawmill business in the area, creating raw edge wood from local trees. They also have a habit of rescuing draft and Morgan horses, who they hope will soon live on the property.

Why Lisa chose Catskills

After looking at 40 upstate NY houses, I knew this was the one before I even got out of the brokers car. It's a special property: surrounded by green, with the constant sound of the creek, wildlife and bird song, privacy, lots of old stone work. It's a very peaceful place.

The carriage house was beautifully appointed, immaculate and quiet, and the owner has a nice sense of design. It made an ideal base for spending time in Phoenicia and Woodstock and attending a wedding at Ashokan Dreams. We felt as if we lucked out compared to some of the lodging the wedding party had booked nearby along Rt 28. Highly recommended!

Gorgeous Escape From the City!

My boyfriend and I enjoyed an incredibly relaxing weekend at Lisa’s beautiful carriage house. It was a much needed getaway and everything was in place to help us make the most of our downtime. (There was even a selection of books, dvds and games!)

The carriage house is decorated with a simple yet clearly artist eye, and we loved each of the wooden details and the very comfy seating throughout the house. The kitchen was stocked with all of the basics we needed to make our meals, and the fire pit in the front yard was a special treat to grill corn from the farmer’s market. Lisa left clear instructions and information in a folder on the dining room table and I was never left with questions. We will definitely be back to visit in the winter so we can take advantage of the wood burning stove in the living room! What a great find!

Very relaxing, feels like home

My husband and I needed a getaway to relax. The carriage house was perfect. Lisa and Kevin live next door which is great if you need anything. If not, you would not even know they were there. The house is so quaint, with great decor. I wanted to live in the second I walked in the place. There is a fire pot with adk chairs around it that we cooked dinner on both nights. Across the street (which would at first seem busy but is not) is a beautiful stream with a small swimming hole. We sat there and relaxed one afternoon. Lisa leaves a list of hiking, biking, and dining areas which are all very close by. Overall, we had a fantastic stay and hope to return either just us or with another couple. Both Lisa and Kevin were very sweet. Perfect stay!

A lovely getaway in the Catskills

Lisa was a fantastic host. My wife, baby, and parents had a lovely weekend in the carriage house. It's simple, well designed, and thoughtfully furnished. I would warn taller guests that the ceilings are quite low, but it wasn't an issue for us at all. It's a lovely area, full of hiking, swimming, and shopping opportunities. Overall, a great place to unplug and reconnect with loved ones.

Beautiful house with a lot of charm and the best reading material - old school National Geographic! The only sound you can hear at night is the water from the river, nice and peaceful. Lisa was a great host!

Beatiful wonderland and historical dairy farm

This is an amazing carriage house in what was once a historic dairy barn. Loving history, I loved the place and the whole feel of an 1870s farm. I could imagine wagons coming down the road collecting milk. The place is also isolated but close enough to restaurants, hiking and nature surrounds you. I highly recommend this place. it was also amazing to find out the owner a woman, built this beautiful bathroom all by herself. Lisa and Kevin could not have been better hosts!
