Lovely Villa with great gardens
This villa is lovely, set in a quiet area with a large amount of outside space.
My one issue is that the description of the accommodation is a little misleading. It does have 6 bedrooms and 5 bathrooms if you count the bathroom in the pool house. There really needs to be a floor plan or a better written description on where the bedrooms/bathrooms are as we thought we had 5 bedrooms and that just the 6th bedroom was in the basement apartment that would be locked for our stay. In the main part of the villa there is one master suite with en-suite and then 3 double bedrooms sharing one other large bathroom. On arrival we had just 4 bedrooms allocated which was not what we needed for our party. However the villa owner quickly sorted this out for us so there was no major problem but I really do think there need to be more information on the layout.
Apart from this the Villa is well appointed and comfortable and Andrea is very helpful and happy to give tips on restaurants etc.
The kitchen is well equipped ( although an electric kettle and a toaster would have been nice) and has plenty of utensils for cooking for large groups.
On arrival it was spotlessly clean and if your stay over a week you are offered a change of linen which is nice.
Overall I would recommend this villa as we had a great holiday there but if you are a party of couples/friends just specify the number of bedrooms you require to avoid the issue we had.

At the same time we are sorry for the misunderstanding, but since you signed a form where it was written that only the main level was available (due to the reduced price) we were sure anything was fine.
Anyway, for the future we will never have the same issue as the property will have one price and the property will be all available.

Stunning villa on a grand scale. Everything you could want for a perfect family holiday!
Villa Occhipinti is a stunning property on a grand scale. Photos don't do the villa justice as it's even better in real life. All the space we needed and some, even for our 2 families. Wonderful grounds and pool. Emilio was a great host who made us feel very welcome indeed and told us plenty about the area. The local restaurant at the end of the road serves traditional Siciian fare and is a real treat for those with a big appetite! Modica town and marina are worth a visit to name but a few. Altogether a wonderful place which comes highly recommended!!! Thanks!!

Hands down the best villa we have stayed in. It is so much bigger than we expected. There were 10 of us and if we wanted to find someone, we actually had to hunt for them because the place was so big! Completely separate living area and bedrooms downstairs which is a bonus when there are two families. Just lots of great spaces indoors and outdoors. The kitchen was supplied with all the appliances we needed. You could probably eat in a different part of the villa every night if you wanted to! 3 dining areas throughout the villa and lots of areas to eat outside. The BBQ was fabulous. The outdoor space was enormous and very pretty. There is a lemon tree which was great for the gin and tonics! The pool is brilliant. It is much bigger than we expected. It has a dining area next to it. Ample sun loungers. The pool house is great too - fridge and freezer and another living area together with a shower and toilet. It is great if you plan to set yourself up by the pool for the day. If you want to go exploring however, there is so much to see. 10 minutes away is the old town of modica which is very pretty and boasts some lovely restaurants. Syracuse is approx an hour away and well worth the visit. Noto is under an hour away and is a very pretty place. Also recommend Ragusa. If you like wine tasting, there are plenty of places to go. Andrea, the owner, is extremely friendly and helpful and will recommend places to go and he is more than happy to book restaurants for you. A really nice person. All in all, I cannot recommend this villa and the area enough!
Fantastic villa with large pool
This villa is huge but the pool house is the real winner. We spent every day down there and as it has its own kitchen we just filled the fridge with food and drink and spent every day down there. Then we spent the evenings in Corsa Umberto in Modica which is part of the old town with many restaurants.
The grounds are a lovely place to spend a holiday and although the house has 6 double bedrooms we rented it even though there were just 5 of us as it is so stunning.
Very clean, homely yet modern
A wonderful, large villa with loads of features. Villa split over 2 floors, which can be used individually or together. All modern features throughout. The real winner was the poolhouse. It has a separate kitchen and living area, as well as modern shower and toilet. Indoor/outdoor eating just outside the kitchen. We de-camped to the poolhouse for very relaxing days. Andrea met us on arrival and couldn't have been more helpful throughout our stay - even booked us into a local restaurant when we got there. Great location for exploring Sicily - would definitely book again.
On first arrival we met Andrea who gave us a full tour of the Villa and showed us how everything worked. We felt very welcomed and this allowed us to quickly settle into our holiday.
Andrea was also kind enough to provide Prosecco on arrival as it was my partners birthday. (thanks again!)
