Our very active group of 11 – long-time friends in their 60s and 70s, a mix of Canadian and American – enjoyed four splendid days at Holyrood Farmhouse, this second week of August. The unanimous view: this well-appointed and ancient home (ancient by New World standards, perhaps not by Scottish!) is a wonderful base from which to experience the city of Edinburgh, Old Town, New Town and the countless Fringe Festival events.
The location couldn’t be better with Arthur’s Seat and surrounding parkland literally across the street, the Royal Family’s Edinburgh residence at Holyroodhouse just a few hundred yards away. Betty Windsor wasn’t there that week but we would not have been able to fit the monarch into our schedule as it was, so busy were we site-seeing, hiking, moseying, catching comedy, dance, music and all the rest that the City and the Fringe have to offer. Indeed, this house and its neighbourhood was a refuge from the massive Edinburgh crowds that seemed most everywhere during our stay.
The excellently equipped kitchen had all we needed and served as a chatty, start-the-day meeting place every morning; the dining room with its abundant tableware accommodated us beautifully for the large dinners we enjoyed around its long table; the solarium with its plump, ripe grapes dangling above the 15 foot table made us feel like we were breakfasting in Tuscany.
Though the house is some 300 years old (circa 1711), it’s in remarkably good shape: every room appeared recently painted; the modern appliances all in good working order; the lawns and gardens lush and bountiful with blooms. The seven bedrooms are all commodious and nicely furnished, each with its own personality and garden view, some of the impressive Arthur’s Seat, itself. The three full bathrooms met our needs even with all the coming and going, and multiple showers that were enjoyed daily. The large sitting room with its warming woodstove served as the perfect venue for cosy evenings of stimulating conversation, wee drams, laughter and singing. One of our group went out and rented a guitar for the evening; the impressive high-walled perimeter of Holyrood Farmhouse ensured privacy and kept the music and abundant hilarity to ourselves.
The art in the house was a delightful surprise, much of it the creation of the proprietress, Katinka, who was also always available online for helpful advice and direction. We'll be back.

Lovely big comfortable house
A very comfortable huge house, with big rooms ( apart from the kitchen). It's not super smart, so we could completely relax and not feel worried. It's also very well equipped with loads of plates and cups etc, lots of different cooking utensils. The kitchen has a large gas range cooker ( not electric as some of the details say) and although it's a small kitchen we cooked a celebration lunch for 19 people, which we ate in the amazing conservatory with its ancient vines. Hard to believe you could have grapes growing in Scotland! The situation is ideal, just 2 mins walk away from Holyrood park, and 15 mins or so from the city centre. Some people in our party climbed Arthur's Seat before breakfast....
There is a railway line running at the back of the garden, in a cutting, so there is some train noise, but its not a bother and we quickly tuned it out. The owner Katinka was extremely helpful and responsive to any queries we had. I would highly recommend this house for anyone with a large group.

The Holyrood House was the perfect resting place for my group of 12 pilgrims from Indiana. We had traveled from Iona to Edinburgh for a 3 night stay. The house was very clean and the location was minutes away from everything. The owner couldn’t have been nicer and always responded to my numerous questions quickly. I highly recommend this house.
The home is perfectly located for a quiet getaway and yet still within walking distance of the Royal Mile, Old Town, and New Town. This venue exceeded every expectation while being the base for 13 of my family and friends.
