Our very luxurious complex is in Playa del Carmen which is just south of Cancun and it's international airport. Locally called 'Playa', this is a small city along the best beaches in the Caribbean and the world.

Named "VIA 38", it has an especially large common area with semi-Olympic pool, hot tubs, gazebos, gym, our own private parking spot in our underground parking, and manned, 24 hour security. Our unit, A-13, is on the second floor, with it's own private elevator that opens directly into the condo. Large at 1150 square feet (125 square meters), it has two bedrooms, each with large private bath, large closets, and balcony. A third half bath is close to spacious living and dining area. Our condo has marble floors and granite counter tops throughout. Full kitchen with all appliances, including gas stove and oven, large refrigerator, microwave, everything a kitchen needs, private laundry room with full sized washer and dryer - not the little stack units found in most condos - and all else you'd find in a home. Next to kitchen is a granite bar, then the living and dining areas which look out thru a full condo-width glass wall with wide sliding doors and curtains, then past the extra large front balcony down to the pool area below. Lots of light! Room independent conditioning, private wifi, 3 flat screen LCD TVs with cable, beach chairs, extra large beach and pool towels, and more. Our host agency can arrange anything: tours, car rental, diving and snorkeling, chef prepared meals in condo, nurse, more. A one minute walk to the beach. We are in the quiet end of town, on famous 5th Avenue pedestrian mall. Stroll down the pedestrian mall to city center, by shops, restaurants, and coffee houses.

Unlike so many travel destinations, Playa does not feel 'touristy'. It is also a real Mexican town so you can spend time with the friendly local folks, go to their stores, restaurants, etc. A height limit of three stories eliminates towering hotels as in Cancun. Yet Playa is much nicer: very international, it has everything from luxury shopping to local handicrafts, restaurants of every cuisine from fine seafood to French, Italian, Japanese, Argentinian steak houses and more, to sandwiches, vegetarian, inexpensive local fare, and still more. Explore nearby Mayan ruins, (Tulum, Citchen Itza, Xcaret, or, others equally as large, but lesser known - and less crowded), Xian Kaan Biosphere Reserve, Palancar Reef (second largest in world), Cozumel Island. Diving, snorkeling, swimming in warm tropical water, complete relaxation on white sand beaches. Nap in shade by the pool. Have a local chilled cocktail. For a few days, or a month, A-13 in Via 38 is time very well spent.

About The Owner

Bruce & Sharon live in Denver, Colorado, have travelled extensively and finally found a place they like enough to have second home roots.

Why The Owner chose Playa del Carmen

Bruce first went to Playa in 1980 when Playa was a sleepy fishing town with sand streets, no electricity, no banks, no hotels, only a few palapas for accommodation, a population of a few hundred. At the time I never dreamed that I'd have a condo there or that Playa would become so much bigger and have so much going on/to do.

What makes this condo unique

Not a big city feel in Playa, yet it has just about any activity, accommodation or cuisine you could possibly think of. It is a real Mexican town with all the local activities, stores, food and such then the touristy area nearer to the beach with everything imaginable. It is so nice, has so much to do that there is a sizeable expat community of folks from North America, Europe and elsewhere too, that have chosen Playa as either a part year or all year residence.

Dear Bruce,

Linda and I had a wonderful time in Playa in August. The apartment A13 was lovely, furnished in good taste

and we found everything in Via 38 very pleasant. Playa is a gastronomic paradise...and we wined and dined in a state

of euphoria.

Friends of ours, the Salcedos opened a Mexican restaurant called "Don P.P.". on 40th. near 12th St. and the food was

superb, the atmosphere excellent.

The feather in the hat though was your lovely condo. We can't wait to return there. It

was just perfect, as were the facilities in Via38 and especially the warmth and caring of the staff. Special kudos to Rocio,

in the administration office who was just wonderful...helped us out of a sticky situation where I packed everything I needed

for Playa, EXCEPT a charger cord for my MacBookPro. It was impossible to obtain one there, but Rocio managed to help

us out, where Manuel, the owner of Piola restaurant lent us his charger whenever the laptop needed charging.

Can't say enough about our short stay other than your condo was absolutely perfect.

Property was even nicer than pictured!

Had a lovely relaxing holiday basking by the pool, soaking in the hot tubs and eating cuisine from all over the world. Restaurants abound in Playa and there are two fantastic ones very close to the he condo. The kitchen was so handy for morning breakfast which we had overlooking the quiet and serene grounds from the front balcony. Cocktails were enjoyed on the back balconies, watching the sunset and strollers on 5th.

Beautiful condo and surrounding area is very accessible to everything.

As soon as we walked into the condo I felt so relaxed, love the eclectic decor. Went with a friend and we both have stressful jobs and boy did we pick the right place. The beds are so comfy. We liked the kitchen so much we cooked a few meals in. We spent a lot of time at the beach and in the pool. It's so nice that you can walk everywhere unless you want to take a trip outside of Playa. Playa was fun, many restaurants and shops. I think this would be perfect for couples, friends who want a getaway and families. I cannot think of one complaint! Oh, just one, we had to return home! We will definitely be back. Thank you so very much for the lovely stay.

Wonderfully relaxing vacation

We stayed at Bruce and Sharon's condo this summer and had a ball!

The condo was just as it was pictured but even more inviting when we saw the location and amenities that were available inside the complex. The 3 queen beds were extremely comfortable, the kitchen was stocked with all the necessary appliances and dishes, there were beach chairs, a cooler, an umbrella, everything you could want for a quick stroll to the beautiful beach.

There is a huge pool for swimming lengths which my wife enjoyed. Also there were plenty of lounge chairs and tables around the pool.There was also an up to date gym for early morning workouts which I took advantage of. There is a safe in the condo which we didn't use as the condo is completely contained with an underground parking structure entering right into the complex. There are security guards 24/7 at both entrances.

The location was primo with many restaurants within walking distance. We did not have a car and didn't need one until the day we decided to go to pyramids. The management staff was so helpful in helping us book a car and advise us which ruins we should go see.

Can't say enough wonderful things, everything was perfect and Bruce was a phone call away and very attentive in answering our many questions before our trip! Thanks again and we will definitely be back next year!

Colorado Christmas

The condo itself was physically nice however the location is not conducive to a relaxing vacation unless you want to stay out drinking all night. The condo bedrooms are directly above a bar that plays music until at least 11:15 every night. The noise makes it very difficult for families that have young kids with bedtimes earlier than 11 pm. It is also located at the less affluent end of Calle 5. Bruce is very nice and helpful on email providing information about playa however most of his information about playa seems to be outdated by several decades. The beach that the condo is near is not very nice. We found much better beaches closer to tulum as well as swimming at Cenote azul. He advised us to rent a car when we got there however due to high season car rentals were $100 without insurance and we ended up relying on collective buses which were great but limiting. The wifi doesn't work well in the condo. The travel property managers that arrange a cleaning were very poor communicators. They had the cleaners come on the wrong day. Supposedly they are also travel agents but they never got back to us about tours. And despite the fact we were on vacation expected us to be in the condo to answer their calls which made no real sense. There are only 4 beach towels in the condo which means you have to wash towels every day and the washer/dryer has a note saying only 3 towels can be dryed at a time. There is no vegetable peeler or blender in the condo. The condo pool hours are supposed to be until 10 Pm but they shut down the pool area at 9. The gym is locked until 7 am which makes an early workout difficult and the tv doesn't work. The couch in the sitting area is uncomfortable. FYI you have to pay for your own electricity during your stay which isn't a big deal but just be aware. The condo is near a lot of bars and restaurants if you like that. But playa is definitely very city like. We found tulum and Cozumel to be a lot more mellow. We met people who stayed in Puerto aventura who were right on the beach and said it was great. Luckily we met a family on one of the collectivos that gave us good advice on which beaches and places to go. But the vacation was very disappointing and far from the quiet relaxing vacation we were hoping for. We felt like the condo was misrepresented. It would be great for people wanting to party all night, but not for a family.

Owner's Response: Our condo is located in the north end of Playa, which is the quieter, upscale end of 5th Avenue. However during Christmas holidays there are many more folks as would be expected, thus 5th Ave. tends to be much more active and lively than normal. The north end is full of newer restaurants, art galleries, shops and smaller condo complexes. Thus there is a neighborhood feel to the north end. Some of the cleanest and finest sand beaches can be found just one minute out the condo's door. You can walk for miles, especially in the early morning and see very few people. We always suggest renting a car for the convenience, preferably before you get to Playa as prices can be much more competitive. When high season is in full swing renting a car upon arrival tends to be much more expensive. We have been extremely pleased with our management company through the years and have found them to be, over time, very helpful in suggesting and planning activities during our guest's visit. The wifi has always worked very well as does everything else in the condo. If there is a problem of any sort the management company can be contacted to quickly remedy any problems. The condo is fully stocked, including 8 beach towels, plus there is also an umbrella, beach chairs and coolers for our guests. Please visit us, you'll be pleased! Bruce and Sharon

A topflight condo

We have stayed at this condo more than once because it is very comfortable and in a great location in Playa. The north end is the newest area in the city and convenient to many businesses as well as tourist destinations. Restaurants and shopping are extremely accessible. The beach is visible from the front of the condo building- so easy to walk to.

The pool at Via 38 is one of the most usable in Playa. It is large and extremely well maintained, as are all of the grounds.

The staff at Via 38 is friendly and helpful.

This condo is well maintained and attractive. The bedrooms are large. The kitchen is furnished with all the basics and having a washer and dryer is indispensable.

We are senior travelers and fully appreciated the condo's appointments and location.

Perfect Family Vacation

Our family vacation to this spot was perfect. This was our first international excursion with all the expected anxieties when traveling with children but they all melted away stepping over the threshold. The condo is soothing and comfortable. We enjoyed the building, grounds and personnel. The owners are a joy to communicate with. The rental manager assisted us with snorkeling and Chichen Itza tours at very competitive rates, surprising! She even helped us find an extra night at another site when our return flight was cancelled. Just so helpful and professional. I will only briefly mention how nice the location is - beach, restaurants, shopping all very walkable even barefooted. I unreservedly recommend this condo for your vacation.

We have a private management company there in Playa that is always available with a phone call or email. They will not bother or contact you but are there if ever you have questions of any sort, need assistance, have problems or emergencies, etc. It's a very good thing to have in that you are never alone in a new place, always someone there. They can hep with many things including, if you like, with tour arranging, car rental, provide extra maid service, bonded baby sitting, a chef, doctor if need be, transportation, etc. Some of these things are also available on the internet or at the many travel agencies in the area. Our agency is an all-in-one source and therefore more convenient, again, if you like. Also, our condo complex has a staffed office (this is unrelated to our rep agency). They are in a room at pool level and can provide help with problems in the condo or anywhere in the complex. The manager's name is Rocio (row-see-o) and she's a gem.
