5 bedroom and 5 bathroom villa with spectacular views of the rolling hills

Beautiful country house set in unspoilt countryside surrounded by wonderful views of the surrounding area. It has been restored to a high standard with very good quality furniture and fittings and fitted with wifi throughout. The kitchen is large and very well equipped, the bedrooms are spacious and designed for utmost comfort in mind and the bathrooms are large and have good showers and baths. The main house has 3 bedrooms on the first floor, one on suite double bedroom with a bathroom with bath and shower; another double and a room with 2 bunk beds, ideal for children. There is a bathroom on the first floor with a bath and shower and one bathroom on the ground floor with a large shower. On the groundfloor there is the kitchen and large dining room and cosy lounge with tv and dvd player and a series of dvds to choose from.

In the outbuilding there is an extra 2 ensuite bedrooms each with their own separate access onto a patio with a seating area.

The house is accessed by private gates guaranteeing that you have total privacy and the patio and pool area is fitted with lighting and a lovely marble table for alfresco dining. There is an external BBQ area with sink and a gazebo with sails with seating and a games area with football table and table tennis. The swimming pool is 12 x 5 meters with a shallow and deep end (2.5 m) and it is fitted with a heating system allowing you to enjoy a nice swim during the sunny autumn and spring days.

About Daniela De Luca

This property was bought and restored by a couple who lived in Switzerland and fell in love with the region and the countryside and decided they wanted to spend more time here. It was restored 10 years ago and to a very good standard as it was not intended for rent but for their personal use. It is a house that has been lived in and has a lot of character and a lot of thought and effort has been put into making it a comfortable and welcoming home. The couple have 3 lovely children so there are lots of games and activities for children and adults like badminton net, foodball table, table tennis,lots of inflatables for the pool and table games, dvds etc. It's also a great party house, with lots of outdoor areas for eating and a great BBQ.

The house is managed by a local couple Daniela and Paolo (speak fluent English and Italian) who maintain the property in spotless condition. They will meet you on arrival and make sure you settle in nicely.

This property is great for so many reasons we know you will love it! It is peaceful, has wonderful views a great pool, only a 2 minute drive to its nearest town Petriolo where you can find restaurants, shops and bars.

superb family holiday

This was the first time for us in Le Marche and it certainly won't be the last. We stayed at Casa Olivo with our 3 kids and 4 friends and we absolutely loved it. The views are wonderful and the house has all comforts you need and lots of games and entertainment for the kids too. The bedrooms and bathrooms are all great sizes and with magnificent views. The kitchen is very well equipped and great for cooking lovely meals which we enjoyed on the terrace in the evening. In our opinion the pictures definitely don't do this place justice!

Le Marche is a glorious and unspoiled region of Italy, full of wonderful scenery, lovely beaches and a plethora of places of interest – from historical sites such as Loreto to the stunning caves of Frasassi, and Villa Prati offers a unique holiday villa experience in the heart of the Le Marche region. The fact that it is still a relatively unknown area in comparison to Tuscany and Umbria is a significant part of its charm, with few souvenir shops, less crowds and yet so much to see and do – and all in a relaxed and welcoming atmosphere.

Easily accessible with low cost flights to Ancona, Pescara, Perugia or Bologna, Le Marche’s wonderful geographical diversity has led to it being labelled as ‘The Whole of Italy in One Region’. From wine tasting to a beach day out, hiking in the mountains, sightseeing in the historical towns and villages or other sporting activities, Villa prati’s surrounding areas have so much to offer. The region has a rich and varied history, and is crammed with buildings of interest. Many of the small walled hill towns are well worth a visit, and if you love visiting old churches you will not be disappointed! With several churches dating back to the 11th century, and other more recent churches resplendent with stunning frescoes, there are many delights in store for you.

Le Marche has been rewarded in 2014 to have the best preserved historical villages in Italy. At just 3 km away from Casa Armando there is the Medieval picturesque village of Petriolo with cobbled streets and beautiful squares with Italian cafés and restaurants and local food shops and bakeries.

Jesi, Cingoli (‘The Balcony of the Marches’), Treia, Fabriano, San Severino Marche, Macerata, Osimo, Ascoli Piceno and the Catholic pilgrimage site of Loreto with its stunning cathedral are all within easy reach. If you love shopping, there are of course some wonderful shops for clothes and food, but more important to most visitors is the opportunity to visit the incredible designer outlets. Some are simply small rooms tacked onto one of the thousands of shoe and handbag manufacturers, and others are stunning purpose built stores. The Tod’s and Prada outlets, just 30 minutes away, are amongst the most famous in the area and, along with the Armani factory outlet, they really are a shopper’s paradise.Just 10 minutes away there is the stunning natural reserve “The Abbadia di Fiastra”, where it is possible to go horse riding or simply go for a walk or a run in the woods, strictly followed by a delicious cappuccino in the bar in front of the Monastery. Near the Abbadia there is also a small golf club; however if you are a golf enthusiast then you may prefer the renowned Conero Golf Club on the coast at Sirolo. The club boasts an 18-hole championship course and a 9-hole executive course.

The roads around the property lend themselves perfectly to cycling and the hills offer fantastic mountain biking opportunities.

For nature lovers the Sibillini mountains (at just 45 minutes away) offers skiing in the winter months or hiking, quad biking, canoeing and water rafting in the summer months; other sports include paragliding, hunting, fishing and climbing.

Whatever your preference, you will find something to interest you in the Le Marche region, and wherever you go, you can expect a warm welcome - although little English is spoken. Each year, the main town of the area – Macerata – hosts a celebrated opera festival towards the end of July and early August. The operas all take place within the magnificent outdoor Sferisterio opera house, and attract an international crowd. This year’s program includes Carmen, La Traviata and La Boheme.

If you have young children, there are plenty of places to visit. Whilst most are content to play in the pool at Casa Armando others might like to explore further afield. The water park Verde Azzurro near Cingoli (44 km) is packed with exciting water slides and pools, and the beaches along the Adriatic coast are very safe for swimming, with lovely surrounding countryside and some excellent beach side restaurants and games for children.

Or you might want to take the children to the caves of Frassasi, where they can see some of the most amazing stalagmites and stalactites.
