RECEPTIVE STRUCTURE. At the beginning of the 20th century, Podere Sant'Eugenio was originally the owner's house, standing just outside the medieval borgo of Chiusdino in the enchanting setting of the Val di Merse, a little-known land of surprising charm, a natural bridge between the city of Siena and the Tyrrhenian coast, an authentic green lung characterized by a massive presence of wooded areas, dotted with fortresses, towers and castles which recall the ancient past to which these lands were witness, the ideal place for a quiet family holiday but also for sports and adventure travellers. This property comprises two buildings: a main house and a detached annex to accommodate up to a maximum of fourteen people, ensuring adequate space for all. The exterior of the buildings, following the Tuscan architectural style, are clad in sandstone; the interior has wooden ceiling beams and terracotta floors, with care paid to the smallest detail. On the top floors are the comfortable double bedrooms with private bathrooms clad in cheerful mosaics: each one customized in warm, embracing pastel tones, with romantic beds and exquisite furniture and decor. On the ground floor are the living areas: that of the main house, in particular, is characterized by a large and elegant open-plan living room and bright veranda which extends outside to the patio with gazebo and then on to a wide expanse of soft, manicured lawn with, in the centre, the beautiful irregular-shaped pool. All around, in addition to this inviting setting, is the placid regenerating atmosphere of nature, here the sole protagonist, as well as many opportunities to explore the artistic splendours of this beautiful territory and the many borghi that dot the city of Siena (about half an hour from the house). A ten-minute car ride will take you to the most valuable treasure of the district, the Cistercian Abbey of San Galgano, a unique place shrouded by a mystic atmosphere which, with its grassy floor and roof open to the sky, preserves the unsolved secret of the hermitic adventure of Galgano Guidotti and his cross, the mysterious sword planted in the rock. N.B. In an annex next to the main house lives the caretaker, a very nice, discreet lady in charge of the house cleaning and garden and pool maintenance who is available for any needs and requirements of the guests but in full respect of their privacy. Finally, to be noted that the price includes general cleaning of the villa including change of linen, to be done in mid-week.

Interior

The property consists of the main house and an annex for an overall area of about 430 sq m. HOUSE. The main entrance is on the side of the house in front of the driveway and next to the parking area; it leads into the welcoming living area, with direct accesses to the garden, composed of a living room, gathered around a rustic fireplace, and dining area connected to the large, functional kitchen. Two toilets (one for the disabled) and a well-lit veranda, which opens out to the fully-equipped outdoor area, complete this floor. A stone staircase at the entrance leads up to the first floor with the sleeping area composed of four double bedrooms (one with divisible bed) and a twin bedroom (with joinable beds), all with ensuite bathroom with shower. ANNEX. On two floors and about 20 m from the house, it consists of two apartments, both with private entrance. Each apartment has an open-plan living room and kitchen (on the ground floor) and a double bedroom with bathroom with shower (on the first floor).

Park

The house is surrounded by a well-kept park of about 3000 sq m, naturally bordered by hedges and a dense vegetation of tall trees which separate it from the vast wooded area and arable land that make up the whole property. From the entrance gate a short unpaved driveway leads to the square in front of the house. Here you will be welcomed by a marvellous garden in a triumph of colours: bushes of Mediterranean herbs, potted plants, cypresses and olive trees defining a large area of lawn, a green carpet at the centre of which lies the lovely pool. At the back, along a surface paved in terracotta that stretches from the house exits, is an elegant gazebo where you can enjoy outdoor meals and, next to it, an area with tables and chairs, ideal for reading, conversation or just sipping an apéritif. A stone-built barbecue is available to guests.

Swimming Pool

The pool, enhanced by an evocative panoramic frame, stands in the centre of the garden, just a few metres from the house and annex. Irregularly-shaped with one infinity side, it has a terracotta edge and is lined with PVC; access to the water is via large internal steps. The pool measures 12 x 6 m with a constant depth of 1.40 m. The solarium area, naturally bounded by hedges and stone walls with a little gate for the safety of children, is illuminated at night and is paved in terracotta along the perimeter of the pool and surrounded by a spacious lawn; it is provided with sunbeds, tables and umbrellas.
