Plus for larger groups, there are two Detached Cottages sleeps four in each - Weddings Events. For many, Broad Oak is possibly the finest holiday house to be found in the Lake District, a statement backed by the highest of Visit England’s awards, the Five Star Gold, where the VE inspector confirmed that Broad Oak was the best property he had ever rated - praise indeed.

The estate is available for holiday lettings, two cottages set within the grounds, Honey Pot and Nanny Goat Cottage. Now the main house has been included in the portfolio of holiday letting, offering guests a unique opportunity to find somewhere very special in their holiday choice.

About Roger Smith

Built in 1465, The estate lies on the eastern edge of the Lyth Valley, about five miles from Lake Windermere, where the house, barns and cottages sit within 17 acres of mature woodland, open pasture and beautiful formal gardens.

As the name would imply, the specimen oaks are a magnificent feature of the estate’s landscape, where they form the backdrop to the immaculate formal gardens, along with the tarns and lily ponds.

The approach is by the long private drive, bordered with white railings where to either side lie the grounds, the woodlands and the tarns. As you reach the house the drive divides - one way to the two cottages, Honey Pot Cottage and Nanny Goat Cottage - the other sweeps around to the main courtyard and the rear of the house. The main grounds spread out from this courtyard. There are beautiful manicured lawns, terraces with seats, a lavender walk, small woodlands and tarns with fish, and ponds with lilies, all in all too much to describe, where I hope the photographs do justice.

Slip through the gap between the house and barn and you come into the inner courtyard and the front of the house. Bordered by trees and shrubs, there is an ancient vine on a small terrace set against the bank built barn, where in summer it is a perfect suntrap. A ramp winds around to the upper terrace, with garden furniture and a barbecue set under a timber verandah. The view is quite beautiful looking across orchards and meadows, coming to rest on a line of low fells.

The two cottages, which lie adjacent to the main house, each have their own defined grounds and parking, and we ask that guests of any of the properties respect each other’s privacy, although making new friends is always a pleasing option.

Whether you relax around the inner courtyard, or explore the wider grounds for a spot to picnic or read, there is somewhere for everybody to enjoy a special kind of peace.

Gorgeous property with outstanding period features

We could not of been happier with this amazing property.

Log fires, hot tub and communal large kitchen made for a perfect holiday for us all.

Beautiful location, stunning views and easy to find from main roads.

The bedrooms are all decorated to a very high standard with stunning modern bathrooms with all mod cons.

I could recommend this property to anyone who is looking for the perfect blend of old meets new.

Plus a newly renovated pub,serving amazing food is only 10 mins walk away!

Will defiantly be returning again one day.

Thank you for a great Xmas break.

Beautiful Old House

Excellent accommodation with fabulous finishing touches. The bedrooms were all stunning enhanced by lovely bed linen. Plenty of room for a party of 8. The local pub just 500 yds away, the Punch Bowl, served us an excellent lunch. The only reason I have given 4 stars instead of 5 is because the house was cold on our arrival in November. There was one bag of coal and 3 logs. We found out next morning that we could purchase more logs locally. Nevertheless, we had a lovely stay in this great location. We would definitely return.

Beautiful cottage in a stunning location

We had a fabulous long weekend. The house is wonderful and had everything we could have needed. All the bedrooms having an ensuite was a huge bonus, and the hot tub was very much welcome after a long day walking. We had a wonderful stay and would highly recommend!

Lovely Old Property in a beautiful location

A lovely old farmhouse. Nicely appointed and furnished. The décor is traditional and old and a little spooky which was great. We were a family of 7 and for the first 2 days the kids would only go around in pairs. Cue much hiding and making each other jump and scary stories at night. The various reception rooms were great and meant that adults could relax way from the kids. Kitchen was well appointed with a huge fridge and although we did not need it I can imagine the house would be lovely and cozy with the fires going on colder months.The grounds were well kept and very nice to stroll around or for the kids to runaround. The location is great-it feels isolated but with a good pub and good food less than 1/2 mile away. Kendal only being a short drive for provisions and easy access to the main tourist attractions.

The rooms were all very well appointed, the beds really comfortable and the modern refitted bathrooms were luxurious. We really liked the fact that the water pressure was so good that it took no time at all to draw a bath for a long hot soak after a days walking.

There are 3 reasons that we did not award it 5 stars.

1 Whilst the welcome bottle of wine was a nice touch, as you cannot gain access to the property until quite late in the day a welcome pack of basics like a pint of milk/coffee/tea/bread would have been better.

2 Towels provided are very small and not suitable to dry adults after a bath/shower/hot tub.

3 The hot tub (which was one of the key drivers for our initial booking) was over chlorinated so it was like going to a municipal pool in the 70's.

Excellent and spacious cottage

Group of us stayed here for a week. Fantastic place,peaceful and private. Enjoyed the hot tub and the facilities. Easy to get around near by lakes and tourist attraction. Toilets and other facilities were very clean. Would definitely recommend to others
