7 Bedroom, 4 Bathroom Detached Villa with Private Pool 4 Miles from the beach
This is a beautifully relaxing fully enclosed private walled 7 Bedroom Mediterranean Villa with green lawn and well stocked garden, including a Fig tree, Pomegranites, Jasmine and 2 Olive trees, tucked away behind entry gates and with plenty of secure off road parking in the drive. The garden has an automated sprinkler watering system to keep it fresh and green all summer long. At the rear of the house there is a large gated swimming pool (12metres by 6metres, gently sloping shallow end with steps and optional shade- perfect for children and non confident swimmers, and 2 metres at deep end perfect for diving) with pool house (toilet, shower, sink, drinks fridge), electric sockets, lighting for evening relaxation as well as lights in the pool for night swimming. You can get out of the sun and relax with a cold drink in the large pool seating terrace area overlooking the pool with sofa, chairs and 2 tables. There are also many sun loungers to lay and enjoy some of the 300 sunny days the area has each year!
To the front of the property there is a lush green garden and lawn, with a 250 year old olive tree and a fig tree. The newly renovated top of the range kitchen opens up onto the front terrace where you will find seating and both a covered and open terraces along with a dining table and chairs. the interior of the house comprises of 7 Bedrooms - 1 Super King with air conditioning, 2 King Size bedrooms with Air conditioning, 1 King Size Bedroom with pedestal fan, 2 large double rooms with 2 single beds in each - both with air conditioning - and a travel cot with mattress that can be put into the 7th Bedroom which is currently converted into an office space with desk, also pedestal fans are available to put where required. We are happy for you to use the double inflatable bed to put into the single bedrooms (or any other room) if you wish to extend occupancy at no extra cost - but you would need to provide your own bedding and towels, and bear in mind the facilities (such as chairs, seating, kitchen utensils) are only in place for 12 people.
Downstairs, the kitchen leads into the dining room and lounge through hidden sliding doors where there is a further set of double french doors which open up from the large lounge and dining area onto the shaded terrace. The lounge has a very big white leather sofa and you can watch Freeview English TV or French TV, or a DVD (many DVDS are there for all ages) from the wall mounted television. There is also a secondary mezzanine lounge with a further large sofa where you can quietly relax and read a book from the well stocked book shelf with the air conditioning on.
On the ground level there is a family bathroom which comprises of toilet, walk in Italian shower (with a solid shower door) and sink. In the utility area which contains some food storage area there is an entry door to the side of the property and large drive which can comfortably park 6 cars without obscuring your view from the terraces. In the utility are you will also find a washing machine and tumble dryer, a further toilet and separate shower. Upstairs on the first floor there is a toilet with sink, and a family bathroom with a separate shower and bath, bidet and double sinks.
5 of the bedrooms are on the first floor, the Cot room and office bedroom and the king sized room with Air Conditioning are on the ground level, and both over look the swimming pool.
The whole villa has electric solar powered shutters on each door and window for complete security when you go out - as well as to ensure the bedrooms are cooler and completely blacked out to ensure a good nights sleep, they can also be opened slightly on vent if you wish to have a little morning light and breeze.
For the children there is a very large 3.5m trampoline with net which you are more than welcome to use - but it has been well used by our own children and is at your own responsibility to ensure safety and care during use of the children.
The kitchen is newly renovated and refurbished with a top of the range Schmidt kitchen, Granite worktops, 2 ovens and has a large double American refrigerator and Freezer with filtered water dispenser and ice dispenser (both crushed and cubed), as well as a secondary large fridge and freezer so you can store many cold drinks and food at the same time. And also a 64 bottle temperature controlled wine cave for Red & White wine. There is large metre long Induction hob with room to sit around the cooking area as well as a Granite topped breakfast bar and 5 chairs, highchair, children's plates/cups and glasses, everything you will need to eat and drink from or with and Nespresso coffee machine.
The Kitchen and Pool area have Bose speakers that operate via Apple Airplay through your devices - which is also connected to the Television in the Lounge so you can pick your zone for music to play.
This property is in a rare location, no more than 4 miles from the sea, secluded but not isolated, and has great travel links (rail, cycle, airport, station) to pretty much anywhere.
It has undergone under renovation and updating over the last year and now the downstairs is completely modernised, fully repainted with ceramic parquet flooring throughout, new Schmidt kitchen with brand new appliances, full granite worktops throughout, recessed ceiling with spotlights, and state of the art technology BOSE sound system set into the ceiling. Its absolutely amazing!
Please note - Although not overlooked, the house does have a small infant school behind it (children 3-6 years old) and in term time you will hear small children playing outside on occasion during the days Monday, Tuesday, Thursday & Friday. (School day finishes at 4.45pm, and there is no school on a Wednesday).
The pool will be open from around May 12th until end of September.

This property is in a rare location - it has a wonderful warm feel that struck us immediately when we found it. We moved to France in 2009 and fell in love with the country, we wanted to look for somewhere that was warm, no more than 4 miles from the sea, was secluded but not isolated, and had great travel links (rail, cycle, airport, station) to pretty much anywhere - and we were lucky enough to be looking at the right time and found this house. It has undergone under renovation and updating over the last year and now the downstairs is completely modernised, fully repainted, ceramic parquet, new Schmidt kitchen with brand new appliances and state of the art technology sound system. Its absolutely amazing and we love it.
What makes this Villa unique
Its in a quiet village that has all amenities, walking distance to bakeries, parks, a few bars, the village market and is close to the beach - my husband and daughter cycle there!. Also close enough to be convenient to the Polygone shopping centre, activities, and large supermarkets but without being so close that you are bothered by noise and traffic. The house is not overlooked, it is in the best road in the village, and the neighbours are wonderful.

- Linens ProvidedLinen will be provided on each bed, and for the cot. If you want to use the inflatable beds there may be some spare bedding provided, but the bedding and towels is only for occupancy of 10 people.

Notes
- This Villa is in a rare location, totally secluded in a quiet location, yet not isolated and close enough to amenities to be convenient, but far enough away for you to close yourself off and feel relaxed. The Villa is totally enclosed and gated offering you total privacy. The Village of Sauvian is a typical untouched and unspoilt french village which still manages to maintain this whilst offering essential amenities. If you are able to take the time to walk around the village and enjoy a drink at the wine bar you will see the architecture is amazing, the way of life is cheerful, relaxing, friendly and laid back. There is so much to do so close to the Villa, but far enough away to not feel like you are on a holiday camp, there really is something for everyone down here, we have lived here many years, and have still not yet managed to do everything and see everything we want to!

The villa exceeded our expectations.The pool area was spectacular. Everything was provided.
Location
Sauvian is a well serviced village with 2 supermarkets, cash point, newsagents, Post office, 2 Pizza delivery restaurants, 2 bakeries, a rotisserie shop, weekly market, 2 pharmacies, post office, tobacconist, florist, 2 hairdressers, 2 beauticians, wine bar, 3 vineyard domaines, 3 doctors (one of which speaks english), 2 restaurants, 2 childrens play areas and a regular bus which goes to the beach and also in the nearby town of Bezier (7km away) and shopping centre. There are many activities to be enjoyed for children of all ages such as 2 indoor air conditioned soft plays - one of which has 3km of play tubes and is amongst the largest in Europe, 2 large outdoor amusement parks - one of which is one the seafront at Valras, the other is near the airport at Vias and has many roller coasters for the braver person. There is a fantastic water park with slides and also mini area for the smaller called "Aqualand" in Cap D'Agde, bouncy castle play park, 2 "Go Ape" style aerial play areas, beach activities such as pedalos, sailing courses, banana boats, boat hire, boat excursion and pleasure boat hire for use on the Canal Midi which is a world heritage sight. There are many natural underground caves which have guided tours, some mini farms for smaller children, an African reserve wildlife park with a wild bird reserve and flamingo park, paintball, quad bikes, fishing lakes, large natural lakes to explore, many walking and cycling paths. There is also a large shopping centre at Polygone Bezier with cinema, bowling, restaurants and shops. During the summer there are village fetes, fireworks and activites most weekends in and around the area, and every village has a weekly market with local produce and crafts. Our neighbouring village Serignan has evening markets for local producers throughout the summer. Sauvian itself has everything you need without venturing too far if you want to relax in the villa, with many music festivals and events in the summer months. In and around the neighbouring villages we have some lovely Michelin star restaurants if you wish to be spoilt, as well as many other "mid range" restaurants. One of our neighbouring villages "Vendres" has the local fishing port where all of the local fishing boats bring in the catches, there are wonderful restaurants there where you can sit in the sun over looking the boats and choose fish which has been freshly caught that day, the restaurant will cook the fish for you and serve it with a nice cold bottle of wine from the local vineyards - you won't find fresher fish or mussles in the region! Languedoc is one of the largest wine producing regions in France, and the Muscat from Serignan is rated as one of the top 5 Muscats in the World. You will be spoilt for choice with Vineyards and domaines to go and do some wine tasting, Sauvian alone has 3 vineyards, and the fields of grape vines is a sight to be seen around the villages. If you wish to venture slightly further afield, within an hours drive you have the medieval city of Carcassone, which is an 11th century castle, and within the battlements it is quite breathtaking, cobbled streets, and the houses have been restored and contain craft shops, restaurants and dungeons, you can take a mini train guided tour around the outer wall, and walk all the way around the internal walls. Should you wish to do some sport, the Languedoc is well known for its cycling, and there are cycle paths along most routes. The area is quite flat in the surrounding villages, and running through the vineyards or down to the beach is most pleasurable. In the nearby towns there are golf courses and also an indoor air conditioned tennis club. There is no shortage of Blue Flag life guard manned Beaches, there is a well known famous naturist beach in Cap D'Adge, as well as at Serignan. Within 4 miles of the Villa there is Valras plage which has a casino, clothes & souvenir shops, many restaurants, fun fair, beach clubs, bars, ice cream shops, a play area, pirate ship and zip line on the sand, water sports and plenty of parking right on the sea front. other beaches are Portiragne, Vias, Serignan, Cap D'Agde. We are only 45 minutes drive from the Spanish border, so a day trip within your holiday to another country is very easy!

Additional information about rental rates
There is no additional fee for cleaning as long as the Villa is left in a fair and reasonable condition, if it is not then a €200 cleaning fee will be deducted from the deposit. If it is found that anyone has smoked in the Villa during your stay an additional deep clean fee will be charged of €250 (smoking outside the villa, far enough so there is no smell inside the villa, using an ashtray and disposing safely of the cigarette ends is fine). If you wish to pay into a Euro account rather than a Sterling account details can be given.
