About the property

Only 5 minutes walk to Princes Street with view of the castle.

Hopetoun Suite is named after the Hopetoun Basin, originally the end of the Union Canal. The basin was drained in 1922 and in 1935 Lothian House was built on the site as offices for the Inland Revenue. It was converted into apartments in 1985.

Completely refurbished in 2015 in the Art Deco style to match the Grade B listed Lothian House, the apartment consists of: A double bedroom with King size bed, large built in wardrobe and smart TV; A bathroom with an electric shower over the bath; A lounge with a double sofa bed and further seating for another 2 people, a TV with smart Blu-Ray player, Bluetooth hi-fi and wireless internet access. The dining area has plenty of space for 4 to eat in comfort whilst the fully equipped kitchen has a halogen hob, electric fan oven, microwave oven, fridge with ice-compartment, dishwasher, coffee machine, kettle and toaster. There is also a washer-dryer located in the walk-in cupboard off the hall.

Following feedback from guests we have added noise-reducing secondary glazing to the bedroom window.

Hopetoun Suite is in a quiet residential building and, as such, it is not suitable for stag/hen parties or similar groups. Check-in is from 5pm Monday - Friday and from 4pm Saturday and Sunday. Check-out is by 10am. Other times may be available on request.

The apartment is situated in a unique building from the Art Deco era of the 1930s. Lovingly restored in the Art Deco style to match the origins of the building, the apartment offers a warm Scottish welcome in a homely environment, ideally located to explore Edinburgh. Princes Street is only a 5 minute walk away and the apartment is on the doorstep to all sights and venues in the city centre. The property is also on main bus routes (bus stops outside the front door) and a very short walk to trams and trains, helping you explore the city and beyond. The locality within the city is perfect with the proximity to local amenities and events outstanding. <br /><br />

What makes this apartment unique

Lothian House boasts an entrance from the street which will bring you back to the 1930s - the element which inspired us to reflect the era in our own apartment. The apartment itself has a homely feel with the log fire (electric) and hearth giving a warm heart to the property. The very large windows pull in a wonderful brightness from outside and act as a stage for a view to the castle you will benefit from every day, but especially the nights of the fireworks during the Festivals in summer and Hogmanay (New Year's Eve). The well stocked, smart looking kitchen has everything you need for your stay and the bedroom offers luxury every visitor deserves. All in all, the apartment can't fail to impress with something to offer couples, tourists, city breaks, business trips and more.

We arrived ready to explore our Scottish heritage and departed knowing the trip ended too soon. Hopetoun is centrally located with access to restaurants, public transportation, shopping and the city's most popular sights. The apartment is completely equipped, clean and stylish. We found the apartment very well furnished in an ideal part of town very close to all attractions and local amenities.

Peter was there to meet us when we arrived and made sure all was good for our stay .We will certainly use this apartment again

Wonderful property real home from home, great location within Edinburgh.

The property was lovely with everything you could possibly need for a relaxing break. We had wonderful weather so could enjoy the city and surrounding area. The only reason we didn't give it 5 stars was the bedroom being at the front of the building and on the main road was a little noisy at times, if this could be resolved it would be perfect. Thank you for a lovely week.

Owner's Response: We have now added secondary glazing fitted with acoustic glass in the bedroom to help reduce the noise from outside.
