Two self contained holiday homes in one place for 2, 4 or 6 people altogether.

This is a quality conversion just finished in May 2015 to the highest standards. The original building is a Grade II Listed historic stables and many of the original features still remain. Modern oak beams blend with the old in the airy living room. A feature of the conversion is the glass wall in the converted glasshouse, now the kitchen/diner, overlooking the garden and the horse paddocks beyond.

The property is set in a beautiful peaceful rural location on Laybrook Farm (equestrian only) next to the farmhouse. This quality conversion is sympathetically designed to accentuate the historic features, but is designed for luxury and comfort. The full central heating, double glazing and deep insulation insures your stay will be warm and cosy whatever the weather. WINTER LET NOW AVAILABLE PLEASE CONTACT THE OWNER.

Old Stables is the largest and the wide front door opens into the large living room, with two sofas and an armchair with views out to the garden and pond. The flat screen TV has a DVD player and there is a library of DVDs available to choose from. The kitchen/diner has a ceiling to floor old stand stone wall and is drenched in sunlight from the facing glass wall and doors; a great place to have a long slow brunch while looking out over the pond and stream to the horse paddocks beyond. The kitchen is fully equipped and includes cooker, fridge, microwave and washing machine as well as kettle, toaster and cafetiere. Old Stables has one large double bedroom with a 6 foot wide super king bed which can convert to twin singles. There is a bathroom which includes P shaped shower bath and heated towel rail.

Old Stables can easily accommodate four with the use of the sofa bed in the living room. (Please note the bathroom would then need to be shared). There is seating for four in the kitchen diner and a breakfast bar for two in the kitchen area. Free Wi-Fi is available and there is plenty of parking at the front of the cottage.

The Hayloft is accessed from the outside steps. There is a dining area, sofa and a large king size bed. The flat screen TV can be angled for viewing from the sofa or bed and has a DVD player also. There is a kitchen with oven, hob, microwave and fridge as well as kettle, toaster. The bathroom has a shower, basin and toilet as well as a heated towel rail and shaver socket. There is room for a cot in the Hayloft. As it is a studio it is suitable for shorter stays and the kitchen is suitable for light meals rather than cooking up a storm!

All linen and towels are provided in both properties as well as tea and coffee.

The large garden can be enjoyed by guests and is accessed from a gate from the private patio. There is a little bridge over the stream to a paddock which is a great place to play with the dog or let the children let off steam.

The Old Stables and Hayloft could be rented together for a larger family holiday.

The local pub is a 15 minute walk on the footpath and welcomes dogs in the garden. The South Downs are close by and provide the walker with miles of uninterrupted views right to the sea. Petworth House, a National Trust property with many beautiful works of art, is 30 minutes to the west. Parham House, an Elizabethan house near the South Downs is 15 minutes to the south. The nearest beach is just 10 miles away. London can be accessed by Billingshurst station just 5 miles away. The journey is just 1 hour into Victoria Station.

We welcome one well behaved dog to share your visit. Please understand that we have a few house rules as pets; clear up after your dog; keep your dog on a lead in the garden and grounds (there is a paddock available for off the lead games) and do not leave your dog alone in the property unless in a crate (we have one available if you need it). I was born only 10 miles away and although I have travelled and lived around the world, I have come back home as I love it.

Why Alison Hall chose West Sussex

When I first saw this farmhouse and buildings it felt as if time stood still here. I loved the garden, trees, pond and stream that had flowed past these old buildings for centuries. It is a haven for wildlife too and easy to pass the time just standing still.

What makes this barn unique

Although in the country, we are not cut off. There are lots of attractions in the cities nearby too. So there is something for everybody.

Lovely place

Nice location. Easy to get to once you have sussed the position out. Compact but plenty space for a holiday cottage. Description a bit misleading but didn't cause a problem. Very comfortable bed. Spotless bathroom!

The Loft

This gorgeous cosy loft is a great way to spend a few days away relaxing with everything you need to make it feel like home. It was spotless and the bed was sooo comfortable. We enjoyed barbys in the grounds of the Farm House and our dogs were able to run freely in the garden. Allison is a lovely lady who makes her guests feel really at home and nothing is too much trouble (including washing our little dog who decided to swim in the muddy stream) Thanks Allison x

Ideal location for visiting so many places and loved going back to The Loft in the evening to unwind. It was very warm when we stayed and the only thing I would suggest is a fan.

A lovely peaceful holiday

We returned last week after a 4 night stay in the Hayloft. It is a beautiful, large, light and airy, spotlessly clean loft with plenty of room for my husband and I. Our son lives in Horsham which is about 20 minutes from there. Our sat nav is quite old and took us the wrong way , but we did eventually get there later than planned, and Mrs Hill and her daughter were waiting for us and said they were quite worried we were late which was very kind. They are really lovely people.

Mrs Hill said to ask if we needed anything but other than that she was busy with the horses and left us to ourselves.. It was a very peaceful, tranquil area and we will certainly go back again.

Close to the South Downs National Park there are miles of walking trails on the seashore, woodland and the open hills. There are two stately homes nearby; the Elizabethan Parham House and Petworth House. The RSPB has a nationally known wetlands reserve at Pulborough. Goodwood hosts horseracing as well as the famous vintage car rallies. Hickstead showground runs international showjumping and dressage competitions. The south coast is nearby with fun for children at Littlehampton and bathing at Climping. Just a few miles away is Fishers Farm Park an award winning country activity and play park.

There are beautiful towns and cities to visit too; Chichester with its stunning cathedral and coastline which is a mecca for sailing enthusiasts. Arundel with its own castle; Brighton with the fascinating Lanes with little shops and the Pier.
