Perfectly located three double bedroom period house in a quiet part of the town yet just minutes from bustling Totnes high street. There are three spacious double bedrooms - one king, one double and one twin - a sitting room with fantastic views across the quaint town, river and countryside beyond, with an open fireplace, and two bathrooms. Tastefully decorated throughout, the house is spacious, cosy and warmly inviting with a kitchen diner and utility room, with washing machine, dishwasher and all mod cons. The large walled garden is the perfect place to unwind and has amazing views towards the castle and countryside with a bbq and terraced area with outside seating for six. There are lots of walks just minutes from the house taking you deep into the rolling Devon countryside and all amenities you could wish for just a short stroll away. Please note, there are steps up to the house and inside, so it may not be suitable for those with mobility limitations. Totnes makes the perfect holiday destination and Moat Hill House is in the ideal spot to explore the town, the South Hams and further afield. Dartmoor is twenty minutes drive away as is the beaches of Bantham, Slapton, Thrurlestone and Blackpool sands. .

About Lucie

I originally come from Berkshire, but moved myself and my children and animals to Totnes seven years ago. We love the town and surrounding area and felt at home from the minute we arrived, looking for a more relaxed pace of life near to the beaches and Dartmoor. Totnes has surpassed our expectations in all ways. I am a writer working on a couple of books and my family which includes our cat Topsey and dog, Lily - a miniature schnauzer, live en route to Berry Pomeroy about two minutes drive from Totnes.

Why Lucie chose South Hams

The first thing most people say when they walk into Moat Hill House is that it has such a lovely peaceful atmosphere - and this is the very reason I bought the house. It is quirky and characterful, spacious with a lovely big garden,a bbq and a sun terrace to sit out and eat on warm summer evenings. For cooler nights the open fire in the sitting room gives out a blasting heat. Although the house is only two minutes walk from the town centre, making it ideally located for the towns many restaurants, shops and cafes, its tucked away location means you feel as if you are in your own private little sanctuary. There are stunning views from the house and garden, across the town and river and to the rolling Devon hills beyond. It has everything you need for a wonderful holiday and is tastefully decorated, clean and properly equipped. There's even a trampoline for both the young, and the young at heart! Dogs are also welcome - as long as they have clean paws and don't get on the furniture. I have prepared an extensive welcome information pack with lots of ideas and suggestions of places to go and things to do, which you will receive via email prior to your stay.

What makes this house unique

Unique characterful property with three large double bedrooms, two bathrooms - one shower and one shower over bath, a spacious sitting room with views over the town and countryside and an open fire. Centrally located with its own parking space (a rarity in Totnes), a big garden with bbq, sun terrace, trampoline and badminton. Spacious fully equipped kitchen diner with dishwasher, washing machine and iron. The whole house is tastefully and carefully furnished to offer a comfortable home from home experience.

I would recommend to anyone who if fit (as steep hill and stairs to enter the house).

Wonderful stay on Most Hill

The house was fabulous, it's in a great position with easy access to the Main Street in Totnes, parking was easy. The house was clean and tidy with all the info to hand we needed for our stay. The only thing which stopped us giving 5 stars was a little noise from the neighbours, however it certainly didn't spoil our time on Moat Hill.

We would really recommend the restaurant on the Main Street called Rumour; excellent food, wine, beer and atmosphere. We would also reccomend seeing Dartington Hall, Dartmouth and Greenway.

There's so much to do in and around Totnes - it really is a place for all ages and with something for everyone. A beautiful and busy medieval market town with unique independent shops lining the high street and top quality restaurants and cafes so no one will go hungry. The town sits on the River Dart and boasts wonderful views of rolling Devon countryside, just begging to be explored. Sandy beaches are only a short drive from the town as are the iconic wilds of Dartmoor. Here is a list of things to do in the town itself:

Totnes market

Every Friday and Saturday in the market square - clothing, plants, food, antiques and collectables.

There is an Elizabethan market every Tuesday and the Sunday Good Food market is on the third Sunday of every month.

Totnes Elizabethan House Museum and Garden

A small and authentic Elizabethan Merchants house with an

Elizabethan herb garden, which you can visit for free, down the side alley next to the museum.


(just below historic East Gate Arch)

A quirky shop and museum which are both worth a visit. The shop is open six days a week – closed Wednesdays. The museum is open Fri, Sat, Sun and Mon 11-5pm.

Steamer Quay, Totnes. Take a river cruise along the spectacular River Dart to Dartmouth.

Totnes Castle is a classic Norman Motte and bailey castle. Small but perfectly formed, you can see it from the garden at Moat Hill House.

The Shops at Dartington

Dartington Cider Press is a great place to browse; with lots of uniquely different shops from the famous Dartington crystal and glassware, to toys, an extensive kitchen shop, a food hall, home accessories, clothing and fire bowls. There are two great café/restaurants there – Cranks and Venus, both organic. They run various events throughout the summer.

Meadowbrook open air swimming pool, Dartington

A favourite local hot spot. Run by volunteers the pool is open weather permitting June to late August. 15.30-17.30 term time & 14.00-17.00 weekends & holidays. Maps: TQ9 6JU.

Park in the Dartington car park opposite The Shops at Dartington and head on over the grass bank and you’ll spot it.

South Devon Railway

Steam railway built in 1872 which runs through the stunning Dart valley between Buckfastleigh and Totnes. During your day you can also visit the Rare Breeds Farm in Totnes and Dartmoor Otters and Butterflies, if you wish. The SDR station can be reached from Totnes mainline station by footpath - 500 yard walk – follow the signs.

The best coffee in Totnes is just a short walk from the house in the Curator Cafe and Kitchen on the Plains.

There are plenty of walks from the house leading you straight into stunning country scenery, along the river, through woods and over rolling hills, offering you picturesque views of the surrounding Devon landscape.
